Keys are a turn-off A news item caught my eye a while back. The heading said: Motorists to be fined Bt2,000 for this tacky car decor. I guess what captured my attention was the word “tacky” given it is one I don’t see used very often nowadays. As a guy who once had go-faster stripes added to his Escort XR3 (and is therefore not in much of a position to throw stones) I wondered just how tacky the decor could be. It turned out to refer to these daft soft foam keys that I see more and more people applying to their cars, especially those with round features such as the Honda Jazz and Toyota Yaris. I would have wondered whether this was a wind-up Dave Buckley had the guys at ThaiVisa not already beaten me to that talks about particularly bad pun. But Bt2,000? Really? Has all sense of proportion how he disappeared out of the window? Personally I dislike the notices that keys with a passion and feel that, once you have seen more and one, the wind-up toy car ‘joke’ quickly wears off. Apparently the Department of Land Transport have more the issued a warning saying that these adornments are punishment considered a distraction to other road users and could potentially lead to accidents. So they might start fining is not fitting the perpetrators. the ‘crime’ I would query the positioning of some of the keys as I feel they could block out some of the view through the rear windscreen which is not clever. But if they are not in the driver’s mirror view, what harm are they doing? If one breaks off the foam is unlikely to do damage to anyone or anything. A distraction? Surely no more than the big LED screens I see dotted around? I’m not saying the big screens should be turned off, by the way, but I do find my eyes drawn to them more than any silly key. The size of the fine sounds a little over the top to me. To my mind the owners are guilty of a display of poor taste, but since when did that mean you ought to pay a substantial fine? If poor taste were an offence the police would be over-run given some of the outfits and dubious designs I see when I’m out and about! As someone pointed out on the ThaiVisa forum how can Bt2,000 be correct for a foam key when the going rate for no licence (which often means the drivers never had a lesson) is Bt400? Like many things here often the punishment does not appear to fit the crime. Me? I’m currently considering having my Chevvy pick-up wrapped! Just to be a mobile advertisement for the business, of course, nothing too tacky. A bit of inexpensive extra marketing is my way of looking at it. I recall seeing a convertible BMW wrapped in pink for the Pink Polo tournament and very effective it looked too. But, given that whenever I wear a pink polo shirt with REm branding on it, I have friends questioning my sexuality, I think I’ll retain the truck’s black with just a few dashes of colour. After all, I wouldn’t want to be fined heavily for having a tacky truck with a decor that distracts, would !?

Pattaya’s four-most boat show

The fourth staging of the Ocean Marina Pattaya Boat Show will be held this month from the 26th-29th. This year visitor numbers are expected to be up at around 7,000 compared to 5,800 in 2014. The show will be open from 11am to 8pm each day with the exception of the Sunday when 6pm is the scheduled end of the event. It will have in excess of 13,000 sqm of exhibition space which has attracted more than 100 exhibitors representing many of the world’s leading boating and luxury goods brands. A spokesperson for the event

said: “With great support from the government, the private sector, local and international press, the Ocean Marina Pattaya Boat Show has been able to deliver booth displays of a variety of products and services across the industry. Newest technology “Last year, we had yachts from the very top global brands, gadgets and technical equipment, boat manufacturing facilities, the newest technology and gear in water sports. “On top of this, there was plenty of lifestyle and luxury products on show, including super cars,

A live band will entertain visitors on the middle two days (Thursday and Friday).

AirAsia set to take a bow at U-Tapao As this magazine went to press Thai AirAsia were due to open their fifth flight base in the country at U-Tapao. They have previously operated out of Don Mueang in Bangkok, Phuket, Chiang Mai and Krabi. Flights were due to start between U-Tapao (Pattaya) and the Chinese cities of Nanning in the south-west and Nanchang in the south-east of the country. The flights from U-Tapao to Nanning will be operated four times per week, on Mondays, Wednesdays, Fridays and Sundays, while the flights to Nanchang will be operated three times per week on Tuesdays, Thursdays and Saturdays.

Thai AirAsia chief executive Tassapon Bijleveld said: “We believe that tourism in the east and Pattaya is growing very rapidly and that U-Tapao Airport is absolutely ready to accommodate regular flights. “This belief led us to creating our latest flight base and we chose the two Chinese cities of Nanchang and Nanning as our first routes. With plans to expand to other routes both domestic and international we have targeted acquiring two Airbus A320s for a fleet at U-Tapao.”

