Campaigns for the Nov. 7 city elections have already begun, with two open City Council seats and Mayor Rusty Paul’s reelection decision helping to shape the races. District 2 City Councilmember Ken Dishman recently announced he will not run again, joining District 4 Councilmember Gabriel Sterling in leaving office. That means much of north-central Sandy Springs will get new representation. Jody Reichel, a Mount Vernon Woods resident, announced a campaign for the District 4 seat on Aug. 1. Modern living, rustic settings beckon homebuyers Lake Sconti

BY KATHY DEAN The serene beauty of the north Georgia mountains has long been enjoyed by the locals and served as an inspiration for artists. Today, more folks are discovering the beauty and benefits of living in the foothills of the Appalachians, especially people in the nearby Atlanta area. Modern-day developers consider the landscape carefully and build to protect the area’s natural resources. Homeowners enjoy the pay-offs – a wide variety of top-notch recreational opportunities and breathtaking vistas. Big Canoe is a prime example. The gated private residential community set is set in the rolling mountains of Jasper, Ga., just a one-hour drive north from Atlanta. The rise in sales reflects the neighborhood’s popularity. “The current real estate market in Big Canoe is very healthy,” said Katie Wercholuk, Marketing Director, Big Canoe Company, LLC. “It’s almost as strong as the height of the 2005 market, and we’re well on our way to surpassing those records.” She added that 2016 was the best resale home year of all time in Big Canoe’s 30-year history. Through the end of April 2017, resale transactions increased by 39 percent compared to the same time last year. “More often than not, we’re seeing multiple offers on Big Canoe homes and home sites,” Wercholuk said. The sales upsurge is echoed by Kim L. Knutzen, Managing Broker, Harry Norman REALTORS Blue Ridge Office. “This is one of the strongest markets I’ve seen since 2003, when I moved to the mountains fulltime and opened up the Harry Norman Realtors office,” she said. Knutzen noted that while there are still good resale valued homes available, she

is seeing an issue with low inventory. Resales tend to move well with price points of $200,000-$500,000 and certain amenities, such as a waterfront or mountain view. “We’ve seen an influx of buyers for Old Toccoa Farm, a new development and the only fly fishing and golf community in our area,” Knutzen said. “We also have other non-amenitized properties such as Aska’s Grand Vista, which not only offers mountain views, but also has views of Lake Blue Ridge.” Old Toccoa Farm, just 85 miles north of Atlanta, is near the historic town of Blue Ridge, Ga. It boasts price points of $450,000 and up for custom and spec homes, with lot prices starting at $90,000. Aska’s Grand Vista, located roughly five miles from downtown Blue Ridge, has price points running from the high $400,000s to the mid $600,000s. Faron W. King, Broker/Owner, Coldwell Banker High Country Realty, reported that the market remained brisk through the winter months, “… leading us right into the typically strong spring selling season, which is a bit unusual,” he said. “The milder winter coupled with people’s confidence in a stronger economy has them in the

mood to buy a second or retirement home.” King said that while it’s still true that many mountain homes are bought by retirees and vacationers, that’s not the whole story. “We’re seeing younger buyers wanting to escape the hustle and bustle of Atlanta for a weekend getaway, and it turns into a part-time home if their career allows them to telecommute,” said King. “They spend as much time here as their schedule allows, and reliable high speed internet access is at the top of their required list of amenities.” Nathan Fitts, Nathan Fitts & Team of RE/MAX Town & Country, is also enthusiastic about the strong sales. “This is the best market we’ve experienced in years,” he said. “We have a demand for all types of homes and properties. Over the last few years, vacant land sales had been struggling, but they began to make a turnaround in 2016, and so far in 2017, they’ve continued, as new construction is booming and in high demand.” He said that the prices for a three-bedroom, three-bath mountain view home in the area, including resales and new construction, range from $65,000 to $985,000, with the average sales price of $287,323. Fitts pointed to the ever-popular Aska Adventure Area as a hot spot for those moving to Blue Ridge, especially for people looking for second homes and rental investments. “These desirable communities include Necowa Cove, which overlooks and fronts the pristine waters of Lake Blue Ridge,” he said. Deer Crest, Ridges Over the Lake, Raccoon Ridge and Little Creek Overlook are also on

