Spring 2020 WHAT WILL IT BRING?
Will the property market still feel the sting of the COVID tail or will it be bouncing upward off COVID recovery? Spring is generally considered the traditional home selling season, with sellers, buyers and agents a like watching the start of the season closely – with buyer interest, listings and activity peaking. Australia and New Zealand’s wellplanned and generally well-executed paths through, and hopefully out of, the pandemic give every indication that life will likely return to as close to pre-coronavirus times as possible in spring. Add pent up coronavirus demand, record low interest rates and relatively easy access to borrowing and the recipe is there for a strong spring selling season.
Homes have become high priority to people in 2020. People are downsizing, upsizing, changing location and looking to buy their first home with perhaps a greater understanding and appreciation of what is right for them in a home in spring 2020. According to realestate.com.au, May figures revealed that buyer interest in the market was up a remarkable 50 per cent on this time last year, despite the challenges posed by COVID-19. There is a good possibility that such buyer interest and activity may result in a rise in sale activity. We have come through a period where listings were decreasing yet the enquiry level from prospective buyers was increasing.
Prices tend to edge upwards rather than drop when supply decreases and demand remains. By the end of July there was anecdotal evidence from agents and internet search data to suggest that there would be an increase in properties coming onto the market in time for spring. In Australia, commitment from the banks to allow people to defer their mortgage payments for six months and longer, record low interest rates and the federal government’s HomeBuilder stimulus package have helped support the residential property markets. New Zealand had a strong real estate market just prior to Covid-19. The Real Estate Institute NZ (REINZ) statistics for February 2020 revealed the best median house sale prices in 53 months. In both February and March 2020, many regions were achieving record median sale. Four new buyers’ markets have since emerged – in Auckland, Nelson and Bays, Canterbury and Central Otago/Lakes – and the national average asking price remained stable in June 2020. Real-time data from realestate.co.nz suggests that the New Zealand property market has remained buoyant. With spring comes the New Zealand election on the 19th of September, an event that often stimulates activity in real estate markets.
Most agree that the residential property market will do what it has always done following a major economic upheaval and increase in value. Because property markets are complex and numerous, any recovery will have different market reactions, with some performing better than others. Location-based markets are in different phases of their cycle, as are property types such as houses versus units. Recovery will be anything but uniform across either Australia or New Zealand. It’s anticipated that experienced investors keen to buy more property and increase their investment portfolio, along with first home buyers who have good employment and can take advantage of low interest rates and affordable markets, will be the most active of the spring buyers. They will be keeping their eye on areas where there is strong employment – suburbs with healthy technology, food production and call centre businesses – as well as residential markets with good transport, infrastructure, schools and recreational and lifestyle areas, where property prices are likely to come back strongly. Think about autumn and winter 2020 as a period of hibernation rather than a downturn. It is spring and we are waking.
Most in the industry are cautiously optimistic of a rebound in the market for the spring selling season, as long as the coronavirus outbreak is under control and consumer confidence levels rebound.

differently When the Prime Minister of Australia announced that ‘open for inspections’ and on-site and in-room auctions were banned as of midnight Wednesday 25th March 2020 and New Zealand also went into national lockdown, the real estate industry and its consumers responded. Agents adapted their practices to ensure they met the required standards of a daily evolving real estate landscape.
Virtual reality had been around since 2010 but it wasn’t really until 2016 that virtual reality gained momentum in the real estate industry. The pandemic quite possibly sped up a transition to virtual open houses that was already underway. While a virtual open house was a time-tested technique to help buyers from afar, it became at the forefront of a major shift in the way they viewed homes. Virtual reality allows buyers to digitally walk through a listed property. It is a bit like Street View on Google Maps for the inside of a house. There are two broad formats. Interactive or live virtual open houses, where the real-time aspect allows for buyer-agent interaction as they ‘walk’ through the home; and static videos which give the opportunity for editing and highlighting specific features but limits the agent’s ability to deal with buyer questions and concerns in the moment. The former is the closer alternative to a traditional open house.

