Although Fairfield Avenue extends from the busy Route 9, it is a dead end, quiet street enclosed by forest. A riparian corridor is located just west of the street.

This 2-family residential site is located off the heavily trafficked Route 9 in Haydenville, MA, and is easily accessible by car and bicycle to Williamsburg, approximately 2.5 miles northwest, and Northampton, approximately 5.6 miles southeast. The client is within a 10 minute drive to her work location, approximately 2.8 miles away. The Norwottuck Rail Trail is within 1 mile of the home. The Mill River is west of the property and the Connecticut River is east of the property.

INTRODUCTION PROJECT OVERVIEW

Susan White purchased a house in Haydenville, Massachusetts in 2010 and converted it into a two-family residence. Located at the end of a quiet, residential street off the heavily trafficked Route 9, the house is tucked into a deciduous forest. The west-facing, street-side portion of the house is occupied by a tenant. Susan and her son Calvin live in the eastern side of the house, in the rear. The property is 1.75 acres. The southern two-thirds of the property is covered with a mixed deciduous forest and a fern understory. The northeastern edge of the property abuts property owned by Calvin’s other mom, Gail. A pathway at the northeastern corner of the backyard connects the two.

A. While the front of the house is open to the street, the forest edge encloses the house to the sides and rear.

PROJECT GOALS The owner, native to Southern California, proclaims to be “obsessed with the sun.” Spending time outdoors in the sunniest spots and gathering with family and friends is a prime requirement for her. Susan enjoys optimal views into the surrounding woods from the interior dining and living rooms and informal outdoor gathering places around the perimeter of the home.

EXISTING CONDITIONS This two-family residence is nestled into a mixed hardwood forest extending to the south and east. It sits on the northern, flattest area of the property. The west-facing building facade is framed by mature oak trees.

Stone pathways lead to the two primary entrances and unpaved paths lead to Gail's house to the northeast and down into the woods off Susan's driveway at the southwest of the house. The septic tank is under the northeastern portion of the deck. The client has town water. The leach field is at the eastern side of the terrace garden.

The owner loves to spend time outdoors, sitting in sunny areas. A terraced garden to the south corner of the house leads to a flat area where she enjoys the afternoon sun during the warmer seasons.

minimal vehicle traffic. Woods lay to the south at the end of the road and create a scenic backdrop to the house. It is easy for the tenant/owner and visitors to pull into and back out of the driveway onto the road.

sory structure must be at least 40’ from the front property line, 15’ from side and rear property lines, and 30’ from an adjacent dwelling unit. Siting a garage to the northeast and southwest is explored in the second design alternative.

SLOPES, DRAINAGE + SOILS 1 The terrain in the front of the house is flat. The land slopes away

from the side of the house downward to a gully and back up into the woods. Over 50% of the property to the south of the house has a 10-15% slope. These steep slopes make it difficult to walk from the front yard, where the owner's driveway is located, to the backyard.

SUN/SHADE + VIEWS SUN & SHADE The highest sun exposure year round is primarily to the west, northeast edges, and at the southeast of the house. The front western lawn has one of the sunniest spots but has the least amount of privacy from neighboring houses and is where both the owner and tenant driveways are located.

VIEWS A flat, sunny area between the tenant and the owner's entrances (A) is a comfortable place to sit, but is within plain sight of neighbors to the west. SUMMARY ANALYSIS 1 Outside gathering areas with high sun exposure and optimal views are

important goals of the client. One sunny area, the western lawn, has no privacy from the road and neighbors. Another sunny spot at the southwest corner of the house is located where the owner and tenant spaces converge. A sunny spot with a great view of the woods is located on steep slopes south of the house. Comfortable gathering spaces could be created in all of these areas by strategically using vegetation and hardscape to direct circulation and define spaces.

3 The Town of Williamsburg zoning requirements stipulate an accessory

structure must be setback at least 40’ from the front property line, 15’ from side and rear property lines, and 30’ from an adjacent dwelling unit. The hatched area illustrates this boundary. Setback requirements limit where a garage can be built: the only option is to locate it at the northeastern corner of the property, where it is relatively level and is not within those setbacks.

Siting the garage on the south side of the house was explored, but this option would require significant regrading of an existing slope and loss of sunny, south-facing outdoor space.

4 Seasonal runoff appears to drain into the gully. The gully does not ap-

pear to be a wetland or vernal pool. Planting and regrading could help to slow runoff, stabilize the steep slope and minimize runoff entering the Mill River.

SUMMARY ANALYSIS

There are two driveways, and for approaching drivers, it is not explicit which is the owner or the tenant driveway. Each of their primary building entrances are also not easily identifiable. Clearly defined pathways for pedestrian circulation to the owner entrance and the tenant entrance will help draw visitors to the proper doors. More delineated hierarchy of shared outdoor spaces for both the owner and the tenant occupants will clarify the approach and increase the sense of privacy and ownership throughout. Maintaining the pedestrian pathway from the owner's secondary entrance to the north will continue to allow for the connection to the owner's son's other mom's house.

