What’s Your Home Worth? Vancouver real estate values up nearly 17% over past year

he value of residential real estate in Vancouver over the past year has gone up by 16.96 per cent – far greater than the already-high 9.5 per cent of the previous year but only the fourth steepest increase in BC, according to BC Assessment figures released January 4. Lions Bay in West Vancouver saw the province’s highest rise, at 17.96 per cent year over year, followed by Squamish at 17.33 per cent and Burnaby at 17.07 per cent. Point Grey Road in Kitsilano, owned by Lululemon co-founder Chip Wilson, was valued as BC’s most expensive property for the third year in a row, now worth $63.87 million. Last year the 30,600 square-foot property was valued at $57.6 million, so it has seen a rise of nearly 11 per cent – more than $6 million. The province’s second-ranked property is around the corner at 4707 Belmont Avenue in Point Grey – a street commonly known to locals as Billionaires’ Row. That home, which ranked third last year, is now valued at just over $57 million as of July 1, 2015, up from $50.1 million the previous year.

BC Government Raises Property Tax Grant Threshold in Wake of Soaring Values

The only non-West Side property to make BC’s top five is an entire private Gulf island – James Island, which is valued at $51.6 million and ranks in third place, down from second place in 2015. Across the whole of BC, property values have risen by 11.1 per cent over the year to a total of $1.34 trillion. The differences between northern and southern BC were much more marked than in the previous year, with many northern jurisdictions registering significant declines in property values. The biggest drop was in Tumbler Ridge, where home values fell by a third. In terms of what this means for