The tours have allowed buyers to appraise properties more quickly. It is a ‘pre-screening’ step. The buyers who move forward on the property are more focused. In many cases, sellers are happy to have fewer prospective buyers traipsing through their home. Home Live, for example, is a pioneering live streaming solution built for real estate agents globally. Pre-COVID-19, Matterport,a key player in the virtual reality real estate arena, commissioned a survey and found that prospective buyers ‘overwhelmingly preferred’ to work with agents who offered virtual tours. Matterport works with a wide range of 3D cameras, 360 cameras and iPhones to create 3D representation. Use of VR headsets gives the virtual reality experience. The REA Group’s 3D Tours allow prospective buyers and tenants to experience guided virtual tours on realestate.com.au and realcommercial.com.au listings. Virtual tours became readily accessible in 2019 with the release of the Samsung Galaxy Note10+. Today, there are many devices with advanced 3D and 360 photography capabilities including the latest Samsung and Google smartphones, iPhones and iPads. One of the biggest advantages of using virtual reality in the real estate industry
is the amount of time it saves everyone. You can literally walk through multiple homes in a matter of minutes. A 360-degree virtual tour allows any property to be captured in full in virtual reality, allowing potential buyers the ability to carry out the same examination process, room by room, only without any physical presence. Virtual inspections can have many advantages to a traditional approach. Potential buyers can inspect the property at any time of the day or night to fit in with their own schedule. They can also be in any location to inspect the property using any device they prefer – desktop, tablet or mobile phone. Virtual inspections allow interstate and international buyers to inspect the property without distance being an inhibiting factor, opening the property to a wider pool of interested parties. When planning a traditional open home, agents must accommodate the seller’s needs and work around their schedules. The virtual world is more malleable. REA statistics show an average of 3,000 more engagements if the listing has a virtual tour. Traditional open houses and inspections will be part of the postpandemic scene, but the virtual kind has claimed a stake that is unlikely to go away as the world, in general, is more used to doing things online.
We are certainly seeing the uptake in construction, in renovation and home improvement, which in the long term could give more listings, better quality listings and people having more equity in their homes. How many investors tipped holiday dollars into expanding their investment portfolio? Many investors unaffected by loss of employment looked at interest rates, availably of loans and other opportunities in the real estate market. How many people found they weren’t spending the same amount each week in the clubs and pubs that they had done pre-COVID? Suddenly people were saving money, and this particularly affected first home buyers who were able to find their way further along the path to a deposit and entering the property market for the first time. Government incentives have helped.

COVID-19 shone the spotlight on the home and caused many people to question where they lived and what they lived in. Shelter is a basic human need. People need an ongoing, sustainable supply of decent, habitable shelter. After the physiological needs, of which shelter is one, Maslow (Maslow’s hierarchy of needs, 1943) says we must feel safety, belonging and mattering before we can seek esteem and finally, selfactualization. As human beings we thrive on achieving goals and research has proved that we are at our happiest when we are improving. People want to buy into the feeling of progress, and this has always been a great driver for change. COVID-19 is a perfect example of change and adaptation. People have looked at their lives and asked themselves ‘What can I do to adapt?’.
Terry Bowles, an Associate Professor of Psychology, University of Melbourne, says we’ve adopted a model of adaptive thinking and decision making in response to the pandemic. We managed negative emotions through constructive actions and meaningful plans. We sought out practical support in terms of expertise and advice, plus moral support. We drew on self-motivation. Then, we were open to change. Sure, Coronavirus has forced businesses to adapt to survive the pandemic but as individuals, we have altered our plans in significant ways. How many people accepted that the four-week trip to Europe wasn’t going to happen this year and decided on a back-deck makeover instead?
COVID-19 was first confirmed in Australia in late January and in New Zealand in late February, with restrictions coming into play around 19th March. As people found themselves increasing less mobile, the pandemic shone the spotlight on the home. In a ‘back to the future’ way, there has been a greater emphasis on home ownership … back to where the dream began. RE/MAX New Zealand’s CEO, Don Ha, who lives in one of the safest countries in the world says … “As a nation of five million kiwis, we should be proud of ourselves as the best example of how one nation can cooperate and work together to achieve the best outcome against COVID 19. As the nation returned to level one, kiwis were very quickly back in business and learnt how to rebuild themselves and live with the ‘new normal’. Kiwis have very quickly learned how to reset their career for a better future, including a new breed of businesspeople entering real estate market. In real estate, we are bucking the world trend, with prices only down 1% compared to last year. Some major centres are up on last year. Expat kiwis returning home to the safest country in the world are looking to buy a safe haven for their family. Interest rates are at an historic low and a shortage of properties around the country has held up prices.” But as countries, businesses and individuals plan for a post-pandemic future, everyone must draw on their skills and experience to shape a safer and more resilient world. In this world, we’ll all need a place of safety, sanctuary and certainty. Our home.

