It’s 2015 ‌ and you still don’t know your neighbor’s name, right? If that sounds familiar, why not try to become more connected this year to those quite literally around you, if only digitally? Joining an existing neighborhood network or website, or starting one yourself, doesn’t take a lot of time or even a lot of effort, and there are com-

panies that make set-up extremely easy even for technologically un-savvy types. Two of the more popular ones available across the nation include Nextdoor, a San Francisco-based firm that operates a free, private social network for individual neighborhoods, and Neighborhood Link, a Denver-based, private, for-profit company that provides free websites for neighborhoods, HOAs and comSee CONNECTING, Page R3

NEW YORK — The Cooper Hewitt Smithsonian Design Museum, revamped, restored and expanded after a three-year closure, is reopening at last, all decked out for the 21st century in its historic Carnegie Mansion home just a few blocks up Fifth Avenue from the Guggenheim and the Metropolitan Museum of Art. Visitors to the museum will be hardpressed to recognize the old-fashioned, somewhat wonky entity of old. It’s now four stories of cutting-edge galleries, hands-on and community-friendly. The spacious garden, adjoining cafĂŠ and gift shop, housed in Andrew Carnegie’s 19th century picture gallery, will be accessible from a 90th Street gate and open to the public at no charge. Inside, ticket-holders should come ready to experience a new kind of museum straddling art and science, 19th century architecture and a 21st-century Jetsons sort of world, where 3-D designs can be downloaded and hundreds of wallpaper patterns can be viewed (or designed) at the touch of a finger. With 60 percent more gallery space than it had before, the Cooper Hewitt opens with 10 new shows at once, making use of all four floors. “Designing the New Cooper Hewittâ€? recounts the museum’s transformation, which involved 12 design teams and took a decade to realize. The first floor features a “Process Labâ€? with an industrial-size 3-D printer, among other tools. The lab invites visitors to explore the process of problem-solving behind design. A “Beautiful Usersâ€? exhibit includes pitchers, wheelchairs and other objects from daily life, examining the shift toward user-oriented design. A quick climb up one more staircase and the juxtaposition of traditional and cutting-edge really starts to take flight. “Making Designâ€? brings together a wide range of works from the museum’s permanent collection, while “Hewitt Sisters Collectâ€? tells the story of Eleanor and Sarah Hewitt and their collections of textiles, hatboxes, wall coverings, furniture and even birdcages (notice the sound of chirping birds), among other decorative arts. The third floor features the exhibit “Tools: Extending Our Reach.â€? Highlights include a walk-through installation composed of dozens of hammers, saws and other basic tools, suspended so they appear to be exploding, and a 24-hour, delayed live feed of the sun’s surface, courtesy of the Smithsonian Astrophysical Observatory in Cambridge, Massachusetts — an illustration of the power of complex tools like satellites and telescopes. The exhibit is reminiscent at times of what you might expect from a science museum.

Question: Two weeks ago, we leased an apartment for six months in a north Phoenix apartment complex. One of the main reasons we chose this particular apartment was that the property manager said that the community pool was heated. The community pool, however, is not heated. When we complained to the property manager, the property manager said that the owner had recently decided that, because of the increased cost of utilities in the apartment complex, the community pool no longer would be heated in the winter months. Can we cancel our lease and move to another complex with a heated community pool? Answer: If the misrepresentation by the property manager about the heated community pool relates to the “essence” of the entire lease transaction, you can cancel the lease. In other words, if you discussed with the property manager that the heated community pool was the major reason that you wanted to rent an apartment in that particular complex — for example, the heated swimming pool was therapy for your arthritis —the lease could be canceled. If the misrepresentation was only a material factor in renting the apartment in this particular apartment complex, along with other factors such as location and amount of rent, you are required to honor the lease but you would be entitled to damages for the misrepresentation. The damages generally would be the difference between the rent for your apartment with a heated community pool and the rent for your apartment without a heated community pool. munity organizations as well as a premium upgraded version that does come with an annual $120 fee. “We’re using technology to bring about a sense of community to the neighborhood, but it’s not about technology,” said Nextdoor co-founder and CEO Nirav Tolia, who noted nearly 50,000 neighborhoods now use Nextdoor, and about 1,700 of those are in the greater Phoenix area, in spite of advertising being kept mostly to wordof-mouth. “We’re trying to create the same kind of place online where you live offline.”

Original social networks The mission of connecting people is a personal one for Tolia. The son of Indian immigrants, he grew up in a small town in west Texas where his neighborhood was “absolutely essential,” he said. It was, after all, where his friends lived and where neighbors taught him how to play tennis and baseball. And it was neighbors who made his family “feel at home,” he recalled, adding that his parents still live in the same town. Years later, Tolia realized the faster pace of his family’s California neighborhood might mean his own kids would miss out on that same kind of experience. So he was that more enthusiastic as he and Nextdoor’s other founders began to refine their idea. He said

they found it interesting that Facebook was a mirror of people’s social lives, Twitter was a place to show off one’s interests and LinkedIn was a mirror of one’s professional career, but when it came to one’s community, “there was no social network for this part of our lives.” Ultimately, they concluded that a neighborhood is the original social network. And, as for concerns about his kids and their own neighborhood, Tolia said progress was made: There’s now a shared basketball hoop and organized basketball practices. What’s more, his parents started a Nextdoor network in their town, his brother started one in his Dallas neighborhood and his sisterin-law started one in her San Diego community. That accessibility is certainly part of Nextdoor’s appeal. It’s not for “super tech people who are texting on their phones all the time.” “You don’t need a lot of time, and you don’t need a computer,” he said. “You can just use a smartphone, and it’s 100 percent free.”

