Take note if lights are rated “indoor” or “indoor/outdoor.” The latter are usually more durable. Depending on your local climate, you may want to buy commercial-grade lights that hold up to extreme heat or cold. If you are especially picky, check a sample light string if the lights are on display in the store. Major brands, such as Wintergreen or Kringle Traditions, that supply detailed specifications (such as wire style, color or plug) to manufacturers will stamp their name on the tube near the plug. That’s a clue that the product is of a higher quality. • Try outside-the-box tricks. Substitute icicle lights (normally used outside) for traditional strings if you want a well-lit indoor tree, suggests Albie Mushaney, host of the HGTV holiday special “You’ll be Home for Christmas.” Instead of wrapping your tree 20 times, you may only need two strands and three to four wraps to achieve the same amount of coverage and light. Jenn Onstott says to look for lights with faceted bulbs and add reflective ornaments to your tree, so you don’t need as many lights. If you have children or pets, consider erecting and decorating some sort of barricade around your lit tree. Incandescent lights do get hot to the touch, and pets that

I’ve said it before, but it bears repeating: The biggest difference between LED and incandescent lights is the amount of electricity used. For example, Mike Onstott redid a reindeer display at his home. The original, with 300 incandescent lights, used 122 watts; the new version, with 360 LED lights, uses three watts. “When you’re not pulling as much power, you can put up more lights without short-circuiting your home,” Jenn Onstott says. You need to determine not only what outlets are available, but also what else in your home — lamps, electronics, appliances - is being powered by that circuit. A kilowatt meter ($20 to $30) easily monitors an outlet’s power usage, so you don’t overload it and trip the breaker. • Minimize hazards. Remember: Water and electricity do not mix. Grow your own olive tree as houseplant
’M NOT SUGGESTING olive trees to replace spruces, firs, and other conifers that are our traditional Christmas trees. Still, an olive tree, symbolizing peace and a tree you actually would find growing in Jerusalem, is an appropriate accompaniment to the holiday season. Even if you’ll never see strings of light bulbs corralling cut olive trees together on bare lots of land the way they do cut Christmas trees, you could grow your own olive tree. Grow it as a houseplant. I’ll bet you’re thinking that an olive tree grows too large to keep year after year as a holiday houseplant. Well so do — or would — many other houseplants, including such tropical trees as schefflera, rubber tree, and weeping fig. All these trees are kept to Lilliputian proportions by having their roots cramped into pots and their stems occasionally lopped back. Less than ideal growing conditions, unavoidable indoors, also helps stunt growth. An olive tree is even better adapted to living indoors than are the many houseplants that come from lush, tropical forests. On the dry hillsides of the Mediterranean, where olives are native, their deep roots do have access to water. But for much of the year the air there is bone dry — just like in
our homes in winter! Fertilizer salt buildup is sometimes a problem with houseplants, and olive trees also tolerate this in good stride. The hardest part of growing an olive tree is going to be getting a plant. There are a few routes to follow here. You could start with seeds. Seeds from pickled or cured olive fruits will never sprout, so purchase seeds (Hudsons Seed Catalog, www.jlhudson seeds.net) or squeeze them out of ripe fruits if you happen to be where olive trees grow or can have someone send you some. Clip off their pointed ends, sow them in pots, and then wait four or five months. Young olive trees will reward your patience with their rapid growth. Another route to an olive tree is with cuttings, which, again, you can lay hands on if you happen to be where the trees grow or you can have sent. Decades ago, I had an olive tree that had started life as a small, leafy cutting that I had furtively yanked from the base of a small tree growing in a university greenhouse. I’m not suggesting a repetition of my crime, but young sprouts do root readily if their tops are kept in humid air with a covering of glass or clear plastic. Other kinds of cuttings also root readily, and need less attention to maintenance of

A week after mortgage rates swooned to a historic low for the 14th time this year, they paused to catch their breath. According to the latest data released Thursday by Freddie Mac, the 30-year fixed-rate average was unchanged at 2.71% with an average 0.7 point. (Points are fees paid to a lender equal to 1% of the loan amount and are in addition to the interest rate.) It was 3.73% a year ago. Freddie Mac, the federally chartered mortgage investor, aggregates rates from around 80 lenders across the country to come up with weekly national average mortgage rates. It uses rates for high-quality borrowers with strong credit scores and large down payments. These rates are not available to every borrower. Because the survey is based on first-lien prime conventional conforming home purchase mortgages, rates for refinances may be different. This is especially true since the price adjustment for refinance transactions went into effect earlier this month. The adjustment is 0.5% of the loan amount (e.g., it is $1,500 on a $300,000 loan) and applies to all Fannie Mae and Freddie Mac refinances. The 15-year fixed-rate average also held steady at 2.26% with an average 0.6 point. It was 3.19% a year ago. The fiveyear adjustable rate average slid to 2.79% with an average 0.3 point. It was 2.86% a week ago and 3.36% a year ago. “Mortgage rates remain at record lows, resisting their typical correlation to Treasury yields, which have recently been moving higher,” Sam Khater, Freddie Mac’s chief economist, said in a statement. “Mortgage spreads — the difference between mortgage rates and the 10-year Treasury

