Hot fun in the summertime! Anytime is a good time at the shore but for sure, Summertime is Prime Time. Our chat with local architect (and old house owner) Wayne Lerman provides some insight into both building new and renovating old.

One of our favorite beachfront spots is the town of Sea Bright, the first on the Jersey shore and the focus of this issue’s Short List. Be sure to check out some of our faves in this great little town (and let us know if we left out any of yours!)

West Side Story: Red Bank’s Kitch Organic by Ramona Hill Restaurateur Joe Durso has always been a healthy eater; with the assistance of Executive Chef Jennifer Freeman, Kitch Organic is showing foodies that fresh organic food can become a culinary lifestyle for even the fussiest eater. And, as if that weren’t enough, Kitch Organic is helping to revitalize Red Bank’s West Side. Kitch Organic opened Oct. 1, 2015, in Red Bank’s Leighton Avenue neighborhood. In just eight months, Kitch Organic is a favorite neighborhood eatery, drawing rave reviews. In addition, a mere three months later, Durso opened a second location in Asbury Park. Dedicated to being a good neighbor, Durso and Freeman want the restaurant to contribute to Red Bank’s west side. Their vision capitalizes on the neighborhood’s growing popularity with young families and career singles seeking an attractive and affordable lifestyle. Durso, 29 and a Monmouth County native, traded in his Manhattan career in financial management for the restaurant business because he’s always believed eating healthy and eating well are not mutually exclusive concepts. he visited a few years ago. Originally, Durso and a former business partner planned to bring the West Coast franchise to the Jersey Shore. Durso decided a franchise wasn’t the best way to present his message promoting healthy fresh food as the basis of healthy lifestyle. With Freeman, a long time friend, he set about making his dream a reality. Freeman, a graduate of The Natural Gourmet Institute for Health and Culinary Arts in New York, delivers a creative seasonal menu focused on the healthy dietary benefits of classic cuisine. Everything she serves is 100 percent organic and completely gluten-, wheat- and dairy-free. Freeman changes up the menu to take advantage of what’s in season to produce traditional, vegetarian, vegan and Paleo fare for dining in or takeout. Durso said, “Jen’s a master gardener and our backyard garden supplies most of the seasonal produce she serves Kitch Organic’s patrons. We source our food locally whenever we can and know, absolutely, exactly how the food is grown and raised.” In fact, Freeman’s herb and vegetable patch at Kitch is a draw in its own right, with seating for 12 scattered among the vegetable beds throughout the growing season. From soup to nuts, Freeman and her team make everything at Kitch Organic fresh on site from the best quality

ingredients, even the ketchup and mustard. Kitch Organic bread and baked goods made from Freeman’s own recipes also sell at Rumson’s French Market. The restaurant’s transformation from a problematic community eyesore to a neighborly and committed business typifies Durso’s commitment to thoughtful and careful redevelopment on the west side. Following a long and lovingly carried out renovation, the restaurant replaced a long vacant and controversial neighborhood liquor store. Durso lives nearby and frequently bikes or walks to work. Durso said there’s a cooperative spirit among neighborhood retailers. The restaurant’s fresh, cold-pressed juices, which are especially popular, are also available at Coffee Corral on Drs James Parker Boulevard. Kitch Organic, in turn, serves their coffee. Although Leighton Avenue is mostly a residential area of modest single-family homes, west side businesses have been helping to revitalize the area. The result is an urban vibe that is beginning to draw Millennials attracted by lower home prices as well as the convenience and quality that businesses such as Kitch Organic are providing. Durso and Freeman are thrilled to be part of it.

Lerman Architecture, based in West Long Branch, specializing in commercial, residential, medical and retail architectural and interior projects throughout New Jersey and include new projects as well as renovations and additions. We’re fans of the historic home renovation he completed on his personal residence in Red Bank (featured on page 61) and wanted to know more about Wayne, his work and his design perspective. Tell us about your company. We were originally established in 1981 although I’ve been in the business for over 40 years. Our firm is known for design-oriented solutions which meet client budget as well as creating quality unique designs. We call it “Intelligent Architecture.” What’s most important to you personally in designing a house? It’s important to me that our work as architects brings to the clients a residential design that embellishes their wishes, that creates a uniqueness that is special to the client. We encourage clients to be clear about their present and long-term needs as their lives change…. observe things they like and dislike, formally and informally. The interior should function well and be full of surprises. Good surprises I hope? Of course! Would you say you have a particular style? My style is diversified but personally more contemporary. Though our work has response to client projects in all designs formats including historical and more classical design vernacular. You have a wonderful historic home in Red Bank that you have renovated. What are the particular joys and challenges of renovating an older home? Joys — Yes!! Challenges — Yes!! With an older home renovation so many unforeseen conditions occur which you must deal with including various code and zoning issues; infrastructure like electrical, plumbing, heating and cooling issues. Older homes, like mine, have plaster/wire lath wall. They have unusual heavy timber framing, all of which creates difficulty in modernizing the new renovations. It is an undertaking that is sometimes costly and time consuming yet the end result is rewarding as was my own home in Red Bank. I’m currently involved with a very complex house renovation in Elberon, NJ, that will be spectacular. Is there a particularly impressive or memorable project you’ve worked on? In addition to my personal residence, we worked on a corporate headquarters located in New Jersey — a design which won an AIA design award. Also, a large and significant renovation of an existing building in Brooklyn, various high-end beautiful custom homes