Book for Macau now In preparation for its grand opening in mid-December, the St Regis Macau, Cotai Central, has opened its direct booking channels so guests can begin to make reservations. Nova’s winning run continues

The 10th staging of the Thailand Property Awards proved to be another big night for Nova Group, the longestablished Pattaya-based developer. They won one class and had two other projects highly commended to bring their tally of class wins to four and shortlisted nominations to eight spread over the past decade. The group triumphed in the newly created Best Affordable Condo Development (Eastern Seaboard) class with their Amari Residences Pattaya. Last year the same project was voted Best Condo Development (Eastern Seaboard) overall. In the same Affordable class the group’s Serenity Wongamat project was highly commended. Amari Residences Pattaya is a 33-storey building on two rai in Pratumnak close to the PEACH Exhibition Centre. In 2014 the Palm had also been highly commended and in 2013 it was the overall ES condo class winner. Given that in recent times Nova have had a class winner each year and many highly commended awards it’s little wonder that Group chief executive Rony Fineman is delighted. “It’s truly great that we have managed to continue our run of class wins this year. We have worked hard over many years building Nova

Does Rony think this might signal a halt in 2016 to his company’s recent run of wins? “No reason why it should,” he said. “We still have great products such as North Beach, Nam Talay and Serenity in the market place though, admittedly, we are close to selling out in the last two. “We thought Serenity might come out on top this time but it will still be eligible for consideration next year. When you also take into account our considerable presence in local hotels I’m confident the good name of Nova will retain a high profile in Pattaya for many years to come.” Other local big winners were

Eye-catching quality and design at the Sedona Villas showhouse for the first phase of the development has been continued and improved on in Phase II. Apex Development PCL with their Mövenpick Residences & Pool Villas. They won the Best Luxury Condo Development (Eastern Seaboard) class. The project, also known as White Sand Beach, has already started to transfer some of the units. Khun Pongphan Sampawakoop, Apex’s chairman and chief executive said that winning the award came as a happy surprise. “I was in Phuket on business when the awards dinner was held. It was very nice to hear that we had won. The win will encourage us to strive even harder in the future. “Ours is a good project, but there are many other good projects waiting to win. We will have a Mövenpick hotel in our north tower and we are building 34 pool villas between the towers and the Sukhumvit. I believe that all will benefit from this win, not just the condo residences.” When complete there will be a total of 196 units in the towers. The Riviera at Wongamat by Riviera Group completed the ES luxury condo shortlist.

Away from condos in the Best Villa Development (Eastern Seaboard) class another familiar name – Sedona Villas – came top for the first time. A spokesman for Sedona said: “Naturally we are very pleased to win having been high commended before. I think the judges liked a combination of things about our villas – the spaciousness of our layouts, the design, the quality of our finishing work and the landscaping. We use many high-end materials and don’t compromise on quality.” Sedona has moved onto its second phase of construction with eight dwellings projected. Phase I comprises 16 houses and the last of these is expected to complete at the end of this year. The second phase is expected to take them through to the first half of 2017.

He was described as being “consistently influential and instrumental over the past decade in not only shaping Thai real estate, but also promoting Thai brands in the global arena,” according to the magazine’s editor-in-chief Liam Aran Barnes. It was the only award not selected by the independent panel of judges. Attended by more than 500 real estate VIPs and top industry leaders, the event, organised by Ensign Media, was the culmination of the fair and transparent nomination and judging process spanning the last six months. The top winners in Thailand will move on to compete with their ASEAN peers in the grand finale – the South East Asia Property Awards 2015, which will take place at The Shangri-La Hotel in Singapore on Wednesday, 21 October. The awards gala will be preceded by the inaugural Property Report Congress, a forum featuring the region’s top industry leaders and experts, and present and past winners of the Asia Property Awards.

It’s a Pure delight!

W

hen you have been writing in a property magazine for the best part of a decade the superlatives come to you one of two ways: With almost throw-away ease, or with tough-todig-out difficulty. When visiting Pure Sunset Beach project near Ban Amphur recently it was easy to think in terms of superlatives but a little harder to come up with one or several that do Pure justice. It’s that good! I went to see progress on the development with a friend. Both of us feel a minor degree of involvement with the project in that I had proofread the very first brochure for it and my friend had contributed words and thoughts for its web-site. We knew about the hopes and aspirations for Pure long before any levelling of the site had even been

carried out. Indeed, when we first started learning about Pure it was under a different name. The name Pure Sunset Beach was arrived at after much research and no little soul-searching by its architect and developer, Swiss-born Nicolas Büchler. Thought through The lengths Nicolas went to over the name were typical of a man who is meticulous in everything he does. At every twist and turn as we travelled around the site we saw examples of how the design has been properly thought through and executed. An example of this meticulousness can be gauged by the treatment of the metal balcony railings to stop sea air deterioration. They are being fully dipped in a giant galvanising bath which would probably be enough. But, just to make sure, a primer is added plus two top coats of paint.

The clever layout of the buildings means that every unit in the soon-to-becompleted Phase I offers a sea view across the gulf.

“This place is stunning,” my friend said as we saw the reality of the project for the first time. “Stunning has become an over-worked word nowadays,” I replied, “but I’m struggling to think of a better one to sum it up.” Later I checked out a Thesaurus for inspiration. It gave me words like: dazzling, impressive, striking and remarkable. They all work for me in relation to Pure Sunset Beach. We were being shown around by Nicolas who had a smile on his face as broad as the 120-metre stretch of beachfront Pure occupies. This was his work, his ideas and he obviously took great pride in it all. Even though the initial elements of the project are low-rise the clever layout of the buildings means that every unit in the soon-to-becompleted Phase I offers a sea view across the gulf from intimate yet large, shaded balconies.

