he Ontario Real Estate Association (OREA) recently commissioned Ipsos Reid to perform a survey about home ownership in Ontario. The results from the survey were very interesting. It appears that Ontarians consider home ownership to be very important, and a large majority are either homeowners now or intend to be homeowners in the future. I would like to share some of the findings of the survey with you. 4 Home owners say they have a better quality of life. They report being happier, healthier and enjoy a greater feeling of control over their lives than renters. 4 Homeowners are free to redecorate, renovate and modify their homes as they wish. 4 Most home owners enjoy stable housing costs – a fixed rate mortgage payment might change a little over time while rent in Ontario has increase by an average of 3.5 per cent each year. 4 Home owners are civically engaged. Home owners are much more likely than renters to say they voted in the last municipal election. 4Home owners are significantly more likely to have donated to charity, participated in local festivals/events, volunteered and written a letter to their editor.

4 An overwhelming majority (94 per cent) of Ontarians agree that owning a home provides a stable and healthy environment for raising a family. And here are some very interesting numbers: 4 72 per cent of Ontario households are owner occupied. Ontario is a province of home owners. 4 In 2010, Ontario MLS® home sales generated $9.3 billion in additional consumer spending. 4 Every home purchased in Ontario pumps $47,575 into the economy for furniture, home improvements and related items. 4 Home sales on MLS® general over 80,000 direct and indirect jobs annually in Ontario.

Residential Condominium Market sees Highest Gains in May

T

he May real estate market in the Greater Hamilton, Burlington and their outlying areas* experienced an increased number of listings for the month of May and a small decrease in the number of sales overall, according to Multiple Listing Service® (MLS®) statistics released today by the REALTORS® Association of Hamilton-Burlington (RAHB). The average sale price of all properties rose again in May when compared to last year. The largest gain in average sale price was in the residential condominium market. “The condominium market in our area is where we saw the most growth in

May,” said RAHB President Ann Forbes Arndt. “The average sale price is up almost 11 per cent over May of last year and sales were higher than the 10-year average for the month.” Residential sales saw a slight decrease in the number of sales compared to May of last year, while the average sale price rose 3.8 per cent. Year to date residential unit sales were 8.4 per cent lower year than last year. “Every community in our jurisdiction has their own localized market with larger swings than we see in the overall numbers,” said Arndt. “Hamilton Mountain saw a 20 per cent increase in numbers of sales, while Dundas showed a

decrease of 32.4 per cent. Dunnville is a smaller community but has seen big increases in sales over the same month last year, percentage-wise.” Burlington had the largest increase in average sale price at 8.8 percent; other areas with significant increases in average sale prices in May were Hamilton Centre and Ancaster.
