Key points for discussion: 1. Method of Sale - Whether you select a private sale, a sale by fixed date or auction, the method needs to highlight the features and benefits of your home. This will assure competition.

4. Fees - A percentage of the sale price is very common. Structuring a performance fee tiered on a sliding scale has also proven very successful.

2. Timing - When is traditionally a good selling period or do you take advantage of limited supply of homes and high buyer demand? 3. Buyer Strategy - With regular buyer contact we have composed an extensive database of bidding histories and buyer capacities. This knowledge is effectively utilised to sell your property for the best possible price.

5. Marketing - Selling a property is about visibility and it’s important to maximise all of the right advertising opportunities including digital and print media exposure. 6. Sale Price - Our aim is to exceed your expectations.

Should I Sell Privately or at Auction? This depends on the level of comfort you have with the method, the trust you have in your agent and the desirability of the home. WHAT IS AN AUCTION? An auction is a public sale in which a property is sold to the highest bidder. The auction process has been around for hundreds of years and, if handled correctly, can be one of the most successful ways to market and sell your property. ADVANTAGES: • Unconditional offer* • Qualified buyers only • Shorter campaign *If sold three days prior, on the day, or three days after the publicly advertised auction date.

OUR THOUGHTS The auction is designed to drive competition and achieve a premium price by encouraging as many buyers as possible to bid on your property on auction day. In many cases, selling at auction can be the most effective method. Do your research and you will discover that most record property sale prices achieved in your suburb are reached through auction. The other important factor to consider is it allows anyone to be a buyer for your home up until the auction starts. Many houses have been sold over the last year to buyers who turned up on auction day without viewing the property prior. However, if you have a unique property or one with specific features that may appeal to only one or two buyers the best method for your property may be a SALE BY FIXED DATE.

WHAT IS A SALE BY FIXED DATE? A sale by fixed date combines the competition of an auction, with the privacy of a for sale campaign. This type of campaign is run over a four-week period with a fixed sale date but can be sold at any time prior. Buyers are invited to make offers throughout the campaign and should there be an acceptable offer there will be a forty-eight hour close-off period. During this time we update the Internet, text message and email all interested parties to let them know the property will be sold unless there is a higher offer. Lower offers will not be disclosed to the vendor so qualified buyers are encouraged to submit their highest offer. Buyers will be asked to sign a letter stating that their offer is the highest and best offer received by the vendor which further acknowledges that they may not be given a chance to resubmit another offer. At the commencement of the forty-eight hour period, the buyer with the initial offer will have one chance to increase their price should this be their wish. The difference in price can often be quite substantial. ADVANTAGES: • Timeline driven • Increased competition • Privacy - no public auction OUR THOUGHTS This method can often achieve fantastic results as it forces buyers to pay the maximum amount they believe the property is worth. It offers owners the flexibility of a timeline-driven campaign without the public auction maintaining a level of privacy. It allows us the most leverage while negotiating. We inform the buyers that the home will be sold to another party by a certain time and it will take a better offer if they want to secure the home. In recent years, the biggest difference we have seen between offers was $92,000.

Important factors to consider

Costs: the complete picture The first thing that comes to mind when selling and purchasing a property is the sale price. However, it is also important to calculate the net price after all deductions are made. Other costs which are likely to be incurred are: 1. HOME PRESENTATION: Presenting your home to impress potential buyers may incur costs such as those associated with minor repairs, hire of furniture, professional cleaning and temporary storage fees.

4. AGENT FEES: These are negotiable and vary depending upon the agent’s success and positive track record in the local area. Agent fees should be agreed prior to signing the Sale Authority.

2. MARKETING: The advertising investment for your property should be discussed and agreed upon with your agent and be reflective of your sale strategy.

5. INSURANCE: You should maintain insurance on your property until settlement has taken place.

3. LEGAL AND CONVEYANCING COSTS: The preparation of necessary documentation such as a Section 32 Statement and a Contract of Sale should be factored into your sale gain.

6. MOVING COSTS: Consider the cost associated with moving to a new home such as professional removalists and cost of re-installing appliances etc.

7. STAMP DUTY: Keep in mind the stamp duty that may be applicable on your next purchase.

Presenting your home in the best possible light

Staging your home Before

After

Homes that are well staged do sell faster and with a greater result. Presenting your home in the best possible light from the absolute outset of your campaign is imperative. This may take a little or a lot of your time but will reap significant rewards on sale day. We are fortunate to have a leading external consultant who has proven time and time again that the way we live in our homes on a day-to-day basis is rarely the best way to present your home for sale. Staging is about: • Rearranging and accessorising to neutralise, de-personalise and to capitalise on your properties’ best features in order to appeal to a larger segment of the buying public. • Appealing to the buyer’s senses, creating an emotional attachment that makes a potential buyer want to call your house a “home.” • Making a small investment in order to secure a larger return in a shorter amount of time.

After

Together with our client support team, our stylist will quickly determine what needs to be done and how to deliver this in a timely and cost effective manner. This initial consultation is with our compliments. We are able to take this worry off your hands and coordinate each presentation project on your behalf or simply provide you with guidance so that you can do so yourself.

We chose Troy as our agent after having attended several other auctions in our area. We were impressed with his highly professional yet friendly command of the auctions, and this approach was confirmed during our meetings. We were also impressed with the speed and attention to detail, of his again professional and friendly team in setting up our auction plan. We particularly loved the photographic presentation, and felt there was nothing left to chance to achieve an excellent result for us. We have no hesitation in recommending Troy and the team at Noel Jones Blackburn to anyone looking to achieve the same result.

“A key component to the successful campaign, whilst selling my home, was communication. Troy kept me well informed and his professionalism and integrity was very impressive. I certainly recommend him as being an agent who is honest and a very good communicator.”

“We have used Troy to sell 4 of our houses, he has a vibrant personality, experience, empathy, great market knowledge and contacts. Troy and his business partner, Rohan, lead a professional team that knows when they need to speak up, (a trait that most Real Estate agents are scared of for fear of losing your business), to let you know the true value for your property in the existing market. We appreciate Troy’s experience and honesty. If your looking for someone to list your property with in the Whitehorse council zone I can not recommend Troy more highly, so much so have personally recommended him to 3 of our own friends who all are equally as happy with his professionalism.”

“We first met Nadine over 2 years ago when we were first interested in selling our home. Even though we decided that the time was not right for us to sell, Nadine kept in touch on a regular basis and sent us information on sales results weekly which kept us informed on the market in our area. By the time we decided to sell, we felt we had already established a relationship with Nadine and the entire process was stress free. She has excellent communication skills, is incredibly reliable and has excellent market knowledge. We experienced no problems at all during the 4 week auction campaign. Nadine was able to bring a large number of buyers to our home and would communicate with us after each open house. Her manner is calm, professional and reassuring which is what you need when making a decision to sell by auction. On the auction day, we had a large attendance, 3 bidders and achieved a result above our expectations. We could not recommend Nadine highly enough.
