Dream of Home Ownership Alive and Well in Ontario But majority of Ontarians concerned that home ownership will be more difficult in the future

The dream of home ownership is alive and well among Ontario renters, with 70 per cent reporting that they would like to buy at some point in the future, according to a poll released today by the Ontario Real Estate Association (OREA). However, the poll also revealed that 81 per cent of Ontarians believe it is more difficult to own a home now than it was for their parents, and 89 per cent of Ontarians in general are concerned that home ownership will become even more difficult in the future. “We have an obligation to protect the affordability of home ownership for future generations,” said Barb Sukkau, President of OREA. “From its impact on job creation to the healthy and stable environment it provides for raising a family, home ownership matters to people, communities and Ontario. Over half (54 per cent) of renters cited affordability as a key reason for not owning a home and 70 per cent surveyed indicated they would be more willing to consider owning if the government offered more tax breaks and incentives to offset costs for first time buyers. “Today’s poll is compelling evidence that a majority of Ontarians are concerned about the affordability of home ownership for themselves and future generations,” said John Wright, Senior Vice President of Ipsos Reid. Home owners also report higher levels of civic engagement. The overwhelming majority (82 per cent) of Ontario home owners have donated to charity in the last two years; home owners are much more likely to say they voted in the last municipal election than renters; and 35 per cent of owners say they have volunteered in their community. “Support for home ownership means support for strong communities and a better Ontario,” said Sukkau. “We are urging all political parties in the 2011 provincial election to commit to making home ownership more affordable for Ontarians.” OREA is proposing three policy initiatives to strengthen home ownership in Ontario:

• An improved Land Transfer Tax (LTT) Rebate for first-time home buyers. OREA estimates that an improved LTT rebate would save a first-time buyer of an average resale home almost $1,500. • A permanent Ontario Home Renovation Tax Rebate. A renovation tax rebate would create jobs and curb the growth of the underground economy. • Reintroduce the Ontario Home Energy Efficiency Retrofit Rebate program. Investments in home energy efficiency will help home owners cope with rising energy costs and curb greenhouse gas emissions. Other survey highlights included: • 94 per cent of Ontarians think that owning a home provides a healthy and stable environment for raising a family. • 93 per cent of home owners want taxes on buying a home lowered. • 95 per cent of home owners think that the government should provide incentives to reduce their energy costs. • 94 per cent of homeowners believe that the government should encourage home-renovation through tax credits. • 48 per cent of Ontario homeowners believe that home repairs/maintenance are the hardest parts of home ownership. The survey was conducted by Ipsos Reid for OREA’s Home Ownership Matters campaign. For more information visit www.homeownershipmatters.ca. OREA represents 50,000 brokers and salespeople who are members of the 42 real estate boards throughout the province. Members of the association may use the “REALTOR®” trademark, which identifies them as real estate professionals who subscribe to a high standard of ethics and service. The findings of the Ipsos Reid online poll conducted February 23 to March 2, 2011 among 1,519 Ontario adults can be obtained from Ipsos Reid at http://www.ipsosna.com/news/. A survey with an unweighted probability sample of this size and a 100% response rate would have a margin of error of +/- 2.5 percentage points, 19 times out of 20.

ecoENERGY Retrofit – Homes Program

What do you Need When Moving Out for the First Time?

The Government of Canada has renewed the popular ecoENERGY Retrofit – Homes program. From June 6, 2011, until March 31, 2012, homeowners are eligible to receive grants of up to $5,000 to make their homes more energy-efficient. Homeowners who participated in the program to date have saved 20 percent on their energy bills. There are two important changes to the program. First, there is a requirement for participants to register directly with the program before booking their evaluation. Second, homeowners will now be required to provide receipts to their energy advisor at the time of the post-retrofit evaluation to confirm eligibility for the grant.

