ONE London Road January 2021 Build Update
Block One
The internal works to Block 01 are now completed with the furniture install currently on-going to apartments. Final commissioning/testing of all building control systems is underway.

Block Two Block 02 internal works continue to progress with all kitchens installed and flooring to apartments completed. Flooring and finishing’s to communal areas have been completed including the entrance area.

Block 02 External Baracades
Second fix of electrical works is nearing completion. Outstanding works in the coming period to be completed include external balustrades to the balconies, flooring to the communal corridors and stairways.

Externally the paving and hard-landscaping works are continuing to progress between/and surrounding Blocks 1 and 2. Cycle shelters have been installed. Soft-landscaping including turfing and placement of trees and shrubs is also underway. Boundary wall treatments including brick walls, railings and timber fencing are ongoing.

Any Other Information The separate S278 Contract with the local authority has now been completed and all traffic management removed. A final commission of the traffic signals is required in January 2021 once the external works ‘tie-in’ is completed and temporary fencing removed. Forecast completion is now expected to be mid-to late January 2021.
Block 02: S278 Entrance Works now Completed
Design/Construction Information Contract Documents executed and issued to both parties. Valuation No.25 from K&T received and processed.
Block 01 Boundary Wall, Railings and Entrance to Rear
Commercial/Contractual K&T are to issue a Planning Matrix and Confirm which consents have been discharged/remain outstanding. Design Team Meetings are ongoing with Contractor, Architect and Structural Engineer.
Block Three Externally the cladding installation and erection of timber bio-wood features is ongoing to all elevations. Bespoke corner windows are installed and the external works (boundary treatments, kerbing etc.) continue to progress.

Block 03 Typical Corridor Progression
Rear of Block 03 from Park Internally the ‘boarding out’ of rooms is nearing completion and similarly to the corridors. Kitchens have been delivered and ‘loaded -out’ to two floors, with installation underway.
Glass balustrading has been installed to the communal stairs. Decoration has commenced to a number of apartments and will progress behind kitchen installation. Forecast completion is expected to be towards mid-late February 2021.
