Dear Friends, There is a significant difference between signing a luxury residential listing and professionally marketing one. Professional marketing is comprised of a number of factors far beyond just tossing a listing up on the MLS and then waiting and hoping. Hope is not an effective sales strategy. The first steps in professional marketing occur before the high-end listing is submitted to the MLS. This includes determining the optimum sales price based on comprehensive sales data and current market trend analysis. It also includes preparing and professionally photographing the property to accent the home’s strongest selling points. Rob Jensen Broker/President

In a rush to begin the “wait and hope” process, some Realtors post multi-million dollar properties on the MLS with no initial photos. This is a sure sign that your Realtor is in full "wait and hope" mode. Here’s why: Qualified buyers and/or their agents often have email “alerts” set for the type of residence they are looking for. These alerts are triggered by new listings on the MLS and are a one-shot opportunity. They get the one alert, they click to learn more, and – no photos. You’ve just blown your first and only opportunity to make a great first impression. And guess how long it takes for them to move on and forget that your home exists. Another often missed opportunity in professional marketing is Open Houses. Many Realtors in the high-end residential market will not devote the time, money, and energy to hold Open Houses. Their "wait and hope" methodology takes up a lot less of their time. But make no mistake – Open Houses work when they are heavily advertised and conducted properly. The advertising includes notifying as many qualified buyers and luxury home buyer’s agents as possible. This creates buzz in the marketplace. Open Houses are also convenient for buyers and sellers. Designating a time slot for Open House showings on a weekend allows a seller to properly plan and prepare their home for the event. The same goes for buyer’s agents. They are almost always out on weekends and often they’ll bring their clients or just stop by for a preview on their own. Either way it’s a win! We generally host four Open Houses every weekend.
