he St. Johns River lazily drifts downstream as it weaves in and out of communities across its nearly 9,000-square-mile watershed. Three hundred and ten miles south of Jacksonville, the source of the river is found in Indian River County. The unnavigable estuaries of the headwaters are fed mostly by rainwater and, with sprawling marshes and wetlands, it’s difficult to determine where the river begins. Between the headwaters and the river’s grand exit into the Atlantic Ocean, the middle basin of the St. Johns in Central Florida is dependent on a healthy network of springs. These magical openings into our aquifer contribute roughly 30 percent of the river’s flow and are an important haven for manatees and migratory birds. Once the water reaches the lower basin and Jacksonville, the river transforms from a narrow and winding creek into a wide, salty, tidal force. We are fortunate to have the St. Johns as our backyard. Water, whether we notice it or not, is all around us with the city’s vibrations pulsing through the numerous tributaries that connect us all to the river. Our River City is filled with groups and individuals who care about the river and strive to make a difference – however small or intentional. Artists, volunteers, business leaders, students, boaters, paddlers, church groups and fishermen are all uniquely tied to the St. Johns. The river is an economic engine and source of livelihood, a recreational playground, a classroom, an inspirational oasis, and a

place to raise a family. As a newcomer to Riverside myself, I have quickly come to understand the central role of this waterway and to value and appreciate its diversity and the diversity of the neighborhoods and people that line its banks. Despite its importance, our decisions are not always in the river’s best interest. It is not always easy to see the connection between our actions and the health and well-being of the St. Johns. However, its longevity depends on us “getting to know” our river, being good stewards and providing a voice for the St. Johns when necessary. Get outside and explore the river and new places. Share your river stories and experiences with friends, family, and anyone who will listen. Write letters to the editor about the issues you’re seeing on the water that concern you and the places you’d like to see protected, and call on your elected officials to put the river and its communities first. Get involved with local organizations that defend the river and take simple steps to be “River Friendly” and celebrate the tremendous waters that flow through our city and neighborhoods. There is only one St. Johns. What we do on a daily basis has an impact, and what we do upstream ultimately affects our neighbors living downstream of us. So, let’s nurture, celebrate and make the river part of our community conversations and our individual lives. If we do, the St. Johns will nourish and sustain us as our reward. a beautiful day in the neighborhood” sang the late Fred Rogers, and when it comes to neighborhoods in Jacksonville’s historic districts, it couldn’t be lovelier. Streets lined with mossdraped live oaks, magnificent magnolia trees, and crape myrtles bursting with color offer a botanical welcome mat to residents old and new. Along those streets you’ll find an eclectic and pleasing mix of architecture, ranging from Southern mansions in the Colonial Revival or Queen Anne styles to the Craftsman bungalow, Tudor, Mediterranean Revival, Mid-century modern and more. Come, take a stroll, and meet your neighbors.

hen wealthy lumberman Wellington W. Cummer moved to Jacksonville in 1896, he built a grand home on the corner of Riverside Avenue and Fisk Street. Arthur, one of his two sons, married Ninah May Holden and by 1904 they began construction of a large English Tudor Revival house on the river on Riverside Avenue. When she passed on, Ninah willed that her home, with its stunning gardens and cultural treasures, be turned into a museum. The Cummer Museum of Art & Gardens, built on the site of the home of Arthur and Ninah Cummer, opened its doors November 10, 1961, and is well worth a visit. The museum was built around “The Tudor Room,” a large drawing room with mahogany paneling, an ornate ceiling and European antiques that Ninah had added to her home.

The Riverside neighborhood, in particular, benefited from the migration to the suburbs caused by the 1901 fire. It quickly became a showcase for a variety of architectural styles, including Greek Revival, Gothic Revival, Victorian, Romanesque Revival, Mediterranean, Tudor, Georgian, Early Modern, and Colonial. Architect Henry Klutho’s Prairie School architectural style is prominent in the Riverside area and throughout the city in its rebuilding after the Great Fire. By 1911, more than 50 elegant mansions lined Riverside Avenue, and some referred to it as “one of the most beautiful streets in America.” Only two of these great mansions are still standing – the Riverdale Inn and the house now occupied by Advanced Dermatology and Cosmetic Surgery.

