(NC) - A recent poll by Allstate Insurance Company of Canada and Abacus Data found that six in ten (61 per cent) of Canadian condo owners either don't know or incorrectly assume that if a flood or a fire starts in their unit, the building's insurance will cover the damages to other units. The truth is that condo owners are responsible for these costs and repairs, unless they have the proper personal condo insurance. “Condo insurance is different from your standard home insurance,” says Saskia Matheson, spokesperson for Allstate Canada. “A condominium corporation's insurance will cover the building and the common elements, like elevators or front lobby, but the condo owner must insure their own unit, personal items and protect themselves against liability if they are responsible for damage caused to a neighbour's unit.” Most buildings bill the owners to cover the condo corporation's insurance deductible on a large claim, but many Canadian condo owners don't realize they will be responsible for these costs. In fact, 68 per cent of condo owners did not ask if their condo corporation had ever raised the deductible on their insurance. Matheson says many corporations are increasing their insurance deductibles, meaning the condo owners' liability also increases. “Owners should speak to their insurer to find a policy that best works for them. Misunderstanding your insurance can have costly implications,” says Matheson. She offers the following tips to help you avoid costly mistakes and protect what they own: • Ask your condo board, or the management company, to explain what the building's insurance policy does, or does not cover. • Discuss with your insurance agent what you can do to prevent getting stuck with the bill if your condominium's policy falls short. • Remember that damage done to your car in a garage or belongings in a storage locker are covered under your personal policy, not the building's policy.
