Community News Expansive senior living project planned for Warner Center

Children’s Hospital Los Angeles remains a major tenant of the building, occupying 52,007 square feet over 2 floors. Beacon Capital is not unfamiliar with downtown Glendale, having previously purchased the 19-story building at 101 N. Brand Blvd. as well as the complex at 400/450 Brand Blvd.
New details of LAX plan revealed
Plans have been filed with the City of Los Angeles to build a large eldercare facility in Warner Center. Located at 21240 Burbank Blvd., the 1.27 million square foot project will occupy a 17.6 acre portion of the Northrop Gruman property, leaving the remaining 41 acres dedicated to their ongoing defense contracting work. Plans call for a complex that includes 566 independent living units, as well as 129 units that may be utilized for a hotel operation.
Former Nestlé home sold in Glendale The 22-story tower at 800 N. Brand Blvd. in Glendale, which previously housed the U.S. headquarters of Nestlé, has been sold to Beacon Capital Partners, a Bostonbased real estate firm. With LAX ranking low among polls focused towards accessibility and timeliness, the timing couldn’t be better for the airports multi-billion-dollar transit revamp. The Landside Access Modernization Program took a decade to come to fruition having passed the LA City Council vote early this year. The program will focus on improving transit in and out of the airport as part of a larger $14B capital improvement project for LAX. Aptly titled the Automated People Mover, a train that can ferry up to 200 passengers with their luggage will depart every couple minute to and from the airport. LINXS along with the city are developing the transit system that will travel approximately 47 miles per hour on a 2.25mile guideway carrying upwards of 10,000 passengers per hour. The new transportation system will also connect to Crenshaw/LAX Line, the Green Line and regional buses in a new Airport Metro Station that is underway. The People Mover is slated for construction to begin in the second quarter of 2019, with completion scheduled for 2023.

L.A. ranks #3 for fastest rising rent
A seven-acre estate in Chatsworth, which was leased for several years by legendary singer/ actor Frank Sinatra, has recently been listed for $12.5 million. Located at 9361 Farralone Ave., the hilltop property has been a popular filming location for years with credits such as the T V show “Mad Men” and the movie “Dreamgirls,” but is best known as a Rat Pack-era party pad for Ol’ Blue Eyes, who also sublet the guesthouse to actress Marilyn Monroe. Originally built in 1951 for Chase Manhattan heir Dora Hutchinson, the 10,000 square foot main house features 4 bedrooms, 5½ baths, 16foot ceilings, and large, external glass walls. The guesthouse, which features its own pool, was the location for one of Monroe’s final photo shoots and is rumored to be the site of a tryst she had with President John F. Kennedy.
According to a national apartment search website, Los Angeles is #3 among large cities for the fastest growing rent for apartments. The report from RENTCafe.com indicates that the average rent in L.A. increased by 6.6% last year, rising from $2308 to $2461. The top two cities, Las Vegas and Phoenix, rose by 8% and 7.7% respectively, but at significantly lower dollar amounts, $1044 and $1011. Though the study found the steepest increases in small and mid-sized cities, rent in the most expensive big cities, Manhattan and San Francisco, also increased by 3.9% and 5%, respectively. Nationwide, the average apartment rent rose 3.1% year-over-year, from $1377 to $1419. In general, experts attribute the increase in rent to delays in home-buying caused by rising interest rates; which leads to fewer apartment vacancies and therefore greater demand.

Emle’s serves California-style Mediterranean cuisine with a menu that offers a wide range of small plates and pasta dishes, as well as entrees such as lamb shank braised in red wine sauce and New York steak with roasted bone marrow. The restaurant is especially popular among brunchers, with options that include cinnamon swirl pancakes, a chorizo breakfast burrito, and short rib eggs benedict. Their vegan menu features a veggie panini and a Greek eggplant casserole, as well as traditional beef and chicken dishes that substitute plant-based proteins.
The Fox and Hounds is a Britishstyle pub with an extensive beer list and multiple TV screens airing various sporting events. But it’s their menu that makes The Fox and Hounds stand apart, with various meat pies and pasties available, as well as other English favorites such as fish and chips and bangers and mash being served alongside typical American bar food. The pub serves breakfast all day, which comes in handy when you’re trying to catch the English Premier League in the Pacific Time Zone.
Antonio’s is a classic Italian restaurant, operating mostly unchanged in the Valley since opening in 1957. Their pizzas are known for their plentiful toppings and their crisp, thin crusts. Antonio’s dinner menu abounds with pasta options, but the Pasta Rosa, with blended alfredo and marinara sauces, always draws raves. Other favorites include the fried gnocchi and the chicken picatta. Dining in Antonio’s old school dining room, with its candles and checkered tablecloths, remains an cherished tradition for many Valley natives.

Juxtapoz Magazine, known for featuring “lowbrow” and pop surrealist artists that would otherwise be considered as outside of the mainstream art world, has teamed with the Petersen Auto Museum to create a group show of artists whose work is often inspired by hot rod culture. The exhibit features many car-centric paintings and sculptures, as well as a number of vehicles that converted into moving works of work. The exhibit includes work by Robert Crumb, Ed “Big Daddy” Roth and Robert Williams.
This exhibition explores the art of stereoscopy, the technique that allows a two-dimensional image to create the illusion that it occupies three dimensions of space. Following the history of the technology from the experimental photographs of the 1830’s to the sophisticated digital films of modern day, the exhibit creates a hands-on experience, allowing viewers to use various devices to view 3-D art from artists such as Marcel Duchamp and Ed Ruscha, and features over 60 photographs, videos, and holographic sculptures.
Manny Farber was an artist and writer who penned a famous essay “White Elephant Art vs. Termite Art,” which celebrated artists who were influenced by their day-to-day lives rather than an ambition to create a singular masterpiece. This exhibition features 23 paintings by Farber as well as pieces by other artists who had similar approaches to their work. Featured artists include blown-glass artist Josiah McElheny, sculptor/florist Maurice Harris, and painter Patricia Patterson, who is Farber’s widow.
