Dear Friends, Given the high volume of sales throughout 2017, including the 4th quarter, I expect 2018 to continue that momentum. This is the time of year that sellers have started getting their homes ready to be on the market by spring. As folks prepare and reach out to me for advice, one of the most prominent questions I get is, "What makes us different from the rest?" There are many answers, but the one I'd like to focus on this month is that "We market for the year that we live in." Consumers have more distractions and interruptions than ever, with billions and billions of dollars competing for their attention. People don't watch TV commercials anymore, most mail goes straight to the trash, and everyone’s email is over-flowing with junk. All of this marketing noise creates a unique challenge in getting your amazing property the attention it deserves. For example, buyers that are actively working with a Realtor and are being emailed properties will still only open them about 25% of the time. We know because the MLS (Multiple Listing Service) shares the statistics. So even if your home is perfect for a potential buyer, and it gets emailed to them, they still might miss it. Ouch! The good news is that there is a better way! Facebook, YouTube, and Instagram are where the consumer's attention is. Properly harnessing the power of social media and its popularity can play to your advantage. Utilizing these sites, we target a specific set of potential buyers based on demographics including age, income and location. This allows us to serve up stunning property ads complete with beautiful photography and video to the right audience. The days of worrying about your agent's Rolodex are gone. We reach the right people on the right platforms. Period! Exposing your home to the highest number of qualified buyers will always be the best way to sell your home for the highest price, in the shortest amount of time.
