From the Publishers Carolynn Ozar-Diakon Broker - Senior Partner carolynn@resourcesrealestate.com

Thomas McCormack Managing Partner - Broker tom@resourcesrealestate.com yielded real results.

The end of year and start of a new one is a special time because it encourages each of us to review what has come before and envision what lies ahead. For us at Resources Real Estate, we saw 2016 bring us many things, much of which will carry us into 2017 with great momentum.

In October the celebration continued as we brought home the award for Best Overall Marketing Package from LRE at their 21st annual Luxury Real Estate awards ceremony held in Aspen. This recognition was momentous as it acknowledged our efforts in print, digital and online, in our company branding, property marketing and agent promotion. Our marketing approach’s comprehensiveness was key to our receiving this award.

In September we were nominated for 8 awards by Who’s Who in Luxury Real Estate (LRE), a prestigious global network of elite brokers and agents. Among the nominations were Best Website, Best Print Marketing, Best Digital Marketing, Outstanding Social Media Savvy, Most Innovative Marketing Technique (which we won 2 years ago) and others. Most every national real estate firm was among the nominees including affiliates of Sotheby’s, ReMax, Coldwell Banker, and more, as well as many fine independent brokers from around the country and the world. We are truly honored to be recognized in such fine company.

October was also the month we celebrated our top agents by rewarding them with a luxury cruise vacation for their hard work and stellar sales. It was a joy to spend time with these wonderfully impressive people — not just great sales professionals but warm, compassionate and creative individuals. We aspire every day to fulfill our ideal of “Exceptional Service, Exceptional Homes, Exceptional Agents” and 2016 exemplified our success in inching closer to it. We look forward to an exciting 2017 and all it holds for us. We wish you the best in the new year as well.

September was also the month we were named to the Inc.5000 — Inc. Magazine’s list of the fastest-growing private companies in America. This recognition of our growth was a welcome surprise and it demonstrates that our work has

Historical Legacy Blends With Modern Family

reprinted with permission of Living In Media Ulana and Anthony Joslin are truly a love-at-firstsight story. When they first met in Hoboken at a club, Ulana recalls with a smile, Anthony told her he was going to marry her someday. Sure enough, they were married in 1996 and now have four beautiful children. Anthony grew up in Middletown, and Ulana was from Rockaway Township in northern New Jersey. She moved to Hoboken after graduating from Rutgers. Anthony graduated from Monmouth University after spending two years at Berklee School of Music in Boston studying bass. But he decided the professional musician’s life would make it hard for him to have the stable family life he so desired. After their marriage, Anthony and Ulana lived in Jersey City, renting an apartment. Anthony began commuting to New

in a 1920’s Locust Farmhouse

York City, working in the finance industry, and Ulana began graduate school, studying early childhood development. They began their own early childhood family development with the birth of Sophia, their first child, in 1999, after which Ulana became a full time professional Mom. When they had four children (Sophia, Charlie, Lilly and Nate) in five years, they both knew it was time to find a well-sized home for their family to grow into. They began to think about having more room for their family to enjoy the country life. Both Ulana and Anthony had fond memories of the Jersey shore, and a search of historic proportions soon began. Ulana’s parents were Ukranian immigrants, and she grew up on an organic farm in Rockaway, New Jersey. Her parents owned an apartment building in Red Bank, and she

Ulana speaks often of “integrity of design” when she describes her family’s goal in designing and adding to the original 1920’s farm house on the property they purchased in Locust. The original farmhouse is now the left hand side of this sprawling and elegantly designed home. The wraparound porch, gambrel roof and porte cochère all figure prominently in the overall design and create enormous curb appeal. The classic buttercream historically inspired exterior paint and white trim details accent the incredible attention to detail this home’s design features so prominently. The property includes some barns and out buildings that have weathered warmly over the years and harken back to the property and town’s farming history. 732.212.0440 14 resourcesrealestate.com

Although nearly seamless in design, the older section of the house includes intimate spaces and beamed ceilings. The elegant newly constructed entry features mahogany doors with side lights and classic black and white checkerboard tile flooring. Natural light floods in from 85 windows. French doors added to the original part of the house, dating back to the 1920’s, lead to the wraparound porch and create balance, since the dining room features the same French doors. Large family gatherings can be accommodated by the historically inspired dining room table (that seats up to 16) Ulana received from her mother. Ulana’s mother enjoyed collecting antiques, and many of her pieces are now included in the interior design of the Joslin home.