A new communication tool So, exactly how does it work? Check to see if there’s an existing neighborhood listing at nextdoor.com and create a neighborhood listing if there isn’t, he said. All that’s needed is your e-mail address, your first and last name and physical address, and then you just need to verify where you live. Then, you can view online comments from members in your neighborhood, which might include baby-sitter referrals or information on the latest road construction in the area. There’s no monitoring done by Nextdoor and no one at the company

can read what’s happening in your neighborhood, but there are tools that allow members to flag posts that are deemed inappropriate, although the need for them “doesn’t happen that much,” he said. Tolia said a goal of Nextdoor is to also help reduce crime in neighborhoods, and although police and fire departments weren’t initially part of the lineup, such groups are being incorporated. Jim Phipps, a public information officer for Chandler, said the city is a big proponent of Nextdoor and has several city departments, including the police and parks and recreation, that post messages to neighborhood groups — in a judicious manner, of course. Residents receive the posts, he said, but city employee cannot see any residents’ discussions. “If there’s a new tool that can help us communicate with our residents, we’re all for it,” Phipps said. “We’re looking to get our residents to get to know each other, to foster a sense of community, to know who’s living around them, and these kinds of apps really foster that.”

A website as ‘a living history’ For those who prefer a website format for their neighborhood’s comings and goings, Neighborhood Link is one option that may fit the bill. Raymond Robinson, director of business development, said the company started in 1998 and now has more than 45,000 neighborhoods as clients. Most opt for the free version featuring a nominal number of ads, although some groups like the password-protected areas, private discussion boards and lack of advertising on the premium website.

“In fact, we let (the clients) sell advertising on the website, so some have actually turned the premium into a moneymaker,” he said. Like Nextdoor, joining is an easy process. Robinson said you just need to submit the name of the neighborhood or organization, the ZIP code or geographical area of the organization, and your name. The company builds the website, makes you the administrator and then offers suggestions on what to do next, like posting your HOA’s covenants and meeting minutes. “If you have a site that’s easy to maintain, it can be a living history of a neighborhood, and it can document events and problems,” he said, adding that one of the ongoing challenges is to make sure that when one person steps away from running your neighborhood site, another person will be ready and willing to continue it. Alma Jones, a Mesa resident who has long used Neighborhood Link for her neighborhood of more than 450 homes in Marlborough Mesa, said she has always found the website to work well. She spends a couple of hours each month maintaining and updating the site, and she said the discussion board is a wonderful way for people to reach out to each other for friendship, problem-solving and assistance. She’s so appreciative of Neighborhood Link, in fact, that she and her husband, Jim, stopped by the company’s Colorado headquarters this summer. “That was the second time we’ve been there,” said Jones, who gave the small office a large gift basket stuffed with Arizona-made goods. “I do better in face-to-face situations, and I kind of like to meet the people who help us.”

Get to know the members of your maintenance team One of the many advantages of renting is that when you’re locked out or the heat isn’t working or the sink is clogged, there’s a team of trained professionals on site that can help. Most apartment communities employ skilled maintenance staff to keep the things running and prevent any major issues. It is a convenience for you and a way to minimize costly repairs later for your owner. In addition to the resident

repairs, this team also oversees the maintenance of the common areas in your community. Take the time to get to know your maintenance team. They are the individuals who help when you’re facing an emergency. The maintenance team is often on call around the clock, and it juggles a variety of tasks on any given day. Most technicians are trained in HVAC (heating, ventilation, air-conditioning and refrigeration), plumbing and electrical care. They

may also be responsible for preparing apartments for move-ins. Like all service professionals, these teams deserve respect and courtesy. Working to support 10-300 apartment homes means they are pulled in all directions, at all hours. Many apartment communities use an online or request system to make a service appointment for your repair when needed. Be on time for the appointment and be prepared for the technician to get to work. For example, if you have a leaking dishwasher, empty it

before your technician arrives. Of course not every apartment community has professional staff on site; but, most management companies that are part of the Arizona Multihousing Association have skilled maintenance teams that receive continuing education. Next time you see your maintenance team members on site, be sure to say thanks for all they do to make your community home.

RENTER’S Legal Q & A Question: I came on hard times after having lost my job, and my wife having medical problems. The manager gave us a 5- day notice to pay our rent or that our lease was going to be terminated. Since we could not pay the rent, we accepted the fact that our lease would be terminated. We cleaned the apartment and we vacated the apartment without being evicted through the court. We tried our best to do the right thing. Now the manager says that we are responsible for the rent until the end of the lease or until the property can be re-rented, which ever comes first. That seems unfair since it was the manager who gave us the notice that if we did not pay rent that the lease would terminate. We did no pay the rent and we thought the lease was terminated. Do we really still have to pay rent?

A.R.S. 33-1373 indicates that if the rental agreement is terminated the landlord may have a claim for possession and for rent and a separate claim for actual damages for breach of the rental agreement. Since the landlord did not do anything to breach the lease, what terminates are your rights under the lease agreement, but not your obligations.
