HAVELOCK 1 GENERAL OVERVIEW

• Firstly, we would like to apologise for the delay in this update. We would hope to have had it sent out 10 days ago, but wanted to show you the finished reception, laundry room and first 21 rooms completed, along with the progress on the next 28 rooms shortly to follow. We have just received the pictures as you will see later in the update. We felt that this was needed to give you a real taste of the quality product we are creating for both the sales and our management team.

• Everyone as before are working extremely hard on our Havelock project, working long days and through the weekends. As explained we have some delays with legitimate reasoning, and we can still assure everyone that everything that can be done is being done to finish and occupy the studios, as quickly as humanly possible.

• We have reached practical completion on the first 21 units.

• Occupation will start over the next 2 weeks, while all the necessary compliance is being put in place, and the new staff begin their roles.

• The reception area is also now fully functional, and to be handed to us today.

• The 21 units have been self contained with our other 28 units are being completed.

• Completion of the first 18 of these units is due to take place by the November 30th. The final 10 units are due to complete by December 20th.

HAVELOCK 1 GENERAL OVERVIEW

• The 28 rooms on level 2 are being worked on at a furious pace. It has been far easier to run this element of the project, now that the complications with the windows has been resolved.

• The 18 front facing studios have the windows 90% installed, which is why these rooms are ahead of the remaining 10.

• The remaining 10 windows will take 2 weeks to be installed and these as previously mentioned in reports, have been a major cause of the delays, along with the general material delays being dealt with by the whole of the construction industry across the UK.

• Every product has had to have been replaced due to lack of supply, has been given back to our design team and resourced at great expense to ourselves, to make sure that the product we’ve promised is delivered to you is of the Cochrane Design quality that our clients expect.

• Although this is not ideal news for everybody, please rest assured this is our companies absolute first priority.

• Cochrane Design to update all FF&E items. New general list to denote Cochrane Design and Carley Construction purchase responsibilities with their associated costs. ONGOING. Cochrane Design

• Project timeline for staged Phase 1 completion dates.

• Levels 3, 5 and 6 were practically complete by Friday 19th October. 14 rooms. Partial practical completion of phase 1 issued.

• Level 2 rooms and common room on Havelock side to be practically complete by end November. Middle Street side rooms to be complete by third week in December

• Phase 2, levels 4 and 6 to start on 1st December. Programme to be confirmed.

• Room cleaning and furniture fitting to be taken over by Carley Construction. Carley Construction to organise deep clean of all necessary areas as required. Carley Construction

• The ZTL mechanical design drawings and compliance information to be issued when phases 1 and 2 are complete. The drawings require amendment as air supply duct has been shortened to suit full height of rooms and limit extent of suspended ceilings. ONGOING

• Tim Duffie to chase ZTL for as built drawings. Tim Duffie

• The door locks with NSP Security all fitted to levels 3, 5 and 6. Carley Construction to arrange for fitting of locks on level 2 when required. Carley Construction

• Carley Construction to meet with the Fuzion for the security camera installation and fitting. Carley Construction to carry out the first fix electrical with Fuzion to install camera system. Carley Construction

• Structural engineer to visit level 6 on the 7th of November and check for any further structural work where the existing beam had been removed. Design for the mezzanine required when building control had approved the latest level 6 mezzanine drawing.

• Scott Hartnell of Tennyson Suite to amend the Fire Strategy Report to include for the comments and recommendations made by Wealden Building Control and the Fire Service. Amended report expected by following week.

• The student common room on level 2 to become an internet/entertainment space for all rooms. Cochrane Design to reissue a design drawing for comment. Cochrane Design

• The common rooms on levels 4 and 6 may become bedrooms. Tim Duffie to check into the planning and building regulations implications and report back. Tim Duffie

• Reception desk brass countertop to be adjusted and finish to be brushed/waxed.

• Havelock entrance door. To be predominantly a fob operated entrance door by guests. This will need to be linked into the NSP fob system and fob receiver replaced as necessary. Thando to liaise with NSP and report back with timing and costs. Thando Zitumane

• TD to issue an amended drawing for the end fire escape staircase to show the as built position of the steps and new door from the common corridor. The existing door to the staircase can remain as a disabled refuge is not required on level 2 as there are no disabled rooms on level 2. Tim Duffie

• The date of the next progress meeting to be confirmed.
