RYAN KIMBALL Prior to working at Sotheby’s International Realty, Ryan founded Kimball Realty where he hired, managed and trained a successful group of agents as Principal Broker. Ryan has also worked at Coldwell Banker on the Investment Services Group (ISG) where he gained experience in acquisition, disposition, 1031 exchanges, short sales (pre-foreclosures), small and large apartments and buying bank owned and HUD homes. Leanne is a graduate from the University of Southern California, and began working in real estate in 2003. Throughout the 80’s she spent her career opening Nordstrom stores throughout California. During that time Leanne grasped the significance of superior Customer Service, and has applied those same philosophies into her real estate business. In the early 90’s Leanne and her family moved to Utah and found “home”. Embracing the small-town nature of Park City, Leanne found numerous opportunities to volunteer throughout the community. Amongst other organizations, she has been involved in the local schools and served several years as a board member of the Park City Education Foundation. Leanne’s greatest satisfaction comes from doing the job right and understanding the specific needs of her clients. David received his undergraduate and law degrees from the University of Utah. He has a very broad background in the real estate industry. David has managed his own title insurance and escrow company and is a past Director of the Utah Division of Real Estate. He is former legal counsel to the Utah Association of Realtors and to the Park City Board of Realtors. David has been primarily responsible for the development of most of the standardized real estate forms currently used by real estate agents and brokers in the State of Utah. David discontinued his law practice several years ago to accept an appointment as the Principal Broker for Keller Williams Park City Real Estate. Very involved in the Park City community, David has also served on the Summit County Board of Adjustment. THOMAS WRIGHT President and Principal Broker
Thomas Wright was born and raised in Salt Lake City, Utah. He graduated with honors from the University of Utah in 1997 with Bachelor of Art degrees in Marketing and Russian. Thomas graduated from Quince Orchard High School in the Washington D.C. metro area in 1991 after being selected to be a United States Senate Page by Senator Orrin Hatch and former Senator Jake Garn. After the prestigious firm of Lewis Wolcott & Dornbush Real Estate was affiliated with Sotheby’s International Realty Thomas became a partner, where he serves as the President and Principal Broker of Summit Sotheby’s International Realty. Prior to joining Summit Sotheby’s International Realty, he was a top producing agent with Prudential Utah Real Estate where he was licensed for several years. He also served as the marketing director for Coldwell Banker Premier Realty and was responsible for the marketing initiatives for several hundred real estate agents in offices all across the state of Utah. Thomas has implemented many innovative and successful real estate marketing strategies and ventures that have influenced the residential real estate brokerage industry across the country. He was a former partner of the largest real estate photography company in the United States and co-authored two patents related to online lead generation. Thomas has also been a national speaker in the real estate industry, speaking to large and small groups about lead generation, effective management of leads, innovative sales techniques, and web site creation. Thomas is an avid amateur golfer. While in high school, he won the Maryland State Golf Championship and then played for the University of Utah competing in several major NCAA competitions, most of which were won by Tiger Woods. Thomas enjoys traveling the world which has included a three week safari in Africa, a two week golf excursion to Scotland and an Arctic Circle fishing adventure for Northern Pike. Thomas is a civically-minded citizen and has been elected and appointed to serve on several key organizations in the community. Thomas is married to Caroline Wright and has three daughters and one son.

Our Comparative Market Analysis considers a variety of metrics including recent transfers, active listings and economic housing market conditions. Ultimately the selling price will be determined not only by comparable properties but how buyers view your property to establish its “worth.”
In the auction world, the highest price for a painting will be achieved by all prospects in a position to both afford and appreciate the painting. In auctions, the consignor may set a reserve. If the highest bid is less than the reserve, the painting will go unsold. This is not unlike a real estate property for sale.

To understand real estate commissions let’s take a look at how real estate agents are paid and how they share cooperating commissions. The most common type of listing agreement between a seller and their agent gives that agent’s broker the right to exclusively market the home. In return for bringing a buyer to the table, the seller agrees to pay a commission to the broker. Typically, this fee is represented as a percentage of the sales price and is shared between the listing broker and the broker who brings the buyer.

OVERPRICING IN A DEPRECIATING MARKET THE BEST TIME TO MAKE A PRICE DROP IS UP FRONT A common mistake sellers make is pricing their home high in the beginning to “test the market”. The thought is “we can always lower the price if we don’t receive any offers” or “we need to build in a cushion for negotiation.” Unfortunately most of the showing activity occurs when the home is first listed. Once initial pool of buyers have seen the home and it doesn’t sell, the sellers will then have to wait for new buyers to come into the market and they will have to reduce their price to be competitive. In the last few years prices have declined so the seller ends up “chasing the market down.” Also, the longer your home remains on the market, the less interest it will generate among buyers. Buyers typically feel that they should pay less for a home the longer that its been on the market. At that point you have to face the real possibility of being forced to sell it for less than if you had priced it at real market value. It is especially important to make sure that your home is priced correctly when the conditions are leaning towards a buyers market. In that scenario buyers are very sensitive to price and will look harder to find homes that offer the most value. Simply put, buyers are not making “low-ball” offers on properties, they are waiting for properties priced correctly to come onto the market.

THE POND CURRENT HOUSING MARKET When a new listing comes to market there is always an initial spike in interest and showings in the first week or two. This is the “pent up demand” from buyers who have already looked at and rejected your competition. If your listing price is close to its estimated market value, buyers recognize this and interested ones will respond with better offers to a new listing. A properly priced home forces a legitimate buyer to ask the question, “What will it take for me to get this house?”