DESIGN ALTERNATIVE 1: ALONG THE CONTOURS DESIGN SUMMARY

Additional fill needed to grade a level gathering area below the deck and in the eastern portion of the back yard.

Extended, unified deck improves circulation around the landscape above the steepest southern slope.

Owner parking remains in the existing location in the front yard.

Natural contours of the existing terrain shape the form of curved planted areas around the property. Plants hug the tenant's driveway and front path. This driveway has been shortened to create a small green space adjacent to the owner's secondary entrance. An extended deck allows easy circulation around the house and down into a level lawn surrounded by native shrubs and perennials. Slight clearing of the forest edge increases the sun exposure in the gathering areas on the southern side of the house.

DESIGN ALTERNATIVE 2: NORTH PARKING

Setback requirements push the garage to the northeast and as a result, it is visible from the owner's living room and bedroom and it blocks views.

Front and back gathering areas take advantage of high sun exposure.

Tenant parking is within the road's legal right-of-way. A mature oak tree would need to be removed to accommodate tenant parking.

The extended deck removes circulation from the steep southern slope and provides a direct connection to the backyard. Paths off the deck lead into the sunroom retreat located up into the woods. Clearing tress south of the home increases solar exposure on deck.

DESIGN SUMMARY Rectilinear rows of shrubs define the edge of the front lawn and delineate tenant and homeowner areas of the entrances. Small trees line the front facade. A winding path connects the visitor parking to the owner's primary entrance. An expanded deck cantilevers over the southern slope, stepping down into a terraced gathering area. An intimate seating area at the edge of the woods provides nice views and allows for enjoyment in the sun. A garage is located in the northeastern corner of the property and complies with setback requirements. Parking to the southwest of the house is reduced and serves as visitor parking. The tenant parking space increased in the front lawn adjacent to the driveway.

DESIGN ALTERNATIVE 3: TERRACED EDGE DESIGN SUMMARY Paths lined with ornamental grasses invite guests toward the primary entrances. An arbor serves as an entry gate to the owner's side. Nestled gathering areas face the woods. An extended deck eases circulation around the southeast perimeter of the house and is connected to terraced planting beds, anchoring the steep southern side. There are many ways to access the landscape with stairs off the back deck and newly added sunroom, both of which connect to a graded terrace area. A lavender-lined path leads to a water feature.

Parking remains as is and no garage is sited.

Paths extending into the woods lead to a proposed screened cabin at the top of the slope.

An extended deck unifies the side and back yards.

Significant regrading is required to construct terraces and create a level backyard space. Rebuilding the deck and the sunroom addition could be expensive.

A sunroom added to the southeast corner of the owner residence offers natural light and an opportunity to grow southern California plants that Susan enjoys.

FINAL DESIGN DESIGN SUMMARY A series of terraces, wood and earthen, shape this design, inspired by the natural terrain. Gardens span the front approach, sweeping over to the owner's side, shaping tenant and owner spaces, directing people towards respective entryways. A deck draws people out of the house to experience the landscape, to meander or to sit within the terraced garden. Gently curving paths invite people to stroll around the landscape and connect them to the woods. Selective clearing around the forest edge allows more natural light to filter in to gathering places.

over the southern slope. Bump out landings offer comfortable seating overlooking the woods. The deck wraps around the house and the back lawn is accessible from the northern side. Eight steps from the deck lead down to a terraced garden enclosed by a 3' concrete retaining wall. Tall grasses and perennials line the deck and wall, with a pea gravel walkway leading to a seating area and fire pit. The large oak tree is removed, allowing more sunlight to reach the garden.

A mixture of shrubs and perennials border a walkway that curves through and down to a woodland garden, leading to a path below.

7 A path branches off from the owner's main entrance walkway,

with stone steps down the woodland garden. The path flows down to a wood bridge over the gully and extends up into the woods to a screened-in cabin at a clearing in the woods.

The alpine meadow at Fort Tryon Park in NYC uses a mixture of perennials, including heaths and heathers, shrubs and ground cover to add color and create a hardy form and texture. Plantings like this along the front facade would add visual interest and help draw visitors to the tenant's entrance.

The walkway to the tenant's main entrance is flanked by mixed vegetation that is drought tolerant and can thrive in acidic soil conditions. Shrubs outside of the back entrance at the top of the driveway conceal 3 propane tanks located on the northeast corner of the house.

The owner's primary entrance is surrounded by vegetation along the pathways that lead to her door and down into the woods. A deck extends out over a southern slope with terraced gardens below. A gathering area is tucked within vegetation, which helps to buffer this intimate space from the road.

Gently curving paths are an invitation to stroll around and explore the landscape. A mixture of vegetative and pea gravel paths are intended to draw people to destinations throughout the property.

Terraced gardens along sloped edges provide structure and prevent soil erosion. Attractive multi-level retaining walls of concrete and corten-steel at varying heights reinforce the structure and establish steps down and around to flat sitting areas.