As you might expect, a large proportion of rightsizers are active retirees, but in a report compiled by Knight Frank (Rightsizing – Australian Prime Residential Insight 2020), buyers in younger generations are also active rightsizers.

In New Zealand, house designers on top of the trend have their attention on homes that are less than half the size of the country’s average.
• High security, concierge
Not that they seem it! These ‘rightsized’ homes are intelligently designed, often three-level, walk-up apartments, and feel more spacious and functional than their footprints first make them appear. Shared gardens and green spaces are the new, easy-care backyard.
• High level amenities in complex
And if the focus is affordable housing, a three-level walk-up apartment in a prime city location might prove best value for many first-time buyers. Back in Australia, talk to agents who are marketing luxury CBD apartments and sky homes in the inner-city suburbs – as well as similar

They prefer to stay in their ‘neighbourhood’ as they move into their luxury apartment and town houses. Living areas are the least likely to diminish because people falling into this category tend to be entertainers. They may not always cook at home, but they still like to party. They want a variety of transport options as well as space for their vehicle.
THE BUZZ ON RIGHTSIZERS More conscious of what they need and what is right for their lifestyle Move from oversized houses to right-sized houses Look for large proportions in living spaces but less or no maintenance Value security and proximity to lifestyle hubs Come from all demographics
They want space, luxury, and style, giving them a high-quality standard of spacious living. However, they want a home without the hassle of maintaining gardens, the pool, and the tennis court. Other high-end niceties might include a private chef on order, daily linen service, luxury spa access and valet parking. And what we are seeing is a global trend. As borders reopen and global connectivity with direct flights to and from Australia and New Zealand increase, the professionals, entrepreneurs and growing ‘active retired’ group may have to compete with international buyers for the luxury product. This is something that developers will be closely watching.

According to a Regional Australia Institute (RAI) report that came out in June this year, more than 65,000 more people chose to move to regional Australia from capital cities than the other way round between 2011 and 2016.
In particular, it found that more regionally-based millennials — people aged between 20 and 35 years old — stayed in the country and moved to other regional areas in Australia, rather than shift to capital cities in that period. Sydney actually lost more millennials to the regions than it gained during that period. What will 2020 throw up, for Australia and New Zealand? Many people discovered they could work from home. Corporate workers, engineers, architects, even public servants found they didn’t need to be in an office. Employers saw it and believed. Why should where you live define or limit your career? A post code should not determine salary or potential.
eyes OPEN The worst thing that millennials or any age relocators can do is to go into the regional move blind. – Rent in the area for a week or two. – Buy something with resale ability in case it doesn’t work out – Avoid buying too old, unusual or on a main road. – Buy what and where the locals like. – Buy something so visitors can stay for the weekend, be that in the house or their RV.

If there is something corporation and government bosses should take from COVID-19, it is to stay flexible about where employees are based. Talent is found all over the country, not just in the big cities. Organisations and business places can tap into this by accepting people working remotely. There is more investment going into regional communications than ever before. For instance, at the end of June, the NBN was available in more than 97 per cent of Australia. In the large provincial cities, you can buy a large home with a big yard - no bumper to bumper traffic on your way to work and a better work-life balance – for the same price you might get a one-bedroom unit in a capital city. It seems that millennials, are at the forefront of becoming more conscious of the benefits that regional communities might provide. Take for example, a Sydneysider who travelled for up to two hours by bus and ferry to get to work. He couldn’t afford to buy his own place so lived with his parents. He relocated to regional New South Wales for work, bought a home and travels eight minutes each way. He has no intention of moving. A family with young children decided on a lifestyle change and swapped flyin fly-out and a long plane ride for one parent to both being able to work less than 20 minutes from home.
A young woman who swapped frantic city life for a regional city was surprised to find a large proportion of like-minded people of her age. Her social life improved as did her work-life balance. She sold its virtues so well that her parents and siblings have all since made the move to the regional centre. The report suggested that millennials gravitate to mid-sized towns with facilities like a hospital, airport and university, jobs, and lifestyle choices. Another find was that if those young, enthusiastic millennials eventually become family units with children, they tend to embrace the community, put down roots and stay for a long time. Newcastle, the Gold Coast, and Sunshine Coast were the top three regional destinations for millennial movers, with Greater Geelong, Cairns, Toowoomba, Ballarat, Maitland, Greater Bendigo and Lake Macquarie also popular. Palmerston North, ManawatuWhanganui and Wairarapa are popular regional centres in New Zealand. The whole experience of COVID-19, on top of the affordability, ease and lifestyle factors, may see a very definable swing to the regions.

