Periodically, some out-oftown brokers try to get a foothold in our Rockaway community. Some of them are small outfits and some of them are larger outfits with recognizable names. This is not a new phenomenon in our area and has always been UNSUCESSFUL!

The summer season has mixed effects on the Rockaway real estate market. On the one hand, we are a beachfront community and the draw of the summer activities does bring people here for: beaches, swimming, cycling, running, surfing, organized teams for kids and adults (although the pandemic may crimp some of these this year; thankfully the “end” is in sight). On the other hand, some sellers are reluctant to sell during the summer because they enjoy the aforementioned activities and don’t want to give them up so fast!

Why? The experienced local brokers have tremendous advantages over the interlopers. The good, intelligent local brokers know the history of almost every house – not just the sale records which are available on the internet. They know houses which have been on the market before and have been unsuccessful -

It can be harder to sell real estate during the summer due to vacations by buyers and sellers alike. Summer activities can also occupy people instead of allowing them to focus on the home sale process.

The spring season has been generally good for our real estate market. There has been action across the board in all price categories with an emphasis on the range below $1 million (approx). Prices have firmed up within the framework of recent comparable sales and in some cases are creeping higher. Inventory levels remain very low. Call me, Love, Robin. 718-490-9463 ly marketed – and they know WHY the old listings were unsuccessful (perhaps inspection problems, for example). They know who made offers on houses and why offers were turned down. They know all the local “players” – the investors, the families thinking about upsizing, or downsizing, or expanding for maturing children. Further, they know the parameters and specific desires/needs of these local players.

The Rockaway real estate market is very difficult to break into. A book can be written about the failed attempts to break into it. Call me. Love, Robin.

Air Fryer Chicken Fajitas

Serves 4

Ingredients:

• 1 lb boneless, skinless chicken breast, sliced

• 2 bell peppers, sliced

• 1 onion, sliced

• 2 tsp olive oil

• 2 tsp chili powder

• 1 tsp salt

• 1 tsp cumin

• ½ tsp black pepper

• 1 pinch cayenne (or buy fajita seasoning)

Directions:

Combine the sliced chicken and vegetables in a bowl. Add the olive oil, chili powder salt, cumin, pepper and cayenne. Toss to combine and pour con- tents into the tray/basket of your air fryer.

Slide the tray in the air fryer and cook at 360 degrees for 1620 minutes checking halfway through.

Serve with tortillas (or over rice or lettuce) and with any desired toppings – such as salsa, sour cream or guacamole.

A local golf course charges $35 per person for a round of golf. They currently send foursomes out every 10 minutes from 7am till 3 pm. (last tee time is 2:50). Since play is slow, they are considering sending foursomes out every 15 minutes from 7am till 3pm.
