REMODELING ON THE RISE IN 2021

The strength of the current housing market—combined with continued working and schooling from home for many—is sparking an increase in home improvements and repairs. According to a recent report, the “Leading Indicator of Remodeling Activity” (LIRA), released by the Remodeling Futures Program at the Joint Center for Housing Studies of Har vard University, annual gains in spending for improvements and repairs to owneroccupied homes are expected to increase slightly this year, from 3.5 percent at the close of 2020 to 3.8 percent by year-end 2021. The LIRA provides a short-term outlook of national home improvement and repair spending to owneroccupied homes. As Chris Herbert, managing director of the Joint Center for Housing Studies says, “The remodeling market continues to benefit from a strong housing market. In addition to routine replacement and repair projects, homeowners are likely to pursue more and larger discretionar y home improvements this year as the broader economy recovers.” The most popular improvements on the docket this year for homeowners include projects that make life more efficient and enjoyable, such as: UPDATING THE KITCHEN. While a full kitchen remodel may not be within your budget, you can still modernize your kitchen by replacing the floors or backsplash. Painting kitchen cabinets is an inexpensive way to give your kitchen a design refresh, or invest in a new appliance or two to instantly improve functionality and add value. ADDING A DECK OR PATIO. More attention is being given to outdoor living space than ever before. Extend your family’s living area by installing decking or creating a spacious patio. Outfit your new outdoor space with comfortable patio furniture, a fire pit, water feature, kitchen set-up and more. CREATING AN EXERCISE SPACE. Many have taken their exercise routines out of the gym and into the home, so car ving out a functional, designated space to work out is a popular home-improvement trend this year. How to Get Approved for a Home Improvement Loan By Jason Caruso

hether you're building an addition, completely remodeling or just finishing your basement, a home improvement loan can help add value and comfort to your home. There are a variety of loan options available that we detail later in this article, but before you explore those, there are four steps you should take to ensure that you'll get the money you need: Understand Your Credit History With any type of loan, a higher credit score will give you better terms for your loan. But if you have a low credit score, that doesn't mean a home improvement loan is out of reach. There are government loans, private lenders and co-signing opportunities that may be available to you. 1

Evaluate Your Equity Home improvement loans are largely dependent on the homeowner's equity, since this becomes collateral for the loan. 2

Even if you have a decent amount of equity, you will need to prove that you're capable of paying your debts plus the added debt of the home renovation loan. The final terms of your loan agreement will be determined by your ability to pay back the loan on time. Get an Appraisal The lender needs to know the overall value of your home before agreeing to certain loan terms. Not every lender will require an appraisal of your home, but it helps to be prepared in case it's requested. 3

Estimate Your Project Cost Before you apply for a loan, you should establish a baseline of estimates from professional contractors to determine how much your home improvement project could potentially cost. This will give you a good idea of how much you'll need to borrow. Seeking out contractors for estimates will prepare you for what your project could entail. For example, you might be unaware that there's mold in your walls which is something you'll definitely need to take care of—and this will add to the amount you'll need to borrow. 4

While you're figuring out the cost of your project, be sure to request estimates from several contractors so you can shop around for the best price. What Are Your Home Improvement Loan Options?

After you've completed the above four steps, you'll be ready to look into your loan options: Home Equity Line of Credit With a home equity line of credit, you're able to withdraw money as you need it during a time limit that the lender has specified. Much like a credit card, as you pay some of the balance off, your credit will revolve and you can start to withdraw again.