A dedicated workspace in your home helps you set aside household distractions and focus on work. Some distractions may be tempting pleasures like binge TV or fridge raids for snacks, while others may be more mundane and involve chores like pegging out the washing. Considering how 2020 has panned out, a sophisticated space for a home office may now be regarded more of a necessity than previously. More people experienced working from home and found they preferred its convenience. It is something buyers might be more conscious of in the future. Whether your home office setup is a space you share with school age children, where you run your company, work for an employer or run your household, you will benefit from a planned space. Having a clean and inspiring workspace will help you to complete tasks more efficiently and greet each new workday with enthusiasm. In any workplace, you should have an environment that is, essentially, safe for work.

Home offices can take many forms. Here are a few ideas. An office with a minimalist design keeps distractions away and the mind focused on the task at hand. For a space-saving study think about a drop-front desk.This is true minimalism in the home office area. A landing may become a comfortable home office in a creative use of home spaces. Add inspired décors like an interesting rug and lighting to give the space definition. Turn a spacious closet into a snug home office; or a loft or attic might be just the spot for a dedicated and more spacious workspace. Multi workstations promote respect for privacy by providing a separate work area, storage space, and office equipment for each household member.

You need optimal lighting for reading and looking at screens, the right height desk, a chair with an adjustable height and back, and possibly multiple screen stands and screens. A home office set-up is more than simply an office chair and desk; and it really should be more than a kitchen bench, dining table, a bed or couch. Ultimately, the most important component of a home office is its boundaries, even more important than location. You want the freedom to work at your own pace while also being part of the household. On average, it takes over 23 minutes to get back on track after being interrupted, so it is critical to set those boundaries and set aside clear working hours for yourself.
THE ERGONOMIC WORKSTATION • Ankles, knees, hips and elbows should all be at a 90-degree angle. • Screens should be straight in front of you when your back and neck is straight, with your eyes looking in the top two thirds of the screen. If you are working from a desktop computer, this can be corrected using a computer stand or some large books. If you use a laptop for long periods of time, use a separate full-sized keyboard, mouse and monitor. • Set up equipment close to power outlets and run all cords through a desk grommet, which hides them underneath your desk. inviting home There is a lot going on in the head of a buyer. There are the financial aspects. Do I have enough for a deposit? Is my loan pre-approved? Can I afford this?
There are the practical aspects? Is this home the right size? Does it have the features I require? Is it in a suitable location? Then, there is emotion! Some say that approximately 90 per cent of a purchasing decision is based on emotion. Whether you hold with that, or think that only 10 per cent on logic when it comes to buying a home is unrealistic, the fact is, in the majority of real estate transactions, matters of the heart really do matter. Your home’s first impression starts with the exterior – from the footpath to the front doormat, plus the overall appearance of the house. A shabby front door is not going to cut it! Have you noticed that milliondollar homes tend to have front doors that make a statement? The front door is easily one of the first things that people notice about a home. If you don’t like yours, invest in a great front door. It should be welcoming and draw you into the home. It can express your personality, just like your landscaping. And while we’re on doors, garage doors are an often-overlooked element, yet they take up a lot of frontage in many homes. Their look is essential, so if you are selling, think about sprucing yours up, or investing in a new one so your house is worth more than a drive-by. Once through the front door, the buyer gets their first real and lasting impression of the home’s interior. This will occur whether it is an ‘onthe-ground’ walk through or a virtual inspection.
What will the buyer’s eyes take in? Do not ignore the home’s entry foyer, the space immediately inside the front door, whether it is in a grand house or a tiny apartment with a nook by the door.
The open space near the front door should be inviting while also being representative of the rest of the home. It should set the tone from the second people walk into your home and is crucial in leaving a good first impression. Things to incorporate might include a chic mirror, eye-catching artwork, an accent chair, an umbrella holder, unusual but practical wall hooks, a built-in bench seat, striking wall paper, feature flooring, striking light fixture, a vintage console or narrow sideboard, or a look-through timber screen to separate the area from the rest of the home.

doer-upper Sometimes it can be a bit of a gamble when you buy a property. What looks good on the outside may need a little work inside, or vice versa, but a little hard work never hurt anybody, did it? It’s funny to think how we describe our homes sometimes: “It needs a little love.” “It’s got great bones.” “I love this, but we need to work on that.” If that sounds like you, it sounds like you’ve got a doer-upper! I think there’s a little doer-upper in all of us though, don’t you think? Whenever we move into a new home, whether it be our own or someone else’s, we have this innate need to make it our own and add a little of our personality. Even a brand-spanking new build isn’t complete until we’ve added that book on the shelf, or positioned that picture frame perfectly, or thrown that cushion on the couch. For some, the idea of completely overhauling a property to turn it from ABC to XYZ is pure heaven and an exciting opportunity to really get their hands dirty.