Pure is just seven minutes’ drive south of the Floating Market and is reached by turning down Soi 48 off Sukhumvit almost opposite Nong Nooch Tropical Botanical Gardens. Pure’s innovative design and ecofriendly technology substantially cuts energy needs and maintenance costs – thus creating valuable savings. Solar panels Design elements such as roof-top solar panels, which also hide the air conditioning condensers (so no heator noise-emitting condensers on your balcony), play a significant part in Pure’s eco-friendliness. In the studio, doors slide along to either reveal the cooking area or the big hanging wardrobes. I especially liked the window panels that can be slid back then folded against the side wall to allow maximum ventilation. Just about everything that can be made from glass is ... allowing each unit, whatever the sqm, to look light, airy and big!

In many countries the internet has revolutionised how we go about shopping. This month our mystery columnist muses about whether this change is necessarily for the good. Ever been online and clicked on items so they are loaded into a virtual shopping basket only to not go through with the purchase? I’m sure many of us have. There is even research that shows why this happens!

Are we becoming basket cases?

he way that we shop has certainly changed over the years. Our parents were used to shopping at the local stores; this included the butchers, the bakers and no doubt the candlestick makers but as times changed more and more people moved to supermarkets. I hail from England and lived in what we would describe as ‘out in the sticks’. Finding a butchers meant a trip out in the car to one of the local villages – there were only two in the main town centre, rather than just a stroll down the road as in days of old. There is little doubt that supermarkets provide convenience. You can quite literally buy anything under one roof including clothes, food and even insurance.

that we do more and more often and where we used to go shopping two or three times a week we now do a weekly shop or even in some cases, a monthly shop and just top up with fresh items as required. Skip forward and you see the new form of shopping – shopping online. The is the latest way that many people do their shopping with even a trip to the local supermarket no longer being a requirement – you can simply order what you want online though this is yet to fully catch on here in Thailand although I see signs that we are getting there. Again there are huge benefits to this but our interaction with humans is again diminished and, as in the case with my parents at least, the opportunity to make the most of discounted goods is removed. Take this away from my parents and it would be the end of the world! Online shopping has moved on in other areas as well such as in the clothing market. Who would have thought a few years ago we would be buying clothes online without even trying them on? Okay, the shopping

catalogues were available offering something similar but online shopping takes it to the next level. Buying online is often significantly cheaper. After all, these ‘shops’ don’t have to have expensive high street locations or state-of-the-art displays. All the goods can be kept in one location and shipped directly to the end user. Internet drawbacks All of this makes you wonder why anyone would ever consider going to the local shop again. I think we would all agree that the internet is a wonderful thing in so many ways but it does have its drawbacks especially when it comes to some aspects of shopping. For example, you can have problems with alternative choices when some products aren’t available. In a supermarket you could wander down the aisle and choose something similar or maybe get something completely different. Of course you can do this online but it is not quite the same. Another issue is perhaps the online payment

Payment is perhaps one of the biggest issues with online shopping or perhaps in many cases – the infamous ‘shopping cart’. The shopping cart can be the bane of many shoppers lives. Some people just want to browse and see what is available and others perhaps look at things for research purposes. Often we can just look but on other occasion we can find unwanted items in our shopping cart and removing them is not as easy as just dumping them next to bread when you think no one is looking as you would do in a supermarket! Many confirmations Proceeding to the checkout can be another issue and is not simply a case of walking down the nearest aisle and judging which cashier looks the most efficient and who has the least goods in their trolley. Now you have to confirm half a dozen times and be offered a selection of items you don’t want. I was reading an article last week about the ‘abandoned

shopping cart’ and was staggered to see that apparently 70 per cent of shopping carts are left hanging meaning that people don’t actually proceed with the purchase. E-commerce retailers revealed a number of reasons for this but the most common cause was an unexpected shipping cost when it came to payment. This counted for 28 per cent of the abandoned carts. We just don’t like unexpected ‘extras’. Some 16 per cent of abandoned carts were dumped as people were merely doing research and had no intention of buying the products in the first place. Concerns over payment added up to 13 per cent and a confusing checkout accounted for 12 per cent. Whatever happened to just being able to hand over cash? So what can we learn about the online shopping market? Well, it is certainly something that is very successful – top brands use it and, indeed, the majority of us have bought something online at some point. It is quick and easy but still has its drawbacks as we have found from the abandoned shopping cart example. Perhaps if retailers were prepared to negotiate on the items that were left in the cart many of

the sales would actually go through. Is this likely to happen? Probably not, but it just goes to show that the internet can’t completely take over our lives. The internet and online shopping is certainly popular here in Thailand but you can never get away from the markets or the local shops. Markets are buzzing places here in Pattaya and are unlikely to be replaced any time soon by the internet. Shops come to you Where else in the world do you find shops coming to you on a motorbike with sidecar? These shops sell everything from shoes to underwear and are as popular as ever. How many times have you seen the local girls queuing to try on shoes? You wouldn’t get that on the internet, nor would you get the seller preparing to open negotiations! Thailand has an excellent community spirit and the way people shop here is just another example of this and hopefully one that won’t be disappearing any time soon. As always space is running short. Keep buying things online and make the most of modern technology but let’s not forget the local retailers and social benefits that they also bring. It’s 90 per cent frustration and 10 per cent fun... we motor on