many homebuyers’ wish lists. Other hot properties, according to Fitts, are The Heights at Cashes Valley, an upscale modern rustic community consisting of homes starting at $500,000, Riverwalk on the Toccoa, and Cherry Log Mountain/ Lake. North Georgia also offers a variety of full-time living communities with craftsman and traditional style living, such as Owen Glen, in Blairsville, and the nearby Thirteen Hundred, complete with golf, tennis and swimming pool. “These all-inclusive communities and these types of amenities are becoming more and more popular since many people are moving to this area full time, rather than just using these houses as second homes,” Fitts said. While many people buying in the foothills plan to use their mountain home as a second home until they retire to the north Georgia mountains, the market trends are beginning to change, according to Fitts. “In addition to second homes, we’re seeing a huge increase in primary home sales,” he said. “In previous years, a high percentage of our buyers were from Atlanta and Florida, and a majority still are, but we’re now seeing relocations from all over the United States. Almost half of our closings in 2016 were not with Georgia-based buyers, and were purchased as homes for full-time living.” Big Canoe has also seen an increase in pre-retirees who are attracted to the lifestyle and options that the community offers. “Many metro Atlanta residents are becoming empty-nesters, but they’re still working and planning for the future before it’s time to retire,” Wercholuk said. “Since we’re only an hour to downtown Atlanta, and even closer to Buckhead, we’re starting to see an increase in younger buyers.” As far as second home and vacation homebuyers, Big Canoe remains steady at about 60/40, full-time residents vs. parttime or weekenders. Wercholuk expects that these trends will remain consistent in Big Canoe for some time, especially as metro Atlanta counties continue to expand in population. While low inventory has become a concern in many areas, that’s not a problem in Big Canoe, which sprawls across 8,000 acres. “There’s always enough inventory to meet the demand,” Wercholuk said. “New construction is still moving and there are still plenty of opportunities to build or buy.” Knutzen added that another segment of the population that’s buying in the north Georgia mountains is investors who buy homes and rent them out through cabin rental programs. She said that she does see the need for more well-designed homes in the area, but the issue is being addressed. “Developers and builders are stepping up to the plate to meet the demand,” said Knut-

zen. “Old Toccoa Farm has definitely filled a void for our area.” “Inventory continues to be a problem in most areas of the region we serve,” King said. “This is evidenced by the fact that many of the builders are building custom homes for end users, and that’s product that never hits the market.” He added that when an attractive property enters the market as a resale, there are typically multiple offers and it often goes for above list price. Fitts agreed that inventory has been low over the last 12 months, but added that there are many new communities and developments that will be coming on the market soon. One is a new anchor for the downtown Blue Ridge area. “I’m currently working with developers who are planning a mixed-use project near downtown Blue Ridge with the live, work, play concept,” he said. “It will feature some exciting new shared office spaces, a concert venue, retail and dining opportunities and an indoor market.” Also in the early stages is a plan for a self-sustainable community just outside the Blue Ridge area. Fitts noted that it will be north Georgia’s first community of that type. The trend of heading to the hills is only increasing as homebuyers look to the north Georgia mountains to find their dream retirement homes, hideaway vacation houses or full-time relaxing residences. As developers continue to meet the demand, there are more spots of heaven available for everyone.

