The good news is, lending is nearly back to where it was PreCovid. Lenders are back now willing to give first time buyers, home movers and investors more options to purchase property. For us at Money & Mortgages we have seen a surge in people buying in the Manchester City Centre and surrounding areas. It is great to see while working in the city centre that the buzz is starting to come back to the area. Different lenders will offer different amounts and its always great to be able to find the right lender for you. A great piece of advice would be to always look at the whole Financial Market. W H AT I F I A M ON FURLOUGH? Around the first and second lockdown, it may have been impossible with some lenders to look at a mortgage with any furlough pay included. Now we are seeing light at the end of the tunnel, most lenders are becoming more comfortable with Furlough payments. Just because the lender would see ‘furlough payment’ on a payslip it does not mean that the mortgage will be declined. It is always best to speak to a Broker to confirm who will lend on this basis and how much you would be eligible for.
5% DEPOSITS & GOVERNMENT BACKED SCHEMES The 95% Government backed mortgages which have come back from Mid-April 2021 are allowing more people with a smaller deposit get on the property ladder or upsize. This has been extremely popular for people over the last couple of weeks that I have dealt with. There are still other schemes available too for new builds such as Help to Buy. There are certain criteria rules around the 5% deposits, so it is always good to get advice where possible.
S TA M P DUTY UPDATE Chancellor Rishi Sunak has extended the stamp duty holiday until the end of June 2021 – and ruled it will then be tapered until the end of September. Reduced rates of Stamp Duty Land Tax (SDLT) will apply for residential properties purchased from 8 July 2020 until 30 June 2021 and from 1 July 2021 to 30 September 2021 inclusive.