or many years I have described motor racing as being 90 per cent frustration and 10 per cent fun. Walk through the pits any race day and you will see mechanics working feverishly on some part of a race car, which looks as if it will never be re-assembled, by this time next week, and the race is in 40 minutes! The term “all nighters” came from motor racing, when mechanics and drivers spend all night repairing and rebuilding to get the car to the grid

in the next morning, and for it all to blow up again! So why do we keep going with this 90 per cent frustration? Simply it is because the 10 per cent fun is so good, it brings you back and back and back. I should know this, I’ve been doing it for 50 years! A typical example was at the last race meeting at Bira. We were ready a week before, so it should have all gone perfectly, but in the end, what an amazing (and frustrating) weekend there.

Up until Qualifying on Saturday, everything was looking good. The new tyres arrived from B-Quik and I was itching to get out there and get some quick laps in. That was not to be as we developed a misfire at 4,200 rpm and worst in fourth gear. The team knuckled down and everything that could be checked at the circuit was done. With fingers crossed we lined up for the first of two races – and the problem was not fixed! To be honest, I was rather dejected by this time as we lined up for the second race knowing the problem was still there, but I figured out that if I didn’t try to get over 4,200 rpm perhaps it might be better. This meant changing up gears all the time, last minute braking (and thanks to Gavin and his magnificent EBC brakes) and flinging it through the corners, and the B-Quik Nitto tyres worked brilliantly. This meant we came in second in class, beating a Ford Escort with 100 horsepower more than us and finally the team had something to celebrate. Thanks to everyone who helped us and believed in us. The car will now go to Terry Wilson’s dyno which will show the reason for the problem and the fix necessary. We will be ready for the next meeting and it will all run perfectly. I hope!

Two wrongs don’t make a right .... I’m wondering if it’s possible to build a 15 minute ‘coolingoff’ period into the sending of all text communications with an “over-ride” switch to allow important messages to flow? There have been a few times in the past when the ability to call back a message after pressing “send” would have served me well. Of course, hindsight being a wonderful thing maybe such a capability might have come to the aid of Alexander Carter-Silk, the man who sent a message to fellow barrister Charlotte Proudman (above) saying her photo on LinkedIn was “stunning”. It was an inappropriate comment, but then so, too, was Proudman’s reaction by naming and shaming him on Twitter, I feel. With a 15-minute coolingoff period in place perhaps one or both would have thought better of their actions. As it is I doubt if either will ever be allowed to forget an exchange that escalated out of all proportion. As the heading says ... two wrongs don’t make a right.

here is no disputing that the many recent technological advances have turned the world into a “right here, right now” place to live. Allow me to quote you a few instances to support this. Look at how camera technology has progressed in recent times. Dashboard cameras in cars and the ability to take videos on your mobile phone have revolutionised modern TV news reporting. Examples? I’ll name three. The explosion in China that devastated the port of Tianjin (below). The bombing that brought terrorism to Bangkok. The fighter aircraft crashing on the A27 next to Shoreham’s air show in the UK (above). In each case the actual blasts were caught on these dashboard cameras and/or mobile phones. Going back 10 or 15 years I would contend it is unlikely that any of these incidents would have been caught on camera. You could say that in each instance an element of “luck” rather than judgment was involved and you may think that the use of the word luck is inappropriate. I won’t dispute the point. But as one who spent many years trying to bring the news to people I know how

important these images are to media companies. Only by seeing events as they unfold can one get a true sense of how horrific these events were. Images taken 10 minutes after an incident (maybe the best you could have hoped for way back when I worked on a daily newspaper), simply cannot compare. Ghoulish side I guess the question that my observations raises is do these images pander to the ghoulish side to human nature? Did you really want to witness the massive fireball in China? Or hear the bomb going off in Bangkok? Or see flames rising up after the plane hit the road claiming many lives? Sadly, I believe the answer is “yes, we do”! It’s in our genes to be interested. Ever driven past a road crash scene and slowed down

to see what had happened? Rubbernecking, they call it. I know I have ... on quite a few occasions. Am I proud of this? Not especially. I could claim with some justification that from the age of 16 it has been part of my job to take an interest in events both good and, more usually, bad. But in truth, that’s a bit of a cop out. Whatever career I had chosen I’m pretty sure I would still react the same way. An interest in horrific events seems like a kind of “flame to a moth” for many people. Why else would so many go each year to see the Nazi death camps of Auschwitz and Belsen? Why on my first trip to Thailand was I keen to visit the River Kwai and see the Death Railway? Would tourism to Vietnam be on the up had they not had a conflict there within the living memory of many? On occasion down the years I’ve had the “don’t you ever write about something good” question aimed at me. My reply is “yes I do and I will write more about good when the day dawns that humanity tones down its interest in the bad!” I’ll save the debate about whether media coverage leads or is lead by readers and viewers for another time.