Today, Riverside and its historic 5 Points neighborhood is popular with upwardly mobile professionals and young families who love a quiet neighborhood close to downtown with easy access to shopping, lots of highly sought-after restaurants, beautiful parks, churches, and the river.

The earliest known building in the Riverside area was a home constructed at the foot of present-day Lancaster Street for David Courvoisier. He had received a land grant from the British government for the area now known as Winter Point, just north of Memorial Park.

Riverside Avenue has more Prairie School-style buildings than any other street outside of the Midwest.

The homes constructed along Riverside Avenue between Date Street (now Edison Avenue) and the end of May Street were collectively known as “The Row.”

By the time the Florida building boom fizzled in 1928, virtually all of this area had been developed. Avondale remains a sophisticated neighborhood with an abundance of architecturally formal homes. Avondale was initially considered part of Riverside, but quickly developed its own identity, and joined the National Register of Historic Places in 1989, four years after Riverside.

nly a few homes were built beyond the terminus of the street car line at May Street and Riverside Avenue before the Great Fire of 1901. The extension of the street car tracks to Willow Branch was completed in 1901, just about the time the fire was creating an exodus from Downtown. By 1909 the Riverside line connected with another line that ran all the way to Ortega. In the summer of 1920, Telfair Stockton and other investors began creating an exclusive residential community that would overshadow all of the smaller developments around it. The community was advertised as “Riverside’s Residential Ideal,” where only the “correct” and “well to do” people would live. Avondale was the most elaborately planned development in Jacksonville at that time, with sidewalks, sewer, city water, gas, electricity and telephone lines installed before lots were offered for sale. Famed landscape architect William Pitkin included curving roadways, parks, and beautiful Mediterranean Revival-style residences, almost all two stories tall, in his master design. Avondale is one of Jacksonville’s first residential areas where home designs were influenced by the automobile, with

rtega’s history began in 1770 when King George III granted 2,000 acres to Abraham Jones, the earliest recorded landowner of what he called Maxton’s Creek Island, now Ortega. During that time, famed botanist William Bartram sailed along Ortega’s shore and recorded its scenery. The area’s history includes other interesting characters. Don Juan McQueen attempted to establish a plantation on his 1791 Ortega land grant, but was forced to leave due to attacks of Georgians and the French. In 1780 cattle rustler and highwayman Colonel Daniel McGirtt moved into the old Jones plantation, which the

family had abandoned. McGirts Boulevard in Ortega still bears his name, minus one “t.” Gangster George “Machine Gun” Kelly and his wife were rumored to be the mysterious couple who abruptly left their rented Grand Avenue home hours before a midnight police raid in 1933, but some locals claim “it ain’t so.” The land was eventually sold to the Ortega Company in 1906, and many of the bungalow-style homes built in this period are still standing. A second surge of development occurred in the 1920s, resulting in homes built mostly of masonry and in the Mediterranean and Tudor Revival

styles. In 1927 a concrete drawbridge replaced the wooden bridge and trolley line that the Ortega Company built in 1908 to connect the Ortega peninsula to the up and coming Avondale community. Ortega, with its distinctly traditional Southern culture, is home to some of the wealthiest of Jacksonville families. In 2004, a section of Ortega was designated the Old Ortega Historic District by the National Register of Historic Places. The giant oaks, waterfront mansions and series of parks in Ortega and Ortega Forest make them two of the most beautiful residential areas of Northeast Florida.

latted as the suburb of Murray Hill Heights in 1906, the neighborhood was marketed to the 1,000 workers at the Seaboard Air Line Railway’s locomotive shops near McDuff Avenue. Murray Hill was planned to accommodate automobiles with paved roads and detached garages. The community’s main thoroughfare, Murray Hill Avenue, now called Edgewood Avenue, was designed to be a landscaped boulevard like Springfield’s Main Street and New Orleans’ St. Charles Avenue. Despite marketing efforts, however, the community failed to grow until 1914 when the Florida Military Academy opened in Murray Hill. A streetcar line was extended to the school, connecting the neighborhood with Downtown Jacksonville. Murray Hill was incorporated in 1916 because its residents wanted the modern conveniences of a city. A decade later,