How to apply: The first step in the renewed ecoENERGY Retrofit – Homes program is to register: • New participants - If you or a previous owner have not obtained an energy evaluation of the property between April 1, 2007 and June 5, 2011. • Past participants - Homeowners who participated in the program between April 1, 2007 and June 5, 2011, and who did not receive the maximum amount of $5,000 can submit another application for improvements purchased and installed after June 6, 2011. Whether you're 18, 26, or 52, we all have to move out of our parent's house eventually. Recently a colleague of mine moved out of her father's house for the first time at 25 years old, and asked me what I thought she needed to get. I started listing off some of the main things, and then began to make her a list. I'll start with the basics: A bed — Not a mattress on the floor - you'd be surprised to see mold growing under the mattress a few months later. A nightstand — Get one big enough to hold what you need-books, a drink, alarm clock, a lamp, even a laptop if you're a workaholic or Facebook addict. Someplace to put your clothes — whether it be in the closet, hanging shelves, a dresser, an 18th century cherry wood armoire, or in bins, you need someplace to keep them tidy. A laundry basket — yes, men, you do need one, if only for transportation purposes. A mirror — to make sure you're just as pretty as you think you are. Something to sit on — a couch, a sofa, a beanbag, an inflatable chair, just something comfortable. Remember, you can always get a slipcover to give an ugly couch a cute face. A coffee table and/or side tables — Consider something with drawers for remote control and magazine storage. We had two Ikea Lack side tables pushed together as a coffee table for well over a year...a cheap and easy fix for $14! Something to put your TV on — It's helpful to have some media storage as well so you don't have stacks of Seinfeld DVDs lying around. Lighting — floor lamps, table lamps, ceiling lights, assess what your place needs and make sure it's well lit. Dining table and chairs — these too can be found second hand, and don't worry if the chairs don't match...just call it "eclectic." A desk and chair — this is optional but useful to keep a computer or laptop on, your mail organized. Optional pieces — bookshelves, an entry table/entry hooks or coat rack for keys and jackets, shelves to hang for either books, media, knickknacks or whatever you wish to display, rugs to cozy up a room and bring color, artwork or interesting accessories to decorate, curtains to keep out nosy neighbors, keep your place warmer in winter and cooler in summer, and cover those hideous vertical blinds, and in the kitchen if you need more counter top and storage space, a microwave cart or buffet is always useful. Finally, here's a list of some things that might get overlooked: Trash cans — kitchen, bathroom, and bedroom. Cleaning supplies — vacuum, broom, dust pan, mop, bucket, Windex, paper towels, anti-bacterial cleaner,

scrub brush or sponge, toilet bowl cleaner and brush, duster, towels (kitchen, bath, hand, washcloths, cleaning cloths, etc.) Shower Curtain Toilet bowl scrubber & plunger Iron & Ironing board — if you care about your appearance Smoke / Carbon Monoxide Detectors & Fire extinguisher — so your mother can sleep soundly Tool Box — you can buy a basic set just about anywhere. Make sure you have essentials like a hammer, flathead and philips screwdriver, measuring tape, level, nails and screws, and don't forget some duct tape!) For some of the most essential kitchen things, here's what I use most in my kitchen: Coffeemaker A good sized skillet with a lid that you can make just about everything in A 1.5 qt. and/or 3 qt saucepan A stockpot with a lid Mixing bowls For utensils: wooden spoon(s), spatula, slotted spoon, slotted turner, ladle, can opener, bottle opener, and tongs. Oven mitts Glass or ceramic baking dishes Cookie/muffin sheets Cutting board Knives--a large chef's knife, a serrated knife, and a small utility knife for everything else Measuring cups & spoons Don't forget toilet paper, either. Remember, it may be a bit expensive right at the get-go but you can always plead to family and friends for old furniture and dishes, go bargain hunting, and once you have your basic setup continue to add décor (make sure you have dishes before you get that amazing hand painted urn) as time and money allow. That should be enough to help you survive your first week without ordering out every night. Good luck and here's to independence and living on your own!
