Serious savings The reason for the 15-year-term’s popularity is that it often provides a lower interest rate — sometimes ranging from a half to a full one percent lower than the rate for a 30-year mortgage. Over a number of years, that adds up to some serious savings. For example, Wasieko said, a $100,000 loan with a 30-year, fixed-rate mortgage at five percent will cost $534 each month in principal and interest, for a total of $192,450.

The same $100,000 loan with a 15-year, fixed-rate mortgage at four percent will cost $737 per month in principal and interest, or about $200 more per month — but the total cost will be only $132,701. That’s a whopping savings of nearly $60,000 over the life of the loan. Of course, not all homeowners want to or can afford to make a somewhat heftier monthly financial commitment. That’s why White and Wasieko advise homeowners to thoroughly review all their mortgage options and ask plenty of questions before they sign on the dotted line.