And for the rest of us, well… we may have accidently stumbled upon a doer-upper. First things first, before you jump straight into renovating and re-creating your perfect home, there are several things you need to do. From experience, I think it pays to sit on things for a while and really consider what end result you are wanting to achieve. And, if there are multiple parties involved, make sure you are all on the same page as there’s nothing worse than getting halfway through a reno before realising you have different ideas. Firstly, think about the ‘who’ and the ‘why’ … then move onto the ‘what’.
What do I mean by this? Who are you renovating for? Are you sprucing up an investment property to rent out? Are you planning on flipping a property for a short-term gain? Or are you planning on creating your perfect home?
This may change over the period of your renovation and I know quite a few people whose initial ‘flip’ home has turned into their long-term family home. But, once you decide who you are doing up the property for, you can move onto the ‘why’. Is it a necessity to renovate? Do you need to renovate the property to make it safe and liveable? Or are you renovating to increase the property’s value? Perhaps it is simply something that you have always wanted to do. Nothing wrong with that! Once you’ve figured out ‘why’, you guessed it… it is time to move on to the fun stuff. That’s the ‘what’. Understanding your financial limits and sticking to a budget is vital to the success of your major renovation project. The renovation options and ideas are almost limitless but, when reality sets in, you really need to stick to a few key things to make sure your project doesn’t blow out completely. Many a novice renovator has bitten off more than they can chew. They have the grand ideas but not quite the skills and/or budget to pull it off. A detailed plan at the start and regular reviews throughout and at each stage of the renovation will help to pull it off successfully. You may have a strict timeline you want to have your renovation completed by, or you may take it as it comes. Either way, repeat after me… plan, review, plan, review, plan, review.
Outside in or inside out? Where do you start? How do you start? Once you are happy with your plan and have reviewed your budget, it is time to get those hands dirty… well, almost. Depending on your council, major renovation works may require certain permits or council approval. Make sure you are aware of this and deal with it as needed before you start your reno to save any headaches later. There may be jobs you are happy to do yourself. Many may require a professional. Take advice, don’t be overwhelmed by it and surround yourself with a good knowledgeable team that is completely on board with what you want to achieve. If you are engaging tradespeople, be sure to do your research, check their licenses are up to date and speak with past clients if possible. Remember, they are experts in their trade and are incredibly knowledgeable so let them know exactly what you are wanting from them and work with them to make sure it can be achieved. Communication is the key. In all honesty, renovating has the potential to be stressful if not carefully planned and executed. It can feel like change happens every so slowly. Here my tip: in the midst of it all, look back on old photos to see just how far you’ve come.

Luke Watson is CEO of the live streaming company, Home Live, the world’s first dedicated ‘remote engagement’ platform for real estate. A co-founder with Jon Tyson, Luke says Home Live emerged from a realisation that while virtually all aspects of life have been transformed through technology, real estate marketing is largely the same as it was almost two decades ago. It was time to catch up! VIEW caught up with Luke to find out more. What is Home Live? LUKE: Home Live is a way for agents and property managers to host live, interactive property walk-throughs in a way that is purpose-built for the industry. Our singular focus is on equipping real estate professionals with a toolkit to meaningfully engage with buyers and renters wherever they may be.
Why has it become so popular? LUKE: There are a few reasons. Firstly, there is a lot of technology trying to replace the human element of real estate. Efficiency is great, but not if it comes at the expense of a great experience. Agents love Home Live because it puts them front and centre to start building rapport with prospective buyers even before they walk through the door. Secondly, Home Live is a great entrée to a physical inspection. Agents can use it to lead to a property inspection or as a great filter to qualify buyers/renters before they view in person. Finally, there’s been a big, long-term trend towards using live streaming for property marketing, but up until now it has relied on generic streaming solutions that sort of do the job but actually create a ton more work for the agents if they want to get results.