Fitts added that, for second homes, buyers tend to prefer a mix of wood textures including board and batten, cedar, shake, wood siding with accents of iron and natural stone. The popularity of north Georgia real estate has attracted high-quality builders to meet the construction demand. One of the

North Carolina real estate market heats up Whiteside Mountain overlooking the Cashiers Valley

BY KATHY DEAN The entire Highlands-Cashiers Plateau in North Carolina has been drawing people to get away or retire for generations. It’s a beautiful stretch, set in the Nantahala National Forest, with old growth trees meandering around the Blue Ridge Mountains, serene lakes, rushing streams and picturesque waterfalls. Because of the higher elevation, the climate is considerably cooler than Atlanta. It’s easy to understand why many Atlantans head there to find a home, whether for full-time living, weekends, vacations or retirement. And that’s causing real estate in the Highlands-Cashiers Plateau to heat up. “The Highlands-Cashiers market is strengthening since the 2008 adjustment,” said Jody Lovell, Broker/Owner of Highlands Sotheby’s International Realty. “In 2016, the market was up 8 percent in unit sales and 19 percent in volume. So far this year, the market is up 19 percent in unit sales and 12 percent in volume.” The outlook for real estate is very optimistic, she added, as more people appreciate the serenity of the mountains, the culture, activities and fine dining that’s available, as well as the many opportunities to enjoy nature. “Low inventory is not a problem,” Lovell said. “Since inven-

The town of Highlands, a popular mountain destination, is located in Macon County, just past the Georgia and North Carolina border. From Atlanta, it’s only about a two-hour drive to the northeast. Continue another 15 minutes or so, and you’ll reach the village of Cashiers, N.C., set in Jackson County. “We have a strong market. This is a big region geographically and we have something for everyone,” he said. “Between Cashiers and Highlands, you can get the best of both worlds, and it doesn’t have to be expensive to get into the area.” A home in Lonesome Valley, N.C.

Since it’s a resort community, specializing in the second home market, there is definitely enough inventory to meet the demand, he said. “The Highlands-Cashiers Plateau is truly one of the premier vacation spots on the east coast,” Taft added. “Like any resort and second home market, the people who typically buy here are those who have visited before and fell in love with the area. They want to have a ‘home base’ here, whether they’re using it as a weekend getaway, dur-

ing the summer or as an investment until they can retire here full time.” When it comes to what’s a hot property, Taft said that it entirely depends on what people like to do. price points is high, with walk-to-town properties of particular interest,” she said. “Highlands’ lively shopping, dining, cultural activities and evening entertainment options are abundant and are driving the desire for properties with proximity to Main Street.” There is a shortage in new construction, according to deVille, and a high demand for homes within walking distance to town. “We have a younger demographic than has historically been the case for our market, with the average age of more than half of my buyers under 50 years old,” she said. “More and more, wealthy investors under 50 are purchasing their retirement properties now.” She added that in many cases, these properties are income producing and serve as wonderful vehicles for offsetting ownership costs. The question of inventory is more about quality than quantity, Bates explained. “There are a lot of older homes currently on the market, but folks typically are looking for something fresher and newer. Eclipse Watching

Head north to check out the solar eclipse on Aug. 21 BY COLLIN KELLEY On Aug. 21, a large swath of America will be treated to a rare phenomenon: a total solar eclipse. While partial views will be available in Atlanta, if you want to be in the path of totality then head to North Georgia, North Carolina or South Carolina. The centerline for the eclipse will touch the northeastern corner of Georgia around 2:35 p.m. Some of the picturesque places to see the full solar phenomenon are in Clayton, Toccoa and Black Rock Mountain State Park.

In North Carolina, you’ll have part of the Great Smokey Mountains National Park as a dramatic landscape for the eclipse. Some of the cities in the path are Bryson City, Murphy, Andrews, Franklin and Santeetlah Lake. A big swath of South Carolina will see the eclipse, but one of the best places will be the city of Greenville, which lies in the path of totality. The downtown area has cool shops, restaurants and the lovely Falls Park on the Reedy River. The last time all of North America witnessed a solar eclipse was 99 years

ago, so grab your eclipse glasses and head north. Hotels and rentals are already filling up, so if you’re planning to make a long weekend of it, better book now.

