Providing our clients with valuable information is a hallmark of our real estate brokerage firm. I often speak with homeowners who are unaware they could be eligible for up to $500,000 in tax-free profits when selling their principal residence. Our CPA, Scott W. Taylor, recently stated: “Under the home-sale exclusion rule, you may be able to exclude a portion, or possibly all, of the gain realized from the sale of your home, if your home met the principal residence rules. During the five-year period ending on the date of the sale, you must have owned and used the property as your principal residence for a period aggregating two or more years.” The amount of the exclusion varies on certain factors, so Scott recommends talking to your tax professional about your individual situation. Inventory is up, and closed sales are currently down month-over-month, as displayed in this month’s Market Trends section. The year-over-year trends confirm 2019 is not as strong as 2018. This increase in supply and decrease in demand indicates the market will become more competitive for luxury home sellers moving forward.
