The guard gated luxury real estate market continues to be just as hot as the weather in Las Vegas. The graph and table above are a summary of closed guard gated sales in Summerlin, Las Vegas, and Henderson broken down by price point. The big take-away is that sales for the 1st and 2nd quarters are up 21% over the same time period of 2017. Closed sales were down in July, but I expect sales activity to pick up as people return from their summer vacations, kids go back to school, and the temperature eventually cools down. As for now, all sources point to rising prices in the valley. If you're looking to take advantage of the strong market and sell, I look forward to talking to you.
