Negotiating repairs after a home inspection is a typical part of a luxury real estate transaction. However, locating qualified contractors and coordinating schedules can be frustrating. One of the ways we assist both our buyer and seller clients is to take the lead with home repairs.

It’s important to be informed when negotiating repairs. There’s a difference between repairs and cosmetic changes. Repairs are structural, mechanical, electrical, and plumbing issues. Cosmetic changes are new carpet and fresh paint, for example. Cosmetic requests can set back negotiations and put the deal off track. That’s why we always advise our buyer clients to incorporate any cosmetic changes into their initial purchase agreement and leave them off the repair list. Additionally, for our buyer clients, we schedule contractors to come out and give repair estimates right after the home inspection. In just one example, the home inspector might point out some broken roof tiles. So we schedule a roofer to come out immediately. Taking this extra step allows us to quickly know the repair scope and cost and advise our buyer using actual data. Finally, we make sure that the agreed upon repairs are completed by a licensed and insured contractor. We also always get receipts, which protects our buyers if an issue resurfaces later. To help our seller clients prepare for repair negotiations, we encourage them to inform us of any known existing repair issues. In some cases, we recommend a home inspection before listing the luxury home for sale. Once the issues are identified, we begin scheduling contractors to get the repairs done. The extra efforts we provide are especially appreciated by our luxury home sellers because they’re usually busy packing. Whether you’re buying or selling, all repair negotiations must be agreed on before the due diligence period expires.
