Before relisting, there are a few things that need to be addressed to maximize your chance of successfully selling your home. The #1 complaint from buyers these days is: “This home is dated and needs too much work.” If you’ve had negative comments from buyer showings in the past, take those complaints off the table for potential buyers in the future. Whether the issue is a leaky pool pump, cracked roof tiles, or matted and worn carpet, it’s important to fix it and get your home in the best condition possible before relisting. When it comes to staging, take a hard and objective look at your property. Sellers are usually reluctant to spend money on a home they won’t live in anymore, but a few changes can go a long way. Ask yourself if you’ve had negative buyer feedback about things you’re able to change. From adding a fresh coat of paint to updating the light fixtures, there are always things you can do to make your home show better. If there has been little activity—including minimal showings and few, if any, offers—it may be in your best interest to reduce your asking price before relisting. We get it. No seller wants to leave money on the table, but if you’re not getting offers, there’s no money to leave on the table.
