FULL BUSINESS MANAGEMENT We take care of every aspect of marketing and managing your property. Leaving you with a fully hands-off business and a residual income - simply give us the keys and we do the rest! Ideal for owners who are busy, don’t stay near the property or have little experience. With this service we run your whole serviced accommodation business for you – allowing you to concentrate on what matters – career, family, hobbies or building your portfolio.

PROPERTY SALES (FROM £999+VAT) Our Estate Agency specialises in selling investment property. Whether it is a Buy-to-let with tenants already in place or an operational Serviced Accommodation unit, we can get the best price for your property on the open market and via our investor database.

PARTNERSHIP SERVICE Ideal for owners who like to be more hands on and carry out the on-site activities themselves like meet & greet, cleaning, changeovers and guest issues. This allows you to do what you do best while Pillow take care of all your marketing, generate you bookings, deal with all guest enquires and sync your diary. Our job is to maximise your profit and get you as many quality guests as possible from all over the world.

PROPERTY SOURCING (FROM £999+VAT) Our Regional Property Managers are local experts and know exactly which properties work in which areas. After a comprehensive fact find, they can find you the ideal investment. Buying the wrong investment can lose you tens of thousand of pounds in lost income – this service is guaranteed to pay for itself many times over.

TRADITIONAL LETTINGS (10% +VAT) Not every property is suitable for Serviced Accommodation, so our established Buy-to-let department can find the ideal tenant for your property. Established in 2005 and currently managing over 550 properties, our lettings team can make sure your investment gets the maximum return.

BUSINESS SET UP SERVICE (£295 OR £999) Setting up your Serviced Accommodation unit (and getting it all legal, safe and fully compliant) is complicated and very time consuming. So, our team are here to help. We offer a fully hands-off set up package, taking your investment from an empty unit right through to a fully operational business. INCOME PROJECTIONS (£99) If you have a property you are considering buying but don’t know how much income it could generate. The Regional Property Manager will prepare a full set of income projections to give you a realistic idea of what the property could make on normal lettings, serviced accommodation and corporate lettings.

Agreement FULL FEASIBILITY REPORT (£395) The Regional Property Manager will carry out a full feasibility study for your property. This includes income projections, detailed expenses, guest demographics and a comprehensive business plan. This report is essential if you want to ensure a property will work for you before moving ahead.
