ONE London Road September Build Update


Coronavirus

Front Elevation of Block 02 and Main Road

Works are continuing to progress to the works, despite the impact of the Covid-19 outbreak, which has limited the supply of some key materials and trades. Although most of the material supply issues have been overcome the project is still susceptible to operatives testing positive for the virus, and having to self-isolate until given the ‘all clear’.

Block One Block 1 external cladding is complete with the exception of a number of bespoke panels which are in manufacture. Internally all kitchens have now been installed and flooring is being complete to the apartment bedrooms.

Front Elevation of Block 01


Virtually all doors (main apartment and bathroom) are installed. Electrical ‘second-fix’ work continues albeit at a slower pace than expected. The plant room has all the necessary water/cylinder tanks installed.

Block 02 - External Cladding Progression

Block Two

Block 2 external cladding is also complete with the exception of a number of bespoke panels which are in manufacture. Internally boarding and first fix mechanical and electrical continue to progress. Kitchens and door sets have been loaded out to rooms ready for installation. First coat decoration continues to those areas available and ceramic tiling has been installed to shower areas.

Externally the majority of retaining walls have now been completed, with some minor brick facing work and handrails outstanding. Base course macadam has been installed to the upper and lower level car parks between Block 1 and 2.

A separate contract for the installation of the new site access from London Road (S278 Agreement) has commenced under the control of the local authority.

There have been concerns about the levels of resource being deployed in order to meet the previous estimated completion date of the end of October 2020. The Contractor has committed to addressing these. Anticipated completion date for all the works (Blocks 1/2 and external works) is now forecast to be late October/ early November 2020.

Design/Construction Information K&T are to issue a Planning Matrix and Confirm which consents have been discharged/remain outstanding. Design Team Meetings are ongoing with Contractor, Architect and Structural Engineer.

Contract Documents executed and issued to both parties. Valuation No.22 from K&T received and processed.

Boarding Loaded out to Rooms as Dry Lining in Progress

Block 03 - Hot and Cold-Water Distribution Pipework Internally the Mechanical and Electrical Works has progressed well in the period. The hot and cold-water distribution pipework and the first fix electrical works are well progressed. Boarding and Dry Lining of rooms and corridors continues to progress.

The Dry Riser has been installed. All windows are now installed with the exception of any specials and bespoke glazing panels. Externally the hanging bracketry for the cladding panels has been partially fixed. It is expected that the scaffold will be dropped in the coming weeks.