Mountain lifestyle offers activities, arts and more BY KATHY DEAN It’s no mystery why people choose to live or vacation on the Highlands-Cashier Plateau. For one thing, there are the cooler temperatures. With its elevation of 4,118 feet above sea level, the town of Highlands generally runs about 15 degrees cooler than Atlanta, which has an elevation of just over 1,000 feet. The village of Cashiers, at an elevation of 3,484, is normally about 10 degrees cooler than Atlanta. Then there’s the peace and quiet. A home in the mountains brings images of relaxation and natural beauty. It’s a perfect get-away to refresh and recharge, whether by sitting and taking in the breathtaking landscapes, or by getting active — hiking along the forested Blue Ridge Mountain paths, fishing in the sparkling rivers or taking the boat out on the lake. Getting away from it all sounds great, but some may worry that there’s a cost to it, like losing luxury or their connection with the outside world. On the HighlandsCashiers Plateau, that’s certainly not the case. “For generations of well-to-do Southerners, the Highlands-Cashiers Plateau has been an escape — from the heat, from the bugs, from the noise, from the crowds, from responsibilities — but most of the time, that meant leaving the luxuries of life behind in the city,” said Jack Austin, General Manager of Old Edwards Inn & Spa. The trail consists of three, unique breweries offering beers for all palates: The Sneak E Squirrel, Heinzelmännchen Brewery and Innovation Brewing. The Ale Trail will also welcome a fourth member this summer with Balsam Falls Brewing, which will have 16 to 20 beers on tap in a rotating selection. Local restaurants make as much of a lasting impression as the towering mountainscapes. In Cashiers, restaurants feature pretty porches, apple orchards and country dining. “Every morning we wake to the same beautiful view,” Lynda said. “Our friends love to visit and come every year, and our grandchildren love it as much as anyone. Bill’s sister-in-law and some friends from Atlanta bought here after just one visit to Highlands.” Old Edwards Club offers a relaxed, family environment, and Old Edwards Inn & Spa, located in Highlands, spoils visitors with delicious food and wine, a nationally ranked spa and a world-class golf course designed by Tom Jackson. “We have something for everyone,” said Bill Gilmore, Provisional Broker, Highlands Cove Realty at Old Edwards Inn, and Realtor with PalmerHouse Properties. It’s a wonderful setting for working and taking good care of her clients, she said. According to Gilmore, the area’s internet and cell phone service is first rate, making it a place where executives can take care of business when they need to, and then unplug and relax. Lynda has had no issues with mountain life. “It’s a quick two-and-a-halfhour drive to the city if I have a business commitment. And our community has a house watch during the off season, so we never have to worry about anything,” she said. “Just one phone call and they’ll check on anything for you. And they’ll even dig you out of the snow if you come during the off season. I love that!” Duane and Kim Champlin are currently overseeing the construction of their Old Toccoa Farm mountain retreat. “We had a weekend cabin near Blue Ridge before we retired, and we fell in love with the area,” Kim said. Old Toccoa Farm, just 85 miles north of Atlanta, is near historic Blue Ridge, Ga., and about 15 miles from the Aska Adventure Area, which features camping, hiking and water activities like tubing, canoeing and kayaking. Brokers see influx of buyers heading for the hills BY KATHY DEAN When the time comes to step away from successful careers, many active retirees are looking for a place to relax and enjoy the pastimes that they couldn’t fit in their schedules when they were working. The north Georgia and Blue Ridge mountains offer just that, with cool temperatures, breathtaking natural landscapes and plenty of opportunities for activities like golf, fishing, boating and hiking, to name just a few. Retiring to the Mountains Continued from page 20 It was probably less than 5 percent when I started in real estate here 14 years ago.” He added that his clients are typically active retirees who want to take advantage of the hiking, mountain biking and kayaking, and plan to stay physically active well into their retirement years. Nichols’ primary areas of focus are Ellijay, Blue Ridge, Blairsville and the smaller surrounding towns, and he said that many retirees are initially attracted to the Blue Ridge region simply because of its beauty, the amount of protected land, Lake Blue Ridge and the array of shops, restaurants, breweries and festivals that Blue Ridge offers. “During the home hunting process, a great number of buyers decide to buy in Gilmer County – Ellijay, East Ellijay and Cherry Log – due to the tax breaks offered to 65plus retirees,” he explained. “Gilmer County eliminates the school portion of the property tax bill for retirees, and that accounts for roughly 75 percent of the total property tax. This is a huge incentive for my buyers.” Many of the retirees who are looking for a mountain home tell Nichols the same story. “They start their search online and visit some of the locations to do their own research in person. Blue Ridge, in particular, has been featured in a number of articles focused on best small town places to retire or best mountain towns to live in,” he said. Even though most prefer the rustic mountain home style, Nichols said that they’re thinking ahead, and they want a master on the main, laundry on the main and attached garages. “One-level living is highly desired, even though the terrain here often requires multi-level homes,” he added. “Proximity to