What a way to bow out of tennis On first hearing it sounded strange to me that the lady who had just won the US Open tennis championship followed it up by announcing her retirement on court. But, having had a chance to mull it over – and discover a little more about Italy’s Flavia Pennetta – I believe it all made sense. The lady whose name sounds like a starter at your favourite pasta restaurant is 33 years of age. The US had been her first Grand Slam final and, having taken so long to get to one (she was introduced to tennis at the age of five), I suspect she worked it out that things were never going to get much better. Bookies rated her a 200-1 shot to win the US crown. I hope that, if allowed, she had backed herself. However, given that the win earned her US$3.3m (more than Bt118m) in prize money alone and will probably get her a few home country sponsors, I suspect her retirement may be a reasonably comfortable one.

ayne Rooney finally broke the England goalscoring record last month and some fairly weird comparisons were drawn as he did so. One of them was that few of Rooney’s goals had been scored against really top-flight opposition; another was that previous record holder Sir Bobby Charlton scored his goals from midfield; and yet another was that Charlton was a World Cup winner and Rooney hasn’t had that honour. I’ll take them in that order but may be guilty of straying off the point because I should admit that when I was growing up Charlton was my soccer hero. I even named my first son after him. The best description I read of Sir Bobby (seen below, right) was that he was not so much a great goal-scorer as a scorer of great goals. How true! I remember how in the 1966 World Cup he got England up and running by lashing in his country’s first goal of the competition from outside the box against Mexico. By the way Mexico had been considered a “lesser” side at the time. Five years earlier

they had been thrashed 8-0 by England with Sir Bobby grabbing a hat-trick that day. Charlton started playing for England in the year of the Munich Air Crash, 1958. The following year he notched up a hat-trick against the USA in an 8-1 win. Again, the USA did not develop into a true footballing force until many years later. Not much of a force His next England hat-trick came in 1960 against Luxembourg who, even to this day, are not considered much of a footballing force. The following year Charlton grabbed two more against the same opposition. Another hat-trick came Charlton’s way against unfancied

Switzerland in 1963. After that the hat-tricks dried up. I’m not pointing all this out to try to run down my great hero. What I am saying is that Sir Bobby got many of his goals against teams who, at the time, were not considered major soccer powers. My view? When all is said and done you can only beat – and score against – what’s put in front of you. So let’s consider the point that Charlton scored his goals from midfield! Actually for many of his early England playing years Charlton wore the No 10 or 11 shirt. No 11, especially, was worn by leftsided forwards. In 1960 I had the privilege of being taken by my school to watch Charlton play as a No 11 in the 4-2 victory over a Spanish side containing great Real Madrid players such as Gento and Di Stefano. Perversely when he later donned the No 9 shirt he did definitely play in a more withdrawn midfield role. Of course, there is no disputing that Rooney has yet to win a major honour in an England shirt. I hope he changes this in next year’s European Championship, but I’m not betting on it. However, and as my last testimony in Rooney’s defence, I would point out that when Sir Bobby gained his World Cup winner’s medal he was part of a team that had several world class players such as Gordon Banks and Bobby Moore. I’m not sure Wayne Rooney has been similarly spoilt for good team-mates. As an England fan I hope Rooney scores many more goals – whatever the quality of the opposition!

American food ... hell yeah! I am the Food Freak. I operate on a handful of rules. 1 Food is more than just fuel … it is life. 2 The people who make food for a living are important … it’s their life. 3 Just because it’s cheap doesn’t mean it’s good … get a life. This month the Food Freak was excited to catch up with some old American friends at their new digs … Pastrami on Rye. Some fancy-pants Englishman may have invented the sandwich, but there is no denying the Americans perfected it. This father and son team from Wisconsin recruited an Uncle and moved from a small half shophouse way down the road to a big double unit just south of the Theppraya Road/Thepprasit intersection. It’s light, bright and has plenty of indoor and outdoor seating. The staff are young, friendly, well-trained and there’s authentic American Blues playing all day.

Main attraction Naturally their line-up of All-American style sandwiches are the main attraction. Philly Cheese Steak … Pulled Pork … The Rueben … The Cuban … The Classic Roast Beef … and the absolutely obscene Meatball Sub are all as authentic as Marilyn Monroe’s … well you know what I’m sayin’. The sneaky secret is that their pizzas are easily the best in town (and yes, they deliver). Most people around these parts offer pizza and expect you to take what they give you. At Pastrami on Rye, you get to choose what kind of crust you want. Thin & Crispy, Pan, Sicilian, Chicago Deep Dish … if you aren’t familiar with this kind of freedom … you, my friend, are pizza ignorant. And, if you aren’t familiar with the Stromboli or Calzone option … well then you are in for a treat! “Food Freak … how could it get any better?” I hear you say. Well … get this … at their new location they now serve breakfast! That’s right … and they even make their own New York style bagels. If you woke up with a hangover (and who in Pattaya hasn’t?), skip the aspirin and home remedies … get yourself down to P on R and get a Bagel-egg-bacon-and-cheese sandwich … it will cure what ails ya. They start serving at 7am. Tempting desserts The boys from Wisconsin have added a few more wrinkles since moving up the road. Besides some really tempting desserts like authentic NYC blueberry cheesecake, apple crumble and triple chocolate cake … they also offer homemade apple and blueberry muffins. And , if the normal bar swill isn’t quite whetting your whistle … stop in for the largest selection of American Craft Beers in Thailand, or some premium Bourbons, Scotch or Tequilas. Watch enough food shows and you’ll hear the statement, “you can’t do this without passion”. Well, these boys have got passion to burn … but be forewarned, they aren’t giving it away … balloon chasers need not enter. or the past 10 months, I’ve been living in the United States and navigating the vast ocean of red tape and regulation as it applies to the real estate business. “Over-regulated” is really too mild a term to describe it. To become a licensed real estate sales associate, I had to endure 172 hours of classroom instruction on a wide array of subjects. From complicated legislation to even more complex mathematics, I was expected to learn every scrap of it and be able to score above 80 per cent on a 300-question, three-hour stateadministered test. Daunting task As daunting a task as it was, I was fortunate enough to have chosen a highly accredited school and was well prepared. It wasn’t until I got out in the field and began applying my newly acquired education that I began to appreciate its value and understand exactly why this particular profession is so stringently regulated.