however, the city was $300,000 in debt and Jacksonville annexed it in 1925. Murray Hill’s peak residential building period occurred as a result of World War II and the close proximity of Naval Air Station Jacksonville (NAS Jax). By the 1950s Edgewood Avenue had become known as the Avenue of Progress. The width of Edgewood Avenue made parking for businesses easy and the nearby residential areas created a walkable environment. Cassat and McDuff Avenues also grew commercially, and the railroad brought industrial growth. The opening of the Normandy Mall in 1963 forever changed Jacksonville’s retail development patterns. By the 1980s, the growth of other malls and neighborhoods in Duval County suburbs had taken their toll on Murray Hill’s economy. In 2018 the Murray Hill Library was recognized for 50 years of service to the community, including as an election polling site. Murray Hill is home to diverse residential architectural styles including Bungalow, Craftsman, Prairie School, Colonial, Tudor Revival, Art Deco and Masonry Vernacular. The houses are typically smaller than those in other local historic neighborhoods, making the area much more affordable for first-time home buyers. In recent years, the Murray Hill Preservation Association has sponsored a series of more than a dozen murals painted by local, regional and nationally known artists on businesses throughout the community.

n the early 1900s, the area on the south side of the St. Johns River across from Downtown Jacksonville was first known as South Jacksonville. The suburban area was largely kept separate from the city because the only transportation between the two communities was ferry or the railroad bridge across the river. South Jacksonville was incorporated in 1907 and soon thereafter Atlantic Boulevard was completed in 1910, taking residents from South Jacksonville out to the Beaches. The St. Johns River Bridge (now called the Acosta Bridge) was completed in 1921, and subdivisions grew, including San Marco, South Shores, Alexandria Place and River Oaks. South Jacksonville became part of Jacksonville through annexation in 1932. By the 1980s, this once isolated area was designated as part of Jacksonville’s central business district. Telfair Stockton & Co. developed San Marco in South Jacksonville soon after it established the Avondale subdivision in 1921 as a new standard for stylish neighborhoods. In 1926 the commercial area was laid out at the intersection of Atlantic and San Marco Boulevards. It was named “San Marco Square,” after the famous St. Mark’s Square in Venice.

hen the northern bank of the St. Johns River at the narrow crossing point called “Cow Ford” by the British and “Pass de San Nicolas” by the Spanish became the site of the town of Jacksonville in 1822, the southern bank retained the Spanish designation San Nicolas. Two years prior, the Spanish governor rejected a petition from citizens living around the Cow Ford to form a municipality called San Nicolas. Had it been accepted, the city of Jacksonville might be named St. Nicholas today. The area south of the river where Atlantic and Beach boulevards intersect just east of San Marco and Interstate 95 has continued to be known by the Anglicized equivalent, St. Nicholas. After the Civil War ended in 1865 this area became the site of vacation and retirement homes for several wealthy Jacksonville residents. Some of their former homes remain in the area. St. Nicholas was just a short boat ride away from the rapidly growing Downtown section, and residents were free of the congestion that came with living near business sections. Unlike most in-town

Around 1900, Florida East Coast Railroad extended a rail line from south Jacksonville to the beach and north to Mayport with five or six small depots, including the one at St. Nicholas. In the 1920s, the Florida East Coast Railroad abandoned the line. The county bought the right of way and created Beach Boulevard. In 2005, the city relocated the old St. Nicholas train depot to what is now known as St. Nicholas Train Station Park, located on the south side of Atlantic Boulevard west of the overpass.

The San Jose Country Club is the only remaining commercial building from San Jose Estate’s development which retains its original function.

San Jose Estates was the most extensively planned early 20th century development in the region, with more public amenities and the ability to function independently from the core city.

In 1985 the surviving structures built by San Jose Estates were listed on the National Register of Historic Places as the first Thematic Group nomination in the State of Florida.

In January 1926, the San Jose Hotel, designed by Marsh & Saxelbye, opened as the centerpiece of the development. But just two years later, the Florida land boom was over and in 1929 the stock market crashed. Only 31 of the hundreds of houses originally planned by San Jose Estates had been built. San Jose Golf and Country Club (now San Jose Country Club) and San Jose Estates Administration Office (now San Jose Episcopal Church and Day School) and four gate houses had been completed. The San Jose Hotel failed financially, closed and was sold to the estate of Richard Bolles. The hotel was leased to the Florida Military Academy in 1929, but went bankrupt three years later. It reopened in 1933 as Bolles Military Academy, became a boys prep school in 1961 and coeducational in 1971. In April 2018, Architectural Digest named The Bolles School the most beautiful private high school in Florida. It is listed on the National Register of Historic Places. The site for what was to be Vanderbilt Hotel was sold to industrialist Alfred I. duPont who hired Marsh & Saxelbye to design the 15,000-square-foot, 25-room Epping Forest Mansion and estate. Today, the mansion is a riverfront yacht and country club, and the estate is one of the finest residential riverfront communities in Northeast Florida.