This line of credit can have fluctuating rates that can be higher than the rate you'd get on a fixed-rate loan, making them more risky. But there is more flexibility with a home equity line of credit than a fixed-rate loan. Home Construction Loans When it comes to home construction loans, lenders need to place a lot of trust in the builder, meaning they are usually very cautious about giving out these loans. If things go wrong, the lender could quickly realize they've made a bad investment. Because of the risk for the lender, there are precise qualifications for this type of loan, including: » Proof of good credit and financial health » A comprehensive list of project details (floor plans, materials, etc.) » An estimated home value from an appraiser » A large down payment—usually 20-25 percent » Working with a builder that's approved by the lender Home Equity Loans A borrower uses the equity of their home as collateral under a home equity loan. The value of your property will need to be determined by a licensed appraiser, and this will determine the loan amount you are eligible to receive. Usually this requires good credit and can end up being more costly than other loan options since additional fees associated with the appraisal, originator, title and closing process can come up. FHA 203(k) Loans The federal government backs FHA 203(k) loans, which were established with the intention of revitalizing struggling neighborhoods. Under this loan, borrowers can purchase a property with the cost of repairs and upgrades included. The required down payment is as low as 3.5 percent in most instances. Make sure to follow the above steps and do your research on loan types as you're planning to renovate your home! FIVE SMART WAYS TO AVOID A DELAY IN CLOSING By Barbara Pronin Closing day is a red-letter day for buyers, sellers and their agents – the long-awaited time when final papers are signed, monies are disbursed, and everyone goes home happy. In a perfect world, there would be no hitch in having funds wired from the bank. A cancelled deposit check would never go missing, and the moving van scheduled for Thursday morning would never need to be postponed. But we don’t live in a perfect world, and seasoned agents know how vital it is to work with clients, lenders and closing agents in order to avoid delays. “I never assume a closing will go smoothly until I’ve talked with my buyers, dotted a few i’s and crossed a few t’s,” said Kathy Murphy, a top-producer with CENTURY 21 Town & Country Realty in Royal Oak, Michigan. With that in mind, here are five ways to avoid delays in closing: Preview the paperwork – If the buyers are obtaining financing, they receive their Loan Estimate within three days of sending in their loan application, and receive their Closing Disclosure three days before closing. Be certain they read them carefully, double checking the loan and down payment amounts, interest rates, etc., as well as all of their personal information. A minor discrepancy or a simple misspelling could cause a delay unless it is promptly addressed. Read the preliminary title report – Request a copy and review it to be certain there are no “clouds” on title. Many issues, such as an unpaid contractor’s bill, can and should be easily cleared. Your buyers should understand that the title insurance purchased will protect them against any issues that may

crop up later, but that the policy is effective only from closing day forward. Sidestep last-minute mortgage issues – Check in with the buyer’s lender frequently to be certain no needed documents are missing and they are on track for the scheduled closing. Resolve final walk-through problems – A final walk-through with your buyers a few days before closing may reveal items that need to be resolved, such as a broken plate glass window or the light fixtures the sellers agreed to leave are missing. Work with the seller’s agent to determine the best and quickest way to resolve the problem, which could include the seller paying cash for repairs, or negotiating a credit for the buyer at closing. Head off cash flow hitches – Be sure the buyers are aware of the escrow company’s policy regarding final closing funds. In most cases, funds must be wired to the escrow company the day before closing. Your buyers should be certain they have arranged the wiring instructions so that funds reach the closing agent in time. Take extra care to avoid the possibility of cyber-fraud by giving the buyer the phone number to the escrow company and reminding them to verify the wire instructions prior to authorizing their bank to send money on their behalf. SMART HOMES Smart homes, smart features and smart appliances are exploding in popularity and will soon be the norm everywhere. For example, as a way to expand on the popular digital cook top, one prediction is a concept cooking environment with a fully connected social media hub that syncs devices and all of your kitchen appliances. One possible innovation is an interactive backsplash with the potential to connect to social networks, websites, play music, store and save recipe

cards in a digital format, track refrigerator inventory, create grocery lists, send reminders when you’re out of an ingredient, and keep tabs on expected guests with GPS. Further, the appliance maker Whirlpool also anticipates the debut of thoughtful appliances that work for homeowners and the greater good. Laundry, for example, could become an act of charity with apps that automate donations for every load. Washers may also come equipped with at-home quiet modes triggered by a smartphone, and varied cycles for specialized clothing, active wear, infant clothing or handwash fabrics. Purchasing a home with smart technology can be exciting, and right around the corner there will be even more appliances and devices that will make life around the home easier and more enjoyable.

When you’re ready to list your home on the real estate market, you conduct a thorough inspection and fix any problem areas. You make your house look shiny and new by replacing broken items, upgrading light fixtures, floors, cabinets and window treatments, cleaning every inch and staging your home perfectly for your open houses. Here are five things around your home that you can leverage to increase its value: Appliances

Appliances can be tough to move, especially if they’re built into your kitchen or laundry room. Instead of planning to take them with you, include them in the price of your home. A word of caution: Be sure the appliances match, are (relatively) new and look immaculate. If you’re in a pricey neighborhood, buyers want move-in ready homes stocked with higher-end appliances.