remembers as a child coming down to Monmouth County to help clean up apartments and or help her father take care of landscaping chores, repair plumbing and maintain the building for her parents’ tenants. They would sleep in an empty apartment or the basement while doing the work and go to the shore when they had time to get away. Anthony had always had a fondness for the Locust section of Middletown. This historic area was settled in the 18th century and featured a farming and fishing economy. The picturesque water views and lush topography became a draw after the Civil War as a place to build elegant summer residences and shingle style cottages. Ulana and Anthony moved into a mother/daughter with Anthony’s Mom while they looked for just the right spot to call home. They soon found a ca. 1920 farmhouse (which included resourcesrealestate.com

an addition) on 2.9 acres that called to them as a place to put down roots. In fact, according to Ulana, the first time Anthony walked the lot he said it was where he wanted to teach his son to play baseball. They moved into their new old house in 2000, but always wanted to redesign and create a more appropriate addition for the home they now called their own. They had a shared vision, and Ulana was passionate about designing the home of their dreams around the historic farmhouse. They were inspired by Dutch colonial detailing and gambrel roof features they hoped to incorporate in their re-imagining process, and they also knew they wanted to incorporate a porte cochere (a roofed structure extended from a building over an adjacent driveway to protect individuals getting in and out of vehicles) that they had seen in Monmouth Beach. 15 732.212.0440

Ulana and Anthony hired architect Jim Daley to help them flesh out their ideas and make their dream a reality. They both knew that the overriding design challenge and goal should be to make the expanded house look like it had always been there on this site. They wanted to integrate their redesign into the original farmhouse and create a seamless visual impression to the overall design. They committed to nearly a full year of construction and starting in 2004 lived in a trailer on the site with dogs, cats and four children, moving into the mostly finished home in November of 2005. After a false start with a contractor

left them with a big hole in the ground, they began working with Ken Ruby of Middletown based Ruby construction, who was also a childhood friend of Anthony’s. They worked with their creative and building team for 11 months with Ulana overseeing every detail and went on to build their vision. The resulting 4,000 square foot addition and original farmhouse total approximately 6,050 square feet of creatively integrated, seamlessly designed and historically inspired living space. The Joslin’s have enjoyed every aspect of their home over the years and have happily made their own history part of this historic property’s legacy.

The Joslin home works in a circle, with the kitchen being the hub of activity. This gourmet kitchen features Viking professional series appliances, including a 6 burner stove (with griddle), custom recessed Wood Mode cabinetry with crystal pulls, decorative corbels, a farm sink and a massive corner-sited center island to accommodate multiple stools. The great room addition off the kitchen is truly a fully integrated living space. The fireplace and mantel surround incorporate classic detailing, and multiple French doors lead to a built in pool outside as well as a patio space to enjoy some summer sun. The vaulted ceiling and exposed beams give this room an open feeling, and the doors and windows let natural light stream in and allow for welcome pastoral views of nature and landscaping beyond. 732.212.0440

So Much More Than A Cup A’ Joe booskerdoo

Five years later, James Cavalry and his now-wife Amelia Caverly are co-owners of Booskerdoo, a coffee company, cafe and bakery with six locations in Asbury Park, Fair Haven, Pier Village, Monmouth Beach, Matawan, and Holmdel. “Booskerdoo was actually my nickname for James,” said Amelia, “based off of a band he liked, Hüsker Dü. When we were thinking of what to call the shop, I jokingly suggested Booskerdoo, and we both laughed. Later that night, he woke up, sat up straight and announced, ‘That’s perfect!’ So now it’s the name.”

