ith new home building beginning to rebound, it’s easy for eager buyers to dash out to the newest or nearest model homes. But experts advise anyone seriously planning to purchase a new home should begin the process by getting pre-qualified for a loan.
What is pre-qualifying?
Pre-qualifying is the first step in purchasing a home, said Mary Frances Coleman, a real estate attorney and broker in Scottsdale. “You can’t do anything before you take this step,” Coleman said, adding that it’s important to understand that it doesn’t guarantee that the loan will be approved by the lender. Once upon a time, getting pre-qualified meant a quick call to a bank or lender and being sent out with a blessing and ample buying power. But times have changed, and these days, being pre-qualified means proving you have the financial stability to take on a specific-sized loan.

“People getting ready to buy a home can make a dangerous mistake by thinking they’re pre-qualified after a five-minute conversation with a mortgage company,” said Keith Teegardin, vice president of sales for V.I.P. Mortgage Inc. in Scottsdale. “But it’s not pre-qualifying until you have shared documentation with a loan officer.” That documentation may include tax returns, paystubs, W-2 forms, bank statements, down payment information and more to ensure an individual’s credit, assets, income and job stability meet the requirements for the loan. It may also include information about whether or not the purchase is dependent on the sale of a home.
Clear financial picture
Pre-qualifying provides a buyer with a clear financial picture of their purchasing potential and clarity about the impact of that purchase on their monthly budget. “Obviously the biggest advantage is that you know exactly what you qualify for before you go out and look for a house,” said Ron Duranti, vice president and loan originator for Peoples Mortgage Company in Chandler. “You may think you can purchase a $300,000 home when in reality you only qualify for a $150,000 home. Gathering spaces come in a variety of shapes and sizes, but most builders incorporate them in kitchen-great room combinations that serve as the heart of a home. It’s where you gather in the morning, spend evenings and weekends, and celebrate the holidays. Maracay Homes redesigned all of its floor plans in the past 18 months and is introducing a concept they call “new American spaces.” Gina Canzonetta, marketing manager for Maracay Homes, said that their buyers want to be connected and want more casual living spaces.
Making connections
Canzonetta said that a perfect example of connected spaces is a kitchen with a study or den area nearby. “That’s why the great room concept is so important in home design,” she said. “The kitchen is the center of the home, but you want to be connected with the rest of the family.” Indeed, having a gathering space encourages families to spend time with one another — it’s less about retreating to private quarters and more about staying with your loved ones. “People don’t have the opportunity to connect like they used to,” said Julie

TIPS TO KEEP IN MIND ABOUT HOME DESIGN

IT’S MORE THAN STATISTICS: Consider the flow of a floor plan. sometimes, a 2,500-squarefoot home can ‘live’ larger than one that’s 3,000 square feet. Factors such as open spaces, ceiling height and windows can affect how the spaces feel.
Great for entertaining
Gathering spaces are also ideal for entertaining. Great rooms keep people where the food is — that immense kitchen island — but give them a comfortable place to sit and enjoy the festivities. “That’s the lifestyle people have now,” said Terry Lents, sales associate for Blandford Homes. “If you enjoy cooking or entertaining, you want to be where the people are. It’s kind of fun with a big screen, you can have a football party (continued on page NH5)

THINK AHEAD: If you have young children, you’ll want spaces large enough to accommodate your future teenagers, but if your kids are getting ready to leave the nest, that might alter how you think about bedroom and bonus room placement.

An important note: always give trees room to grow, since Eisenhower said that trees that are aggressive fast-growers can quickly outgrow their landscape location and can sometimes even crack walls. He recommends allowing a foot for every inch of trunk diameter the mature tree is expected to grow — or, for most of the trees mentioned earlier, about 15 feet from the house.

It’s like money in the bank: landscaping can have a big impact on household energy bills BY JIMMY MAGAHERN

ome homebuilders include a landscaping package, some offer it as an option, and sometimes you’re on your own. One of the most important things to remember is not just what your initial landscaping investment will be, but also how it will impact your on-going energy budget. Indeed, APS estimates that a few well-placed shade trees can reduce your cooling needs by up to 10 percent, bringing indoor temperatures down by 9 to 36 degrees where the walls are shaded. And that’s money in the bank.
Nature’s coolant
If you’re going to plant shade trees, a good place to start is with the choice of tree. “What you really want to use are trees that are green in the spring and summer, to keep the sun off the house, but then drop their leaves in the fall and remain bare through the winter,� said Bill Wray of Berridge Nurseries. Wray, a certified nursery professional with over 32 years experience, adds that this allows the winter sun to come in and heat the house. In this deciduous category, Wray recommends

Finally, water them deep and wide, but not too often. “Water out to the edge of the canopy of the tree, which we call the drip line,� Wray said. “Ultimately, with a desert tree, you want to get it down to just once a month.� Eisenhower noted that some people will water a couple of times a day, but only give the tree two or three inches of saturation. Since soil can dry out pretty quickly, especially in our summer heat, it’s better to give shade trees one good long monthly soaking, saturating the soil down to three feet in depth. Why’s that? “Trees in Arizona expect infrequent but heavy monsoon rains, and that’s what we have to mimic,� explained Cliff Frink, a certified arborist and owner of Sage Tree Care in Phoenix. “Water it heavy, then leave it alone.�

Previously, secondary bedrooms — usually reserved for kids or guests — were positioned at the end of a long hallway in a distant area of a home. Today, many homes include a bonus room that serves as a transition from public spaces to bedrooms. These gathering spaces might not be as grand as great rooms, but they can serve an important purpose in everyday life. Many families use them as study nooks, and they’re also popular places for media centers and hobby areas.
Perhaps one of the best aspects of this type of gathering space is that homeowners can customize them. “It’s all about making sure that there’s flexibility,” Canzonetta said. “For example, our program, FlexDesign, can redesign entire components of your home to match the needs that you or your family might have. It’s taking these spaces and making them usable for how you live.”
Merging indoors and outdoors
Gathering spaces aren’t just for the indoors, however. Many popular floor plans are blurring the distinction between indoors and outdoors, making it possible to enjoy a seamless transition

from a great room to an outdoor living space. “Outdoor living, particularly in Arizona, is important. That’s what buyers want,” Canzonetta said, adding that the outdoor living space has become more important than the outdoor kitchen. “It’s all about the experience, whether it’s under a patio cover or interspersed with a pool and perhaps a waterfall. It’s an extension of the home.”
To easily achieve this effect, some builders are incorporating retractable walls of glass in living spaces. Rather than traditional sliding patio doors, these window-walls transform and expand your space when the walls are open. “When you open that wall of glass, you can hear the water outside in the pool or the music in the house,” Lents said. “It’s an extension of the indoors and makes for a really great experience.”