Under normal circumstances, 76% of respondents would request a live stream if they knew it was an option and 81% would watch a live stream if available. Those numbers jump considerably when factoring COVID-19, with 97% preferring a live stream prior to any inspection.
Why is Home Live better than other live streaming like Facebook Live, Zoom or Facetime? LUKE: These are all great products that share live streaming as a central feature, but beyond that, they are very different. For example, Home Live integrates with agency CRMs so that properties and leads are all synced automatically. Our messaging during the live streams is private so that viewers can ask questions of the agent without any other viewer seeing. Our post-stream surveys are also incredibly useful as they allow viewers to give more information about their interest in a property. One of the most exciting things is our Smart Embedding.

Some things are best not to DIY Getting stuck into those great DIY projects you’ve always wanted to try – like changing the look and feel of a room with a coat of paint, upgrading outdated handles, replacing the torn flyscreens, taking a plunger to the blocked drains, creating a herb and vegetable garden, or setting up a worm farm – can be incredibly rewarding and cost-effective. However, there are some things best left to people with experience – like surgeons, electricians and mechanics (for most of us). And, when it comes to selling your high value asset – your house… the real estate agent. Selling your home without the help of a real estate agent might seem like a good idea if you focus on commission; but, in saving those dollars, what responsibilities are you taking on and what expertise will you suddenly gain to deal with all aspects of the real estate transaction? When it comes to the whole DIY home sale, let’s start at the very beginning: preparing the property for sale. The house doesn’t just need to be tidy; its condition should appeal to the greatest buyer pool. This involves repairs, decluttering, possibly painting and decorating, and a professional house clean. That’s inside and out. What’s your marketing experience? Will you know how to get your property listing in front of the right buyer audience?

Can you access all the marketing channels of an agent, who quite possibly has the buyer waiting in their extensive database? In dealing with potential buyers, the agent handles a lot of enquiries coming from very diverse starting points. You would not only have to be ready and able to deal with questions, stay on top of calls and emails, and be prepared to show the property at the interested party’s convenience, you would need to know all the answers. If the DIY seller doesn’t understand how to ‘qualify’ buyers, valuable time can be wasted. Agents screen potential purchasers, finding out, for example, if the interested person has been pre-approved for a loan or needs to sell their house first. A property inspection may result in potential buyers identifying some ‘problems’. This happens – and the owner doesn’t always agree! The agent is better able to mediate in such matters than the DIY owner, who may not ‘see’ the problems or be willing to fix them. And it is all too easy for a homeowner to put pressure on the potential buyer
when all they want is to be left alone to view the property and fear they may say the wrong thing to the owner. Pricing your home correctly is incredibly difficult to get right if you don’t have the experience, and it is probably the number one trap that DIY sellers fall in to. Negotiations with the potential buyer over price are even more problematic when an owner has unreasonable expectations. When things get to the contract stage, how comfortable would you be as a DIY seller? Clauses, contingencies … There is a lot at stake, so if you are not confident in your ability to prepare or review all documentation required for a property sale, don’t try to go it alone. If you are lucky enough to get the offer you want, things can still go very wrong; and an easily made mistake in the process after an offer is accepted may lead to failure of the whole process. When selling without a real estate agent, you might end up with less in hand, even considering that saving on commission. The agent is more likely than the DIY seller to have multiple buyers bidding for the property and may well achieve significantly more than the asking price. Selling your home DIY is risky. Some homeowners have done so without stress and disappointment, many have not. Some things are simply better left to the better skilled and more experienced. If you decide to go down the DIY path, know the pitfalls before you start.

When trying to attract buyers, or even prospective tenants, you might choose to use colour to make them feel welcome. Or, for yourself as a homeowner, colour may help enhance your feelings of comfort.
In the same way that certain colours can make people feel a positive emotion, they can also cause negative emotions to occur, so thinking about the space and the way in which the colour is being used will help to make sure the balance of emotion is in your favour. GOLD: Charm, confidence and luxury. Prosperity and friendliness. Having a play with colour doesn’t necessarily mean splashing out on a new paint job for your property. Adding hints of colour as part of your décor can be just as effective. Experiment by adding coloured cushions, throws, rugs, prints and paintings to a room. Allow time to reflect on how the room makes you feel, and if you are not ‘feeling’ it, change it up and try a different colour.

For a home, it is best to stick with similar tones throughout and this all depends on how you want the home to feel. For instance, in order to make smaller properties appear larger, using light tones that reflect light will help create the feeling of space. If you have never picked up on how the colour of a wall makes you feel, rest assured you are not alone. Most of the time it will be a subconscious feeling rather than an obvious reaction, and it may take a little while for this to register with your conscious mind. Yellow, for example, seems to be a common ‘love it or hate it’ colour. Does it make you feel happy, as most likely intended, or does its brightness become too distracting and off-putting? Generally speaking, colours are separated into warm tones (reds, oranges, and yellows) and cool tones (blues, greens, and purples).

