I’d like to address an ongoing concern of mine based on what I’ve seen and heard lately regarding buyers making offers. The scenario: The buyer likes a property, their agent calls the seller’s agent and says, My buyers may make an offer, but they don’t like this or that, or the house in the neighborhood around the corner also interests them. This tactic is used to feel out a low-ball offer before submitting a written offer, proof of funds or preapproval letter. First Rule: Listing agents should never share the seller’s “bottom line,” unless specifically told to do so. The seller’s agent is to bring in qualified offers and get the best sales price for their client. The buyer’s agent wants the best deal for their client as well. The point in time where it’s appropriate for the agents of both parties to intelligently discuss the relative merits of each party’s position is after a formal written offer has been submitted…period. The seller and/or buyer agent that deviates from this format is not servicing the client appropriately. The buyer should not be afraid to submit an offer and show the seller they are qualified. The advantage for the seller is that a strong agent will put together the “comps” from the buyer’s perspective such as what other homes did the buyer look at before deciding on this one? For the buyer, it can actually be very beneficial to provide this information to the listing agent and seller, because they have become very educated on the competition. In reality, negotiations are between the buyer and seller, not the agents. But, experienced professional agents know how to lead their clients through the process in order to get the transaction completed to the benefit of both parties. Clients deserve this level of service and should not settle for anything less.