Deciphering the real estate alphabet soup

Buying a home is easily the most significant financial decision most people will ever make. Even a second home represents a sizeable sum of cash, and in the US it almost always involves the taking on of debt. What’s more, the general property-buying public is shockingly ill-equipped to make it from one end of a transaction to the other without stepping in something nasty or profusely bleeding money. Without the assistance of a trained professional who is dutybound by the state to ethically guide buyers and sellers to the Promised Land, an honest transaction of any description would be a rare event. Now I’m back in Thailand and getting re-acquainted with the property business as it is practised here. The phrase “Wild Wild West” comes to mind. Most people don’t know that there is absolutely no regulatory agency governing who can sell real estate or how they must conduct their business. Only a small percentage of foreign agents are licensed in

So how does the average buyer or seller protect themselves? Who is wolf and who is lamb? Who is friend and who is foe? Alphabet soup Fortunately for us on the Eastern Seaboard of Thailand, a merry band of honest folks got together a few years ago and made some moves towards self-regulation. Real Estate Broker Association – Eastern Seaboard (REBA-ES) began promoting some programmes to help agents learn how to conduct business in an ethical and professional manner. The training programmes and associations are legion and are almost always identified by an acronym, an icon or both. When you look at a realtor’s business card, many times you’ll see an array

of certifications and associations displayed. For most people, they look impressive and vaguely familiar, but not many know what they actually mean. For your consideration I offer a guide here... NAR: National Association of Realtors is North America’s largest trade association with more than 1.2 million members. The NAR is a layer of self-regulation on top of an already heavy and aggressive governmental group that polices the real estate business. The NAR also provide a huge amount of training and development programmes worldwide. I’m proud to say that I’m a member of this group. CIPS: Certified International Property Specialists are a membersonly group for international practitioners of the NAR. CIPS trains realtors worldwide and we are fortunate enough to have several local agents that have received the five days of intensive training and have been become Certified International Property Specialists. CRS: Certified Residential Specialist is the top professional designation awarded to REALTORS, specifically for residential sales.

Like CIPS it is a five-day course. This designation is held by less than five per cent of all REALTORS. Again, we are fortunate enough to have a few CRS practitioners here on the Eastern Seaboard. AIPP: The Association of International Property Professionals is a not-for-profit group whose aim is to improve the standards of professionalism in the international property market. Members have voluntarily signed up to follow the AIPP Code of Conduct. TREBA: This is the nationwide Thailand Real Estate Broker Association with affiliation to the International Council of Residential Specialists. REBA-ES: The formerly mentioned Real Estate Broker Association – Eastern Seaboard is our local group that strives to train brokers and improve standards of practice. No Guarantee Are any of these designations or associations a guarantee you’ll be treated fairly and professionally? Absolutely not ... we still exist in a “buyer beware” arena. And, just because an agent doesn’t display any certifications doesn’t mean they

aren’t trustworthy or competent. But, what they do indicate is a willingness of the individual property professional to hold himself or herself up to a certain standard. At the very least, they’ve received training, understand a certain code of conduct exists and, in my not-sohumble opinion, are more likely to treat the public in an ethical manner. Besides the formal training I received, some of the old guard at my brokerage firm imparted some wisdom to me that may also help buyers and sellers choose which agents to deal with. Successful brokers operate almost entirely on referrals from previous clients. It is a by-product of fair dealing. The combination of professional knowledge and a long string of happy customers are as close to a guarantee as the property buying and selling public can get. If you want to know if your real estate agent is trained, read the alphabet soup. If you want to know about how they do business, ask their last five clients. That’s how you confirm a pedigree. t’s been a few short years since the Siam Oriental Trading group of developers have featured in this magazine. But, in the interim, they have not been hanging around. At the time we were writing about their up-coming third project. Today we are looking at their 10th! The showhouse for Siam Oriental Plaza in Soi 3 Pratumnak is open and ready to show three different sizes of unit – from studio to two-bedroom. Soi 3 combines with Soi 2 to form a U-turn off the main Pratumnak Road which is something of a mixed blessing. It means that only people with a reason to visit the sois will be there – no passing traffic – which many will view as a positive. Few shops However, a potential drawback is that very few shopping opportunities exist in a road set-up that leads nowhere other than back to where you started from. Not surprisingly, Siam Oriental have chosen to address this. The

