Why Choose Ryan Kimball? Qualifications Prior to working at Summit Sotheby’s International Realty, Ryan formed Kimball Realty where he was the principal broker/owner. He hired and managed a successful group of agents. Ryan also worked at Coldwell Banker on the Investment Services Group (ISG) where he gained knowledge in acquisition, disposition, 1031 exchanges, short sales (pre-foreclosures), small and large apartments and buying bank owned and HUD homes. Administration Providing “first rate” service to our clients has always been our top priority. With incredible amount of disclosures and paperwork, this requires a full-time, dedicated agent to follow up and respond to all of your properties inquires. Trish Nichols, a full-time client liaison, and Joe Averett, our Marketing Director, are both excellent in their fields. Property Marketing Plan The Following Are the 17 Steps I Take to Get a Home Sold… the “Pro-Active Approach”! 1. Post your home on our local Multiple Listing Service 2. Price your home competitively… to open the market vs. narrowing the market 3. Introduce your home to agents in our office as well as Realtors with qualified buyers in your area 4. Develop a list of features of your home for the Brokers to use with their potential buyers 5. Suggest changes you may want to make in your property to make it more saleable 6. Provide regular updates on comparable homes that may affect you and the value of your home 7. Prospect 3 hours and speak to a minimum of 25 people per day looking for potential buyers for your home 8. Contact over the next 7 days… my buyer leads, center of influence and past clients for their referrals and prospective buyers. 9. Launch your listing on the top visited websites to provide your home with maximum exposure 10. Add your home to sothebysrealty.com, saltlakesothebys.com and ryankimball.com 11. Create a dynamic marketing campaign which includes postcards, e-blasts and brochures 12. Add additional exposure through a professional sign and lock-box 13. Use an automated “call capture” text message system that will generate buyer leads specifically for your home 14. Inform you of responses and inquiries relating to your home 15. Represent you on all offer presentations to assure you in negotiating the best possible price and terms 16. Handle all the follow-up upon a contract being accepted… all mortgage, title and other closing procedures 17. Deliver your check at closing!!!
Common Seller Questions • Can we list for only 30/90 Days? Six months is our company policy to ensure that your property receives the best exposure we can provide. • We were thinking about a company besides Sotheby’s or we haven’t really heard about your company. I think you realize that a company doesn’t sell a home, it’s actually the individual agent’s activities. After reviewing my marketing plan, I’m sure that you will feel confident that I can sell your home for top dollar. • Will we save the commission by selling it ourselves? The greater Salt Lake market today has over 7,000 homes for sale and last month only 882 sold, and 97% are listed and sold by real estate agents. Giving For Sale by Owners a 2-3% chance of selling a property. Also, in a study done over the last three years by the NAR (National Association of Realtors) it was determined that the average seller will end up selling their property for 14% less than one where professional representation and exposure exists. • Can we list our property higher and come down later if it doesn’t sell? It makes sense at first thought to list high and leave room for negotiating, however, this creates problems in getting the home sold. Most buyers won’t even bother looking at the properties that are priced too high. When we price the property right, you have the chance for multiple offers versus not having any offers or opportunities to negotiate. • Is it better to use a friend in the business? In today’s market almost everyone knows one or two people that in are in real estate. The question you need to ask yourself is, are you selling the house to do a favor to your friend or truly looking for an aggressive agent that will net you top dollar for your home? Please take a minute to review our plan of action to sell your home and you will immediately see what separates us from all competition. • What do you do to sell homes? There are two types of agents in real estate today: Passive and Active. I am an active agent, meaning when you sign the contract I immediately get to work marketing your property and creating maximum exposure for your home. I have found that a motivated homeowner wants an agent that will work actively and aggressively to get their home sold. Please refer back to my “Property Marketing Plan” for the step by step plan I use to sell your home. • Will you cut your commission? No… can I tell you why that makes me nervous if another agent has agreed to this? If an agent isn’t strong enough to stand up to you during their negotiations regarding their own worth and value, how strong can they possibly be defending you and the value and price of your home during future negotiations? Do you want someone who is going to use your equity as a negotiating tool in the same way that they do their own commission?
Ryan Kimball’s Real Estate Best Practices I arrive at the office each morning at 8:00 am and begin compiling all of my lead sources. At 9:00 am I put on a headset and begin calling all of the following people: • Your neighbors on your street and in your neighborhood. I tell them your house is for sale and I ask them, “Who do you know that is looking to buy or sell a home in the near future?” • All “For Sale By Owners,” “Expired Listings,” and new “Active Listings” in the Salt Lake Valley area. The vast majority of people selling their homes are relocating in the same area. They are upsizing, downsizing, or wanting a new location. I ask all of these people, “Where are you planning on moving when you sell your home?” • All past clients and circle of influences, I ask each of them, “Who do you know that is looking to buy or sell a home?” • I have a database of local Buyers and Investors that I call, asking them what they are currently looking for.
My minimum standard is to spend three hours a day prospecting for buyers for your home. My average is one contact every ten minutes. The final question I have for you is, “What are other realtors currently doing to get your home sold?”