town, doctors, grocery stores and a hospital are also typically on their list of requirements.” And one more thing: although the area offers the small town living and more relaxed lifestyle they want, Atlanta is just 90 minutes away. Nichols said that the thought of being so close to a direct flight to almost anywhere in the world adds a lot of appeal. The next step for many buyers is to visit the area and rent a mountain home for a week to see what it would be like to live there. “Fortunately, we make the top of the list for many of them,” Nichols said. “Overall, the common theme is that they’re looking for a place that’s less crowded, less expensive to live, has low traffic and low crime as well as that small town feel that many parts of the country are losing due to growth.” Historically, the vast majority of mountain home buyers were coming from the metro Atlanta area or Florida, according to Nichols. Over the last few years, however, he has seen a huge increase in the number of buyers moving to the north Georgia mountains and Blue Ridge area from other states. “I’ve had buyers who’ve retired here from New Mexico, Illinois, Pennsylvania, New York and Nevada,” he said. “And most recently, two couples from the San Francisco Bay Area will be closing on their mountain homes this coming September.” Scott Nichols and his partner Mark Reeves, known as the North Georgia Mountain Duo, are licensed brokers who have sold real estate in the area since 2004, successfully closing well over 500 transactions. Not only are they beautiful, but the parks offer amazing recreational amenities, too. Amicalola Falls State Park The tallest cascading waterfall in the Southeast, Amicalola Falls towers above the surrounding greenery at 729 feet high. The falls supply various vantage points for visitors to view the scenery, including a hard-surfaced trail perfect for strollers and wheelchairs. Climb the more challenging staircase to the top for extraordinary views of the falls. GaStateParks.org/AmicalolaFalls Cloudland Canyon State Park Cloudland Canyon is one of the largest and most scenic state parks in Georgia’s repertoire. Within the park one can find canyons, sandstone cliffs, caves, waterfalls, creeks, dense woodland and abundant wildlife. One of the most popular hiking trails includes the two-mile Waterfall Trail leading to two scenic falls that cascade over sandstone and pour into beautiful pools at the bottom. GaStateParks.org/CloudlandCanyon Tallulah Gorge State Park One of the most impressive canyons in the southeast, Tallulah Gorge is 1,000 feet deep and roughly two miles long. The gorge contains numerous paths and overlooks for visitors to view the six waterfalls cascading through the bottom of the gorge. To gain access to the floor of the gorge and “Sliding Rock” (Bridal Veil Falls), visitors must acquire a permit available at the visitor’s center. Passes run out quickly, so it’s important to get an early start on the day for the full experience. GaStateParks.org/TallulahGorge Black Rock Mountain State Park Located within the Blue Ridge Mountains, Black Rock Mountain State Park is located at the highest elevation of any Georgia State Park. The rugged terrain and fresh mountain air are home to Ada-Hi Falls. A short but steep trail and staircase lead to this small, secluded waterfall. GaStateParks.org/BlackRockMountain Vogel State Park Vogel State Park is one of the nation’s oldest state parks, and rests at the base of the beautiful Blood Mountain. Located directly below Lake Trahlyta, this stepping stone waterfall cascades 40 feet. GaStateParks.org/Vogel Moccasin Creek State Park Moccasin Creek State Park sits on the shores of Lake Burton and is a central location for visiting multiple falls in the area. The park’s two-mile Hemlock Falls Trail leads to the beautiful Hemlock Falls of Rabun County.