ground floor of their Plaza project will be dedicated to shops. The Finnish head of Siam Oriental Juha Timonen said: “There are other projects in these two sois so any shop owner will not be totally reliant on the Plaza for customers. “Although shops are physically not far away there is no connection through to either sois 1 or 4.” Siam Oriental’s head office is less than half a kilometre away as the crow flies in Soi 4 but it is a longer walk so the company is considering setting up another small office in the Plaza project to help them fulfil their promise of easy and carefree ownership. “We have a subsidiary company called BaanCare which looks after properties for owners who do not occupy their units all the time,” added Juha. Among the tasks BaanCare can perform is to check up on the property, even on a weekly basis. They will ventilate the unit, check the water system and electrical equipment among other tasks.

The brochure says: “Your apartment will be in the same or even better condition than you left it.” I was speaking to Juha in his company’s well-staffed HQ which lies in an unnamed, unnumbered soi between roads 4 and 5 on the left as you go down Pratumnak Soi 4.

Naming the soi Given his company has so many projects in the same soi I joked that perhaps City Hall should consider calling it Soi Siam Oriental. He smiled with a look that suggested that there is many a true word spoken in jest. In tandem with many companies in the current market Siam Oriental is very involved in renting out units to support their investors. Although loose furniture is not included to the sales price Juha points out that they require a certain level of furnishing before they will agree to rent out the unit. It is important to Siam Oriental to keep adding improvements with each new project. In the Plaza, for


upwards at Siam Oriental! the time people move in, the company hopes to have direct footpath access to the waterside. “We are considering allowing temporary food and clothes stalls to set up in the plaza to give it more of a market feel on certain days,” said Juha. “If we do it, it would be a little like you see at The Avenue on Second Road.” The piling work for the Plaza project was well underway when I visited the site late in August. The whole project is expected to complete next year. European standards All the work is undertaken under the supervision of Juha’s fellow countryman Kimmo Manninen who ensures that European standards are maintained on the project. In the sales brochure Kimmo says: “Home buyers can be assured of the apartment and condominium quality. Siam Oriental houses could easily be constructed in Europe ... if only the climate would allow it!” |

example, they have ensured that the design allows for a washing machine to be incorporated within the unit – not stuck outside on the balcony. This is in response to feedback from owners. “With the Plaza we believe we have achieved the next level of quality with many of the materials we are using,” said Juha. “Owners should find the units a little more luxurious without any major jump in prices.” Prices start at a little less than Bt50,000 per sqm meaning that a 27sqm studio with balcony has an entry level of Bt1.3m. As is customary the higher you go in the building the price per sqm increases. A two-bed unit of 56sqm on the second floor has a start price of Bt2.7m; the same size unit on the top (eight) floor would be Bt3.8m. We are talking Pratumnak here, one of Pattaya’s most sought-after locations. Siam Oriental Plaza will comprise 197 units in a U-shaped formation around, you’ve guessed, a small plaza. It is 0.7km from the sea and, by

New pub ticks all the boxes

efore I went into the newest addition to the bar and restaurant scene on the Dark Side I asked myself: What does one look for in a good pub? Of course my criteria may not match yours. So what was I hoping to find at Murphy’s Bar in Soi Khow Noi? I wanted it to be cool – in both senses of the word. I’m not a great lover of open air bars and I like a welcoming atmosphere with attentive staff. Murphy’s ticked those boxes. A good selection of drink and food that’s sensibly priced? Another couple of ticks. Room to park? Again, yes, about 20 spaces all told. Amenities that are free? Try the pool table and WiFi. Oh and let’s not forget Guinness on draught. Not a personal favourite as I’m a lager lout. But a must for an Irish pub. So you could say that Murphy’s has got a lot going for it. Room outside If you don’t much care for airconditioning there is plenty of room front and back to sit outside. To the rear of the property you’ll find adult and kids pools to sit by or take a dip in, provided you haven’t overdone it on the Guinness.

I spoke to bar owner Steve Murphy as we sat beside the pool. Steve, as many Pattaya stalwarts are aware, used to run Murphy’s Law in Soi LK Metro before he decided he needed a break from the bar scene. This led to him staying with a friend in Seattle for several months. “I had been running Murphy’s Law for the best part of 10 years. I needed to take a break and to take stock,” he said. Having weighed up his options he decided that being a bar owner was still for him. “I contemplated taking on a pub just outside my home city, Cork, but doing business in Ireland is tough nowadays,” he said. “Take VAT (Value Added Tax) as an example. It’s 21 per cent there now. The world’s gone tax mad. “In America people move from State to State in a bid to avoid taxes – that’s how crazy it has become.” Obviously the tax regime in Thailand is more to his liking. Steve who is 50 next birthday has a Thai wife, Ploy (I call her Bones, he said) and a daughter, Tara, who is nearly two. Becoming a family man has obviously had an impact on him in that, when choosing a site for his new venture, he wanted it to have more of