A lot of people have spent more time in and around the home this year than they would have expected and they have had more time to take a good look around and decide if they still like what they see.
In some cases, they have discovered by necessity that certain things are lacking in the home… like somewhere to work… somewhere to exercise. And add to this, for some, the removal of big travel expenditure in 2020 or even beyond. What has become a focus of many households? Renovation. The trouble with renovating is that you end up with an awful lot of things that you think need to be discarded. If you keep an open mind, there may be opportunity to recycle as you renovate, and even help to make your renovating dollars go a little further. One of the most obvious materials to recycle is timber. Timber floors are hard to beat for beauty and character. Timber – be it Blackbutt, Tasmanian oak, Victorian ash, Merbau, Kauri, Matai or Rimu – is very popular in open-plan living areas because it adds a sense of spaciousness and is easy to clean.
SCREENTIME Proximity to the ocean meant these expensive security screens looked a little sorry after a decade, though they were as strong as ever. They will be repurposed as planting benches, chicken coops, pergola roofing… and a security door.
Consider reusing it within your own project or pass it to someone who can make use of it. What do you do with the old materials when you have to replace all or part of your roof? You might re-purpose old gutters in a myriad of ways, like in creating a vertical gutter garden or an ‘ice tray’ in a picnic table by substituting one slat for a piece of guttering. COLORBOND® roofing might be used to create an accent wall, make a headboard, build an outdoor shower or a garden feature. Old roof tiles might be repurposed into garden walkways or edging. If you bury the tiles vertically in the soil so that they stand up firmly, you can create a raised bed that will drain water easily. Many renovators scour web sites, salvage yards and recycling companies for second-hand windows and doors, so think about whether you can reuse or repurpose yours before you let go of them.

A touch of You don’t necessarily need a large backyard in order to enjoy your own little bit of nature. In fact, sometimes all you need is just few centimetres! The last six months have taught us many things, one being to make the most of the space you have, no matter what type of property you live in, be it an apartment, sky home, townhouse, a house with a yard or even acreage. If you’ve always wanted to enjoy the benefits of a garden but haven’t had the space (or the time), there are options to help you not only connect with nature but reap its benefits too!
Bringing plants indoors A sunny corner of the lounge, your office desk or by a kitchen window are all perfect spots to welcome nature into your home. As well as adding living texture and style, plants increase the overall air quality – making them both an attractive and healthy addition to your home. Plants are known to increase feelings of calmness, reducing anxiety and stress, and we could all use a little more of that in our lives.