and the Voyagers School renovation of an old school building in Eatontown, NJ. Do you have any heroes in the world of architecture & design? Frank Lloyd Wright, Le Corbusier, Richard Mier, Earo Saarinen but especially Wight who has influenced me personally. Can you tell us a bit about the more personal side of Wayne? I’m married with two children and 6 grandchildren. I grew up in Newark. And I’m a supporter of the Jewish Federation and Lunch Break. You mentioned surprises… what might we be surprised to learn about you? My side love is art: I do abstract impressionistic painting and have been in multiple juried gallery shows as well as solo exhibits in Gallery on Grant, in the Axelrod Theatre, Ocean County College and Torche Galerie, among others. I also donate paintings for many hospital functions, colleges and other benefits for breast cancer awareness, MS, cancer research and more.

Historic Neighborhoods Some have formal designations, some are just local neighborhoods that have retained many historic homes. Here’s an admittedly incomplete list of nearby historic districts & neighborhoods that are sure to appeal to the old house lover.

ATLANTIC HIGHLANDS HISTORIC DISTRICT

T

he charms of an old house for those who can appreciate them are at once both obvious and ineffable. The old-world craftsmanship. Construction materials that are either no longer available or no longer practical. Design details that have outlasted a succession of trends. Perhaps it’s the foreignness of the architectural style that captivates (even if was trendy in its day) or maybe it’s the residual warmth left over from decades of fond memories of previous inhabitants.

An old house offers both a patina and a personality that encourages old house lovers to gladly overlook the supposed shortcomings relative to current popular taste and new construction fads and embrace the unique and special qualities that simply do not exist in new housing stock.

Roughly bounded by Sandy Hook Bay, Chapin Avenue, East Highland Avenue and 4th Avenue. Houses are in Stick, Shingle, Queen Anne, Colonial Revival, Carpenter Gothic and Craftsman styles. Dozens of homes built in the late 19th Century plus a couple dozen Sears kit houses built 1910 - 1940.

CHAPEL HILL DISTRICT (Middletown)

King’s Highway East between the junctions of Chapel Hill Road and Stillwell Road. Most of the buildings in the district are, 1, 1-and-half and 2-story frame residences with rectangular and square with ell plans, dating from the 18th and 19th centuries. continued on next page

HIGHLANDS

While there’s not necessarily a blanket love for all old home periods — after all, the hand-wrought simplicity that characterizes the Arts & Crafts movement was a direct reaction to the machine-age hyper-decorative instincts of the Victorian era — there is a shared appreciation for the qualities of an old house that fans and aficionados can embrace no matter what the style.

Explorers such as Verrazzano were roaming the area that became Highlands as early as 1525 with settlements dating to the 1600’s through the Revolutionary War period and into the late 19th Century when it became a popular summer spot for NY producers & actors. Portland Rd, Lighthouse Rd, E Highland Ave, Bay St, Grand Tour, Navesink Ave Shrewsbury Ave.

In Monmouth County, an area that pre-dates the American Revolution, it comes as no surprise that many historic homes exist and in a broad range of periods. From 18th Century Early American Colonial to mid-to-late 19th Century Victorian varieties to Craftsman Bungalows of the early 20th Century, Monmouth County is home to an assortment of historical architectural styles.

“I was seven or eight when my family bought an 1862 farmhouse in Southern Vermont. When we first toured the house, I pointed out that the floors were sloped. I recall the broker said, “Michael, they call that charm!” In an older home, we see the imperfections as character which means that older homes have personalities.”

LOCUST (Middletown)

One of five historic districts in Middletown Township, Locust stretches along Locust Point Road and Navesink River Road. Significant in Middletown’s history as an early 18th century farming and fishing village which evolved into an important summer estate area after the Civil War. Its history has been profoundly influenced by its productive and scenic lands which border Clay Pit Creek and the Navesink River. The convenience of water transportation influenced the early settlement of Locust and has continued to shape its economy and lifestyle.

NAVESINK HISTORIC DISTRICT (Middletown)

Glass door knobs were very popular in the 1920s and 30s. The first patent for a door knob was issued in 1878. Some people are fascinated by door knobs and join societies for collectors. The metal piece surrounding the keyhole is an escutcheon. It protects the wood of the door from scratches that might occur if the key misses the hole. Some escutcheons also have a cover over them that prevent prying eyes and eliminates the risk of dust or insects entering the opening.