Early in the search he decided against trying to return to central Pattaya. “There was no agreement as such that I couldn’t open a bar near Murphy’s Law but I would not have been comfortable with that,” he said. “Anyway most of my friends have had families and set up house on the Dark Side so it made sense to me to open here.” Car parking The issue of car parking played a part. “In LK Metro it was difficult to park a bike, let alone a car,” he said. “We have an arrangement so cars can park in Soi 12 almost opposite the pub plus there is room for on-theroad parking.” He paid tribute to his partner Gavin Perfect. “He’s done most of the work up until now. It’s a great, comfortable bar (right down to the Chesterfield settees in the corner). I would describe it as a family sports bar and restaurant,” Steve said. Last word lies with Gavin: “We wanted to create something different from everywhere else and I’m confident we have achieved that.” |

ur vision is something we just take for granted. You open your eyes in the morning and as the fog clears, you can see your toes. Yes, the full complement of 10 are all there. Provided, of course, that you had 10 when you went to bed. Toes falling off in the night is a fairly rare occurrence. Vision, as one of our senses, is very interesting. Even though you may be looking at the same picture as the person next to you, you may not actually be experiencing the same view. Take, for example, colour vision. How do you know what is the colour of your shirt? This knowledge is not something which automatically comes to you, but is something you learned from your mother, who would point out articles to you and say: “This is red.” Eventually you came to know that the particular shade or hue

An energetic month in store for all

The month of October will see many folk pushing themselves through the physical pain barrier with events such as triathlons, a midnight run and buffalo racing all on the calendar. Pattaya Triathlon is on Saturday 17th and the Hard Rock on Beach Road is the startpoint a 6.30 in the morning. It is part of the Thailand Tri-League series sponsored by SportMaster. The event will comprise three types of race: Standard Triathlon which is a 1.5km swim, 43km bike ride and 10.8km run; Sprint Distance – 0.75km swim, 22km on the bike and a 6.2km run; Duathlon (no swimming) – 6.2km run followed by 43km on the bike and concluding with a 10.8km run. Tri-League events have already been staged in Hua Hin and Bangkok. On the same day (17th) the 18th Amari Watergate Bangkok and BMW Thailand Midnight Run will be staged. Two fun runs over 6km and 12km will start and finish at the Amari Watergate hotel. Both the male and female winners of the 12-km race will be presented with a Royal Trophy from HRH Princess Sirindhorn. In addition: l Participants will receive a T-shirt; l The first five finishers of each category will receive a trophy. l The top three running clubs that bring the most members will receive a commemorative Midnight Run wooden plaque. l Winner of the Fancy Dress competition will receive a trophy.

Leading triathletes joined in the fun when the Tri-League was launched. Just a few of the 7,000+ fun runners who took part in last year’s Amari Watergate Bangkok and BMW Thailand Midnight Run last year. Buffalo racing in Chonburi is a delight for tourists who like to take photo reminders of their travels.

All proceeds from the run (the goal is Bt5m) will be donated to three major charities: Chalerm Prakiat HRH Princess Sirindhorn School to support the education of children whose parents died of AIDS, Baan Gerda Children’s Project to support HIV-infected orphans in Nongmuang, Lopburi Province, and Baht for a Better Life to offer educational opportunities for underprivileged children in Bangkok and rural areas. Early in the month – on the 2nd – an exhibition tennis match will be staged featuring World No 1 Novak Djokovic and high arch rival Rafael Nadal at Bangkok’s Hua Mark indoor stadium. Its aim is to boost confidence in the country’s safety after the Erawan bombing and it’s a sell-out. delight. Residents and tourists are expected to turn out for the amazing races that have been featured in the past on CNN and the BBC. The Buffalo racing is taken very seriously by the owners of the buffaloes. Prizes for the first nose past the finish line guarantee owners go to considerable lengths to ensure their buffaloes are in tip-top condition. Although this day of fun and competition would succeed with just the buffaloes as the celebrities, there are other activities to make it a worthwhile outing for families. A fair with food stalls and handicrafts appeals to visitors who love authentic Thai food, snacks and sweets. Then there are the rides for children, concerts of folk music and, of course, a beauty contest where the prize is the honour of being declared Miss Buffalo. Pattaya also has its own Buffalo Races close to Lake Mabprachan but details were few when we went to press. This month will also see the annual Pattaya Vegetarian Festival held at various locations throughout the city over nine days from 13th-21st. As you would expect the festival features large amounts of vegetarian food and a grand procession carrying two statues of Chinese deities -- Kiew Uang Huk Jo and Kuanyin Bodhisattava. The procession will proceed through the city and end at Sawang Boriboon Dhamma Sathan. Participants should dress in white. |

The people behind Green Field Villas are British architect Paul Barrett and his wife, Jan, who formed the company a little more than 10 years ago to develop and build Green Field Villas 1, a 57-unit village in Nongprue. Open spaces Its success inspired Green Field Villas 2, located between Soi Khao Noi and Soi Nernplabwan.
