It is often said that spring is the best time of the year to buy a home or investment property in Australia. It’s quite a tradition to spruke that piece of wisdom, in fact!

Why is winter such the bad guy? Truth is, winter can also be a great time to buy, because it may be underrated as a buying/selling season.

Consider these factors:

If there are less properties on the market and less buyers about, you will face less competition. It might sound more like bad news for sellers with lower number of buyers about, but those that are tend to be qualified buyers, with their finance in place and serious about making their move on the right property. For the buyer, the more popular spring and summer selling seasons might offer greater choice but the chances of successfully buying may be higher in winter, with less chance to be outbid. You may get to see how the property bears up in less-than-ideal weather conditions, especially if you happen to be buying in a location where winter brings sleet, snow and ice along with the low temperatures, for example. You’ll get a better idea of how drafty the home is, how well insulated it is and how the yard looks in the winter environment, which may mean barren trees and shrubs. It’s a bit like knowing you still love someone, even in their oldest, drabbest gear!

Sale transaction time might be speedier if winter proves a quieter time for mortgage brokers and lenders. If transaction volumes have significantly slowed down, this may give your mortgage brokers more breathing room to process your loan faster, which is a big win if you have a tight timeline.

Serious sellers are determined to sell, which puts you in a good position when negotiating. Knowing how long a property has been on the market can be useful. Sellers may be more willing to work with you towards a settled sale if the property has been on the market for a long period of time. However, don’t sabotage your chance of securing the property through unreasonable demands. Instead, work with your real estate agent to determine an appropriate negotiation strategy.

Buyer tips for all seasons:

• Know your budget.

• Lead with logic and researched facts, rather than emotions.

• Look at the bigger picture – what will the property and the neighbourhood be like all year round?

• Don’t let the weather stop your dreams…

Taking your property to the market in winter? Give thought to presentation.

/ Time open inspections with the best of natural light conditions. Allow sunlight to stream in through clean windows.

/ Add artificial lighting, turning on lamps and fixtures.

/ Position mirrors opposite windows to maximise light and make rooms feels larger.

/ Make the house warm and welcoming, from a fireplace or central heating, to throw rugs on sofas and floor rugs on exposed floorboards; even consider baking something nice in the oven.

/ Have an umbrella stand, a coat rack and a welcome mat outside the door to prevent drips and mud being tracked inside.

/ Highlight drop-down blinds, gas heaters, chimineas, pizza ovens and fire pits in outdoor spaces.

/ Try for as much colour as possible in the garden.

/ Focus on guttering, roof tiles and window repairs before you go to market.

/ Have the agent set up with property information (and tea and coffee) in the space that shines the most in winter.
