Terrorism Insurance

It may be tempting to leave out Terrorism Cover when considering your Flats Insurance to save money. However, this cover may be required to satisfy your lease or lender.

When deciding whether Terrorism Cover is for you, consider the following:

• Does my lease require my Flats Insurance to include Terrorism Cover?

When deciding whether to take out Terrorism Cover, you should always check your lease to see whether it is a requirement. The Council of Mortgage Lenders states that insurance needs to be arranged as required by your mortgage lender. Therefore, if any of the flats in your block have a mortgage, you should check to see whether Terrorism Cover is an obligation.

• Could my block of flats be a target?

Although larger cities are generally considered to be at the highest risk, it is impossible to guarantee that even the quietest rural towns are not susceptible to attack. Whilst the consequences will always be difficult to envisage, it is wise to protect yourself should the worst happen.

• Could I be personally liable if I do not include Terrorism Cover?

Directors legally have personal responsibility for their decisions and actions taken on behalf of the Residents' Management Company

By adding Terrorism Cover when arranging or renewing your Flats Insurance, you are protecting your own and your fellow freeholders' and leaseholders' assets.

Don't take the risk of leaving your residents uninsured.

Lift Inspection and Insurance

Under health & safety regulations, there is a duty for Companies to ensure that their passenger lifts are formally inspected by a competent authority every 6 months. Lifts would include passenger lifts, window cleaning hoists and winches fixed to the roof of the property.

A record of these inspections must be kept and a certificate issued. Whilst a lift may have a maintenance agreement in place, this agreement doesn't normally include the statutory inspection requirement.

To help comply with the Lifting Operations and Lifting Equipment Regulations 1998 (LOLER), Insurers offer an inspection service under an Engineering insurance policy Insurers can also extend the policy to include damage to a lift following its breakdown.

Most property owners or blocks of flats insurance policies will cover damage to passenger lifts as a result of an insured peril such as fire, accidental damage and malicious damage.

However these policies do not normally extend to cover damage caused by the breakdown of the passenger lift, hence the need for an Engineering policy

Residentsline has negotiated very favourable rates for Lift Insurance and Inspection, as shown below:

Lift Inspection Twice per annum

Machinery Breakdown

*£317.65

*£112.00

£250,000 Limit of Indemnity subject to £100 Excess

*Figures quoted include Insurance Premium Tax or VAT and are for lifts servicing up to six floors. Should you require a quote for over six floors, please call us on 0800 281 235.

Cyber Liability Insurance

Designed for Residents' Management Companies, our Cyber Liability Insurance cover can protect you from the growing risk of cyber threats. Cover starts from only £120.

In 2018, the UK Government estimated that the cost of cybercrime to the UK economy around £27 billion. Due to the frequent media reports of multinational companies falling victim to global cyberattacks, Property Managers, Residents' Management Companies (RMC) and RTM Companies could be forgiven for believing themselves unlikely to be the primary targets of such incidents.

However, recent studies have shown that UK small businesses (up to 50 employees) suffer over 65,000 attempted cyber-attacks every day, with hackers' successfully penetrating IT networks on average every 19 seconds.

With results such as these, it is clear that anyone is vulnerable to the potentially devastating financial impacts that come with the use of IT. Small businesses and RMC's are now widely viewed within the Cyber Security industry as the 'low hanging fruit' for cyber criminals, chiefly due to their traditionally moderate IT security budgets and reliance upon third-party providers.

It is not only the exponential rise in the frequency and severity of cyber-attacks that is driving demand for Cyber Insurance from Companies across all sectors. Strict new data protection regulations such as the EU GDPR have placed a particular emphasis on any organisation that holds personal information to safeguard data or risk devastating financial repercussions 'Sensitive' information, including banking or health information, has stricter rules than traditional personal information such as names and email addresses and can lead to far more substantial penalties in the event of non-compliance.

The high volume of sensitive customer information usually stored, processed and held means that cyber insurance should be viewed as an essential tool in your day-to-day operations.

The wide array of contacts, funds that are collected and held and multitude of contractual obligations leaves RMCs particularly exposed to cyber criminals.

With so many access points for hackers to enter and potentially cause disruption, identifying risk controls and risk transfer mechanisms should be key to the successful operation of every RMC across the UK. Traditionally, cyber policies were very expensive to buy, and it was even more difficult to understand what they covered. Our brilliant new cyber product will cover you against all the key risks your business will face online and digitally starting at just £10 a month.

Unlike traditional insurance, Cyber Insurance is not just about the coverages you buy; it is equally important for you to have access to third-party experts with the knowledge and experience to get you up and running again in your time of need.

A key feature of every Cyber Covered policy is not only the financial recovery for the business, but our also the data emergency service that comes with a Residentsline Cyber Covered policy