Strickland, was granted a charter to build a grand Spanish-style planned community four-and-a-half miles south of Jacksonville including 1,000 acres of land just south of San Marco and Miramar. It was to have two hotels, golf course and country club, 100-foot-wide esplanade along the river, yacht club, parks, swimming pool, two schools, shopping center, utilities and hundreds of houses.

pringfield, located north of Downtown Jacksonville on part of an area of land originally called Hogan’s Donation, is considered part of the urban core of Jacksonville. It was named by Jacksonville merchant Calvin L. Robinson for a spring of good water located in a field, which is now 4th Street. In 1869, John H. Norton, one of Jacksonville’s first professional developers, offered Springfield as a planned residential community. A horse-drawn streetcar line was built up Main Street from Bay to 8th Street in 1879. That improvement, in combination with the influx of the homeless from the Great Fire of 1901 in Downtown Jacksonville, brought a building boom to Springfield. Over two-thirds of the residences presently found in Springfield were built before 1921. Most were in the Bungalow, Prairie and transitional Queen Anne/Colonial Revival styles. A city ordinance passed in 1925 allowed businesses to be poorly placed in the midst of private residences. This resulted in the depreciation of residential property values. Springfield Preservation and Restoration (SPAR) was founded in 1974 to counteract this trend. In 1979 SPAR was successful in having Springfield down-zoned, making it the first neighborhood in Jacksonville to change most of its commercial zoning back to residential. In 1987 Springfield was officially placed on the National Register of Historic Places.

Today Springfield is enjoying a major resurgence, with new homes being built as well as historic homes being restored. A number of new businesses have opened, and microbreweries and the arts are flourishing in Springfield. The community also draws visitors from all over the area to a number of special events, such as the annual PorchFest, Spring and Holiday Home Tours.

Georgia’s Barrier Islands The coast of Georgia is about 100 miles long and includes 15 barrier islands. Nine of these islands are accessible to the general public, four of which (Jekyll, St. Simons, Sea and Tybee) are accessible by car. The rest require transportation by boat and offer unspoiled natural escapes. The barrier islands extend along the Atlantic Coast from Ossabaw Island near Savannah all the way down to Cumberland Island, near Florida.

CUMBERLAND ISLAND 38 miles northeast of Jacksonville | Accessible only by ferry or private boat

Take the National Park Service ferry from St. Marys, Georgia, stopping at both the Dungeness Dock and the Sea Camp Dock. Cumberland can also be accessed through Fernandina Beach, via the vessel operated by The Greyfield Inn. The island has no commercial enterprises except for the small, exclusive Greenfield Inn. Overnight visitors may camp at the island’s wilderness sites or at Sea Camp. The only way to get around is by foot or bicycle or you may enjoy the Lands and Legacies Tour.

TYBEE ISLAND 30 minutes southeast of Savannah U.S. 80 E/Islands Expressway

Get your fill of outside play on Tybee Island – surfing, dolphin tours, ecology trips and jet skis – and history: Tybee Lighthouse and Museum and Ft. Pulaski. Kayak from Tybee Island to Little Tybee Island, an uninhabited barrier island accessible only by water.

» Sapelo still bears evidence of the Paleo-Indians who lived here some 4,500 years ago and is home to the Geechee, direct descendants of African slaves who speak a blend of English and various African languages. This rapidly dwindling community maintains many traditional African practices, including the making of sweetgrass baskets and the use of herbal medicines made from recipes passed down for generations, ring shouts, and Gospel choirs. Sapelo Island is only accessible by passenger ferry. While there, visit the R.J. Reynolds Mansion.

WASSAW ISLAND 14 miles southeast of Savannah | Only accessible by boat

Wassaw Island is a deserted island southeast of Savannah accessible only by private or chartered boat. Spend the day on its seven miles of wilderness beach, but plan to leave by sundown. Private boats and charters can depart from Skidaway Island, which is 2 hours, 24 minutes from Jacksonville.