One of the great things about indoor plants is they are relatively low maintenance. From small self-sufficient succulents through to larger evergreens, there are plenty of options. The biggest challenge you’ll face is figuring out where in your home they thrive and how much (or little) love they need. You’ll know when you’ve found the right spot as you won’t need to give your plant much care and it will still look great. Here’s a handy tip I read years ago when I was new to indoor plants: the larger the leaf the more sunlight it needs. I’ve found this to be true in most cases (yes, I’ve lost some along the way). By far the most challenging plant I’ve faced is my Fiddle-Leaf Fig. One week it likes being next to the door, the next it doesn’t; but when I get it right, it feels and looks good.
Go high If you are short of square meterage, why not grow up? Vertical gardens have become increasingly popular over the last few years. From full irrigation set ups to simple DIY, they can work for any type of home and with a variety of plant styles – herb gardens, lettuce and fast-growing produce, succulents, and many more. If you have a balcony, they can soften a wall without sacrificing floor space. Hanging baskets are another simple, and relatively inexpensive, way to add some plant life in your life.
Styling with pots If you have ground space, but no room for a garden bed, potted plants can add an extra element of design. Mix and match colours, textures and sizes for a unique look to your space. Move them until you find the best spot. If your flowers don’t seem to be enjoying that really sunny corner, try a shadier area. You have the added benefit of being able to take them with you should you move.
Recycling to reproduce Permaculture is a term we’ve heard more of in recent years. The term has been around since the 70s but the practice itself is as old as humanity. Many people are now paying more attention to the way in which their food is produced and consumed, and there’s nothing better than your own organic produce. Sometimes it’s simply not practical to have and maintain a full garden.
The good news is that you don’t need a large backyard to incorporate elements of permaculture gardening into your lifestyle. In fact, for some herbs and vegetables, you don’t even need soil to watch them produce for you. A jar or glass of water, and a nice sunny spot (filtered light, not full sun) will be perfect. Many of these can be grown from your food scraps, too! Green onions, fennel, bok choy, lemongrass, celery and lettuce lend themselves to easy kitchen bench permaculture practices. There’s a plethora of websites and books the beginner can turn to for ideas.
Bonsai If you’ve always wanted a big tree to sit beside and read, but you lack the space, bonsai is a unique way of enjoying a tree with a difference. Yes, it’s not the same as sitting underneath a tree, but it’s the next best thing, right?
While often associated with Japan, the art of bonsai originated in China. The word ‘bonsai’ may be translated as ‘tray scenery or ‘tray plant’ and can involve a landscape with miniature trees and rocks or a more refined, simplistic landscape defined by a single tree. The art form has been kept alive for centuries, and is truly unique way of bringing the outdoors in.
Help yourself You need to take time to care for your plants. They won’t survive with total neglect. This brings one of the greatest benefits of plants and gardening into play. Horticulture has long been associated with mental stability and wellness. Allow yourself time to enjoy the simplicity of seeing your plants flourish. It is very rewarding and incredibly beneficial to your mental health.
VIEW EDITOR, LYN COX, SAYS: My first attempt at bonsai, and I’m doing it for a friend with a love of coastal banksia and no space. Late January 2020, tube stock from my local native plant council depot went in its pot. Google and a local nursery were my guide. In May, I was advised to make this cruel cut… and the bonsai loved it! Here it is in July. It’s a beauty, ready to go to its new home. I’ve caught the bug. I’ll start two this spring. This time, I’m keeping one!

Don’t let your heart overrule research and fall in love with a location without paying attention to the investment fundamentals.
Look beyond your backyard If you love where you live, there is a fair chance that others will love the city, town or suburb too. You possibly chose it for its proximity to your workplace, it is in the right school zone, or it is simply an exciting place to live; and it may well suit a whole lot more people just like you. However, as at 31st December 2019, there were 25,522,169 people in Australia (ABS.) It is anticipated there will be more than 12.6 million households by 2040. New Zealand’s resident population reached five million in March 2020. There were around 1.8 million households at the end of March last year. Now that’s an awful lot of people, many of whom might want to live somewhere other than where you do. So, don’t restrict yourself when it comes to investing in property. Put your bias and your emotions aside and broaden your geographical and even type of property when it comes to choosing a long-term investment property. Have you ever considered just how many property markets there are in any one country? Or what a property market actually is. The property market is all around us. It could be as small as a few streets or as large as a state.
That said, it can encompass a nation, or the world! Its parameters are set by the person talking about it. It is where one goes to buy real estate. The strategic investor is guided by performance, so logically looks beyond just their own suburb. Often the property cycle is a starting point. The investor looks at various locations and where they are in their property cycle. Next, they look at how the economy is performing. Is one state leading the others, or poised for economic growth? If so, this may lead to jobs growth, which leads to wages growth and population growth, which eventually leads to property price growth. Within that state, take a good look at provincial cities and well as the capital. Particularly if your investment strategy involves a portfolio of properties, owning geographically diverse investments allows you to make the most of market ‘ups’ and protect your finances during any ‘downs’.
What’s beyond the big city? There is more to real estate than property in capital and major city markets, although so much of the investor focus still seems to be there. At times, even the outer suburbs are overlooked.

Buyers might be doing themselves a disservice by not looking at regional centres and the extremities of larger cites.
Research any location you are looking at. Look for something big that is going to occur in the area, which will guarantee growth. This could be an airport under construction or a new hospital. If there is a project that may attract people for employment over an extended period, you can be pretty sure that the property market will be good – regardless of it being in a country town or a major city. Factors influencing property growth include the health and diversity of the local economy, population and jobs growth, the level of housing supply and housing affordability. Recognise the importance of gainful employment for the homeowner, which is generally critical to anyone with home loan repayments. Recognise also that suburbs well away from the city centre, outlying towns and regional centres often have appeal through lifestyle as well as affordability. Employment opportunities and essential infrastructure are boxes to tick for both the owner occupier and the investor, but if buyers do their research and look at each market based on its own merit, they may open themselves to some wonderful opportunities. It is possible for regional markets to offer stable property values and long-term high returns.