It began with 5 pounds of coffee beans in a tiny Manhattan apartment. James Caverly was roasting coffee for the first time and it generated so much smoke that his girlfriend, Amelia, thought he had lost his mind. For James, it was a moment of clarity — it resulted in the best cup of coffee he had ever tasted. That’s when he decided to get out of sales and open up his first coffee shop. 732.212.0440

Disappointed in the quality of coffee available, James decided that at Booskerdoo all coffee would be made with freshly ground beans and to maintain their artisan aesthetic, all the coffee would be roasted in-store. Booskerdoo is a certified organic roaster and works with small, ethical farms. The coffee’s quality can be detected not only from the balanced bitter and sweet taste but also from the earthy and fragrant smell it radiates. Booskerdoo has always had great coffee, but it wasn’t until 2012 that its food began to shine. Until then, Booskerdoo had been collaborating with another bakery, but unfortunately that business was lost in Sandy. In the weeks after the storm, James 18 resourcesrealestate.com

knew Amelia was a wonderful baker and asked her to make a batch of muffins to sell. They were a hit and customers clamored for more. Amelia then became the head baker for Booskerdoo and built a bakery into their store. Now, she makes warm, gooey chocolate chip cookies, fluffy, flaky croissants, decadent marshmallow treats and more. She says the best treats, however, are her pies. “The first time I met my future mother-in-law, she said that if I was going to continue to date her son I’d need to know how to make a good pie,” she said. “So I practiced, and practiced and practiced, and I think I’ve just about perfected it.” Her delectable pies and other desserts can be found at all Booskerdoo locations. James and Amelia, who married several years after creating Booskerdoo, emphasize that it is the marriage of their passions that makes their store so special. “We have great coffee and great food,” said James. “With other stores, you have to pick one. Also, our atmosphere finds the middle ground between high-end and accessible.” While many high-quality shops can be off-putting to those who aren’t savvy about coffee, Booskerdoo strives to maintain a positive and inclusive atmosphere. With two daughters of their own, James and Amelia want their shop to not only provide sophisticated coffee but also be familyfriendly, offering hot chocolate and yummy treats for kids as well as some more exotic fare such as Costa Rica La Rosa Naranjo SHB and Dancing Goat Espresso for the grown-ups. At Booskerdoo, everyone is welcome to share the love.

& Welcome Home Welcome Home is the charming lifestyles store that features homewares, gifts and fashion. It’s also the personal adventure of Kathleen Conlon’s who sources her unique inventory from around the world including furniture, art, pillows, home accessories and beautiful fashion and jewelry. It’s a great spot to find the perfect gift for all occasions like engagements, wedding, new babies, birthdays and special occasions or just to chat with one of our favorite locals, Kathleen. What drew you to this business? Welcome Home has been a very personal journey for me. I wanted to find a way to connect to my local community more and to create an environment that people would love to come to. I had a very difficult year in 2011 and lost 3 very close family members within a 6 month span and it changed my outlook on everything. After reflecting on the impact that my father made on so many people in our community, I realized I wanted to do the same and decided to create Welcome Home as my outlet to do so. We love the name. I have travelled extensively with my prior career and have always said there is no better feeling then being Welcomed Home from a long day at the office or a long trip away. Whether it is your spouse, your children, your parents or a loved one, being greeted at the door by a friendly smile has always touched my heart. I can still hear my Dad’s voice in my ear who would always 732.212.0440 24 resourcesrealestate.com

And I want to help people create that feel in their own homes too. How has it been going to so far? We have been open for just over a year now and my heart feels full. I have met so many wonderful people from the community and have truly enjoyed creating a happy place for a lot of people to come. Welcome Home has a small town feel where neighbors look after each other and are here for you in good times and bad. We love to help each other pick the perfect gift or a great piece of art. I love supporting local artists too. One of my favorite things to do is to call them to let them know that one of their pieces has sold. I love hearing the joy in their voices when I tell them one of their pieces has found a home.

What’s most important to you personally in helping to style a house? The most important thing to me is that all parties are happy when we are done. I think down deep I am an old soul, and just really enjoy helping people. I love when customers come back and thank me for helping them transform their spaces and send me pictures of their new space saying that they love it. What are you hoping for response-wise from a customer who is coming to you for home furnishing help? I always hope that people leave Welcome Home feeling like that they got great customer service, a beautiful and unique product and good value too. So thrilled and proud of the entire Resources Real Estate team for receiving Best Overall Marketing award at the 21st annual international Luxury Real Estate awards presented by Who’s Who in Luxury Real Estate. Given the fine marketing work of all of our fellow nominees it is truly an honor we wear proudly.

Resources ~ it’s a great place to work.... and play. We welcome back Linda Gillespie to the Resources family as Director of Training. In this newly created role, she will be responsible for the implementation of the training program for our agents.
