FALL PUZZLERS Several questions have been burning in By Carol O’Meara the minds of Colorado State gardeners as University Extension fall takes a grip on our landscapes. These puzzlers make us stop and ponder the quirks of nature, such as sending up a poppy bloom just as the mums are enjoying the stage. Most of the unusual sights in the garden are normal and occur yearly; others are harmless, but, like a solar eclipse, don’t happen very often. Here’s a grab-bag of strange garden high jinks and the reasons behind them: Trees changing colors. Finally, with brilliant yellows, oranges and occasional reds, our trees are dotting the area in colors like an artist’s pallet. We know this means those
leaves will soon drop, and revel in the show as leaves slowly close down. But newcomers to seasonal foliage are alarmed by this, mistaking the change for a problem or disease on the tree. Should you see someone agitated by the changing colors, gently explain that this is something we like to call “fall,” and that it happens every year around this time. Though this lighthearted look at changing seasons may bring a laugh, a different seasonal tree phenomenon baffles many despite how long they’ve lived here. Namely, pine trees losing their oldest needles. Each autumn, pines shed their interior needles, which turn brown and drop. This is normal, and depending on the weather over the summer, the amount of needles shed can vary from a lot to a little. Driving around the area, many pines are in their fall mode for

lowest price rungs off the market. That alone will increase “average” or “median” prices, without you seeing much of a change in your neighborhood. While prices may be rising, homebuyers who purchased homes at the beginning of the housing crisis may still be underwater. Until short sales or homes going through foreclosure get sold and come off the market, some areas of the country will continue to have trouble. In fact, some neighborhoods may take years or decades to reach the pricing levels seen at the height of the housing boom. As we always say, real estate is local, and what you see on the ground may not reflect national numbers, what is going on in your state or what is going on in other neighborhoods around you.You won’t notice upticks in the market unless you or your neighbors decide to sell. That being said, once the lowestprice homes are off the market, investors (who seem to have an
insatiable appetite at the moment, thanks to historic low interest rates) move on to the next-lowest priced tier, and so on. Eventually, all homes in the Portland metro area will get lifted by the tide of foreclosures that have been reabsorbed into the market.That’s what has happened in Las Vegas and Phoenix, which were part of ground zero for the entire crisis. In addition to disappearing negative equity, you’ll also start to see a rise in rents. Indeed, the Zillow Real Estate Market Report shows that rents rose an average of 3.3 percent in Portland year-over-year. While these numbers sound high (and they are), they’re nothing compared to what other cities are seeing. In Los Angeles, home prices rose 22.8 percent; in MiamiFt. Lauderdale, home prices rose 15.2 percent; in San Jose, Calif., 24 percent; in San Diego, 23.7 percent; in Riverside, Calif., 29.7 percent; in San Francisco, 28.1 percent; in Detroit, 20.3 percent; in Orlando, 17.5 percent; and in Las Vegas, another
30.6 percent. Such rises might lead a sane person to think that home values are soaring across the country, and at the moment, they are. Still, housing economists say that, on a national basis, home prices remain down roughly 20 percent from the 2006 high and are hovering around 2003’04 levels. All this growth has us worried. It’s coming on the back of the Federal Reserve declaring that it will continue to purchase $85 billion in bonds each month for the foreseeable future.The Fed doesn’t want interest rates rising. So, the easy money continues. The question that haunts us is this:What happens when interest rates do rise, even back to the 5 or 5.5 percent level last seen several years ago? Homebuyers (those people who will actually live in their homes, as opposed to investors or hedge funds that buy to rent out or flip) are proving to be extremely interest rate sensitive. When interest rates jumped up
over 1 percent earlier this year, homebuying slowed precipitously, so much so that it worried home builders, housing economists and the powerful real estate lobbying groups about how the new Qualified Residential Mortgage rules might affect the housing industry. In the meantime, the Fed seems willing to let the good times roll. Which for you and your neighbors is ultimately a good thing.As long as mortgage interest rates stay low enough, someone will be there to scoop up the foreclosures -- this time. acquaintance: I attached the stile to the edge of one of the doors instead of the cabinet. When the doors are closed, you can’t tell the difference. Three screws were plenty to hold the stile in place. A new light brown travertine vanity top with an integrated sink purchased online (free shipping!), a new faucet and a couple of glass knobs, and I had a whole new vanity. Don’t want to replace the doors? If you don’t like their style, you can always create the illusion of raised-panel doors by gluing a rectangle of trim molding onto the front of each. Seal all the joints with paintable caulk so you won’t see cracks after you paint. If the doors have a design carved into them, fill the grooves with wood putty first and sand smooth. Another hurdle I faced in my bathroom renovation was the mirror, which was glued
to the wall. Sawing behind it with wire got me nothing but sore hands, so I resorted to pulling the mirror off the wall with a couple of dent pullers, strong suction cups sold at auto parts store for removing car dents. My husband and I attached one dent puller to each of the upper corners of the mirror and pulled, and we were surprised by how easily the mirror gave way. I knew in advance that this method would tear away some of the drywall covering and was prepared for some significant patching, but it turned out the damage was limited to a couple of fairly small spots. Since they’d be mostly hidden by the new mirror, I was able to fix them with just a skim coating of drywall compound. The towel bar was a bit of a challenge, too, since the standard sizes didn’t fit my space.That was easily
resolved: I bought a type consisting of a hollow metal rod that fits into two end brackets, and then I used a tubing cutter to cut the rod down to the size I needed. With a fresh coat of paint and a few pictures on the wall, the powder room has a fresh new look.