rate — are declining from their elevated levels earlier this year. Although today’s mortgage spread is about 1.8% and still has some room to move down if the 10-year Treasury continues to rise, it’s encouraging to see that the spread is almost back to normal levels.” The Federal Reserve will meet this upcoming week for the final time this year. The central bank is not expected to do anything with its benchmark rate, but many observers will be looking to see what the Fed does with regard to its purchase of mortgage-backed securities. For the past several months, the central bank has been buying mortgage-backed securities — or MBS as they are often known — which are bundles of mortgages sold on a secondary market. When a borrower takes out a loan such as a 30-year fixed-rate mortgage, a lender often bundles that loan with other loans into an MBS and then sells it to investors. The Fed’s unlimited MBS buying has been pushing prices up and driving down rates. “We don’t see any sign that the Fed’s practice will end anytime soon, so we expect rates to remain low during the first half of the year,” said Brian Koss, executive vice president of Mortgage Network. “If the Fed stays on course, rates will stay relatively the same. If they back off their volume of MBS purchases, it will send rates up quickly. Just how much they will rise depends on the demand that will fill the Fed’s vacuum.” However, Koss doubts rates will move much lower. “Interest rates have bounced along the bottom for many months, so it’s difficult to see how they can fall even further,” he said. “There is always a chance they will, but at current rates, there has already been significant purchase and refinance activity.”

As the coronavirus pandemic wears on and colder weather sets in, Americans who have been gathering outdoors, where it’s safer, during the warmer months, are confronted with how to continue to get together without heading indoors. Black Christmas trees A symbol of 2020 angst or a refined choice?

here is a decorating trend that has slowly been creeping, Grinch-like, into the holiday season. People across the country have been ditching their very green evergreens for artificial black trees. It makes sense for right now: With a still-raging pandemic, millions out of work and food pantries inundated, a black tree seems like the perfect symbol for our plagued 2020. But for black-tree lovers, it’s not a symbol at all. It’s a stylistic choice, one that devotees say is classic, glamorous and extremely versatile.

But Land didn’t want an artificial tree that looked almost real. “When I started looking, I thought, if you are going to have a fake tree, you might as well really make it really clear that it’s fake.” The tree Land settled on, like most fake trees, is easy to put up and comes pre-lighted. And unlike Trombetta’s matte tree, it has an iridescent look, shimmering when the light hits it. The tree is a bit over the top, Land says, but he and Alam have always been “drawn to things that are a little outrageous.” They also found an added benefit to the nontraditional black-and-gold tree. “Rumaan did not grow up with Christmas traditions in his family because they are Muslim, so Christmas has been a little bit of a stranger to him,” Land says. “Finding things that we can enjoy together has been part of us making our own family traditions.” Another benefit to black trees: They fit perfectly with Halloween decorations. “This year, we saw people putting their black trees up just before Halloween, and they will likely keep them up through” New Year’s, Kelly says. You just need to swap out the skulls and orange ribbon for ornaments and tinsel. Despite their growing popularity, black Christmas trees are not for everyone. Trombetta says the reactions to her tree have been polarized: People either like it or say it’s sacrilegious. She is interested to see the reaction when she and her family move to Italy. She says she has pared down the family’s belongings to fit in a small shipping container, but she will be taking her black tree with her. “My black Christmas tree is a nonnegotiable keeper item,” she says.

T IS EASY TO GUESS what this is — a rainbow spatterware water pitcher. But how old is it? Spatterware was first made in the late 1700s in England, but most found today dates from about 1800 to 1850 in Staffordshire, England, made to sell in the United States. Unfortunately, the word “spatterware” now has several meanings, probably because novice collectors didn’t realize there is a difference between spatter and spongeware. Another hazard is that there are fairly good copies of spatterware made today to be used in the kitchen. Experts can tell the old from the new by the shape, weight and the white glaze color. They also know the difference in the look of a spattered paint mark and the mark left by a paint-dipped sponge. Old rainbow spatter like this pitcher is expensive. This piece sold with the buyers’ premium for $5,227.

Humphrey recommends designating at least one responsible, sober adult to monitor the fire and ensure that safety guidelines are followed. This person should see that items aren’t dropped into the fire, keep children and pets a safe distance from the flames and make sure the fire doesn’t grow too large, he said. “It’s almost an innate human thing to want to play around with or challenge fire, but it’s not a good idea to do it,” he said. Purchasing a cover or screen for the firepit can also help people keep a safe distance. • Properly dispose of ashes and logs. Safely extinguishing
the fire and then disposing of spent ashes and logs is critical. “Wood smolders for a long time, especially dense logs,” Falwell said. Logs and ashes could ignite fires even if they appear to be cold. After the fire dies down or is extinguished, dump water into the pit until everything is soaked. Use a poker to rake the ashes and distribute the water, and wait for everything to cool. Falwell recommends going through these steps multiple times if necessary. Never put spent coals or logs directly into a trash can. Transfer the ashes or logs into a metal container with a tightly sealed lid. Put water in the container until all logs and ashes are submerged, and keep it away from structures until disposing of it in several days. “It’s only safe to dispose of once it’s totally out,” Falwell said. For propane pits, Humphrey
said, turn the supply line off at the tank or source and let the fuel burn itself out before you turn off the burners. Keep up with necessary maintenance to be sure the pit works properly. Wait until a firepit is cool and completely off before moving or storing it. A firepit can be safely stored in a garage or indoors as long as it’s off and disconnected. • Be respectful of your neighbors. Most of the complaints the D.C. fire department receives about recreational fires concern smoke, Falwell said. Especially in a city where houses and apartments are close together, and now when the pandemic has outsize respiratory effects, try to be considerate of how a recreational fire will affect your neighbors. It’s not a bad idea to tell neighbors when you’ll use your firepit, he said, so they’re not alarmed when they see or smell smoke.