OSSABAW ISLAND 20 miles south of Savannah | Only accessible by boat

This island offers white sand beaches, oak-shrouded byways and freshwater ponds favored by shorebirds, alligators and wild boar. Don’t miss viewing the exterior of the 1926, pink-hued, Spanish-styled mansion, home of Elizabeth “Sandy” Torrey West until recently. To visit, take a day trip by boat, plan overnight stays by arrangement with the Ossabaw Island Foundation or arrange hunting trips with the Georgia Department of Natural Resources.

Jekyll Island is a living historic site that offers a 90-minute historic district tour with entry into two of the cottages, filled with rich tales and elegant furnishings, and the Jekyll Island Club Hotel. The club opened its doors in January 1881 and quickly became a retreat for some of the world’s wealthiest families. Families with names like Rockefeller, Morgan, Vanderbilt, Pulitzer, and Baker built elegant cottages designed for comfort in Victorian architectural styles. Jekyll is more than historical, however. Plan to visit the Georgia Sea Turtle Center, Summer Waves Water Park, Jekyll Island Golf Club and take dolphin cruises.

Grab a trolley tour or take an ecological tour on a retired shrimp boat. Visit the St. Simons Lighthouse and climb to the top for an aerial view of St. Simons. Bike riding is a great way to see the island’s pretty beach cottages. Take a tour of Christ Church at Frederica and cemetery, one of the oldest churches in Georgia. Worship has been continuous since 1736 in Christ Church Parish, established by English colonists at Frederica under General James Oglethorpe.

On Amelia Island at Florida’s northernmost coastal border, Fernandina Beach received its first European visitor in 1562. Fernandina Beach took its name from the Spanish. The island came into British possession in 1763, with the Treaty of Paris; then, 20 years later, the Second Treaty of Paris ceded it back to Spain. The town of Fernandina was plotted in 1811 and named after King Ferdinand VII of Spain. The Victorian courthouse, built in 1891 and located in the heart of town on Centre Street, is the oldest county courthouse in Florida that is still in use.

Fernandina Beach hosts the popular Isle of Eight Flags Shrimp Festival and is known for great golf. The Palace Saloon that was constructed in 1903 is today the oldest one in the state. History buffs will appreciate a visit to Fort Clinch State Park. Outside of the city of Fernandina Beach, Amelia Island offers activities for the adventure seeker with biking, hiking, horseback riding, parasailing, deep-sea fishing, scuba diving and dolphin watching. » A site of human occupation for over 5,000 years, Fort George Island was named for a 1736 fort built to defend the southern flank of Georgia when it was a colony. Today´s visitors come for boating, fishing, off-road bicycling, and hiking. A key attraction is the restored Ribault Club. Once an exclusive resort, it is now a visitor center. Behind the club, small boats, canoes, and kayaks can be launched on the tidal waters. History buffs will appreciate the Kingsley Plantation. During Florida’s plantation period (1763-1865), Fort George Island was owned by many planters. The site name comes from one of those owners, Zephaniah Kingsley, who lived there from 1814 to 1837. You can explore the grounds at Kingsley Plantation, which include the slave quarters, barn, waterfront, plantation house, kitchen house and interpretive garden. Big Talbot Island State Park is primarily a natural preserve providing a premier location for nature study, bird-watching, photography, hiking, boating, kayaking and a guided paddle tour. The unique beach is famous for the salt-washed skeletons of live oak and cedar trees that once grew near the shore. Bring a bicycle, inline skates or a stroller and enjoy the 2.9-mile off road paved multi-use Timucuan Trail that runs parallel to A1A. Little Talbot Island is one of the few remaining undeveloped barrier islands in Northeast Florida. The diverse habitats in the park host a wealth of wildlife for viewing, including river otters, marsh rabbits, bobcats and a variety of native and migratory birds.

Vehicle and horse trailer parking is available. Horseback riding requires a special permit from Beach Services. Lifeguards are staffed seasonally. • Guana Tolomato Matanzas National Estuarine Research Reserve Environmental Education Center and Guana River State Park offer excellent educational opportunities, hiking, biking, and horseback riding trails. Just across A1A from the education center are beautiful coquina beaches where the occasional Right Whale sighting may take place. These beaches are also a popular spot for some quiet time while beachcombing.
