Al-Sultan Hotel The new Al-Sultan Hotel complex will be a highrise hotel, conference center in modern Baghdad. Rising in a crowded urban context, the design aimed to maximize floor usage to house various functions, a restaurant, multi-purposed hall, grand entrance, a bakery, and a conference center. The main body consists of ten floors of luxury and a variety of rooms (in size and layout). The goal of this new commercial center is to become a symbol of Baghdad’s rebirth as a modern city. It is a place for gathering and recreation, a place to conduct business venues of the emerging Iraqi economy. This project is to increase employment profile, it is an employer of several hundred construction workers, and after construction will employ several hundred more citizens in an ongoing capacity.

New Sub-Urbanism Hutto Traditional Neighborhood Hutto is recognized as one of the fastest growing cities in Texas. The SmartCode that was adopted by the city is specifically designed to accommodate this inflow of new people and organizing them into safe, walkable communities instead of the apartment complexes. The SmartCode is designed to traditional family home neighborhoods or large combat urban sprawl, and preserve as much of the landscape as possible. For this reason, parks and playgrounds are required features, as well as tree lined streets and strict landscaping standards that are friendly to pedestrians and cyclists.

The SmartCode provides an effective tool for Hutto to add traditional neighborhoods to the lifestyle choices that it has to offer. Instead of the single product residential subdivisions built next to large blocks of apartment buildings and a retail strip center, the form-based traditional neighborhood development builds a variety of single and multi-family residential products, neighborhood office and retail spaces, schools, churches, parks and playgrounds within a five to ten minutes walk of each other. The design aims to have various levels of density. The center of the development will be most dense, with up to 20 residences per acre, versus about four per acre in a neighborhood of single family homes. Residences will be mixed with businesses, and the perimeter will be more rural with land designated for parks. Plans call for residences to be within a quarter-mile of community features, including businesses, schools, civic centers, and parks. Strict zoning helps ensure property use to the overall vision.

+ Waller Creek Context Map
Waller creek is a small creek in the eastern part of downtown Austin next to I-35. Because this area has been historically prone to flooding, the city is planning to build a tunnel that would divert the water from Waller creek beginning at Waterloo Park to exit just to the west of the mouth of the creek into ladybird lakeshrinking the floodplain and allowing for more intensive redevelopment in that part of town. A downtown creek is a potential amenity to the growing city, water will be then pumped back through the creek from Ladybird Lake which not only allows the city to control the water levels, but is also expected to improve the water quality within the channel itself. The design aimed into looking at the interesting relationship between biophysical (ecological) processes of a watershed and cultural value which has led to the overarching goal of “Dramatizing Eco-cultural Connections.

It is a commanding ideal to highlight the relationship between the elements of the city and the creek, allowing the union of the ecological and the cultural to create something exciting and beautiful-from which is where the drama emanates. To achieve the goal, thinking about the site was structured within the framework of describe the two elements of riparian system and urban system as an “Urban Ecotone” which is set as a “Stage” The proposed Waller Creek Urban Ecotone can be further broken down into elements: Water edges, corridor edges, vegetative ecotone, paths, and platforms. The programmatic opportunity is to choreograph multi-faceted interactions which are not only between urban infrastructure and riparian system, but also of the users within and across the ecotone and between users in general.

The Terraces Mount Baker Station
View from The Terrace: Deck Enterance from MLK/Bayview
“.... One specific station site, Mount Baker, is particularly promising as a forerunner for what Seattle can achieve. Located three miles southeast of downtown, the Mount Baker station lies in the heart of an economically and ethically diverse neighborhood. The area around the station currently consists of commercial uses with large parking lots, two heavy-traveled thoroughfares, and single-family detached residential neighborhoods, yet the city and Sound Transit are hopeful that local residents and developers will realize a higher and better use that capitalises on the new availability of mass transit. 2011 ULI competition Brief

+ Reconnecting neighborhoods through pedestrian friendly decks crossing over vehicular traffic

Columbia Boulevard Columbia city station is located in a unique area, where major historical LAKE WASHINGTON BOULEVAD boulevards, the Cheasty (west) and lake Washington (east) boulevards and Olmsted Emerald necklace (north) are within walking distance yet disjointed in LAKE WASHINGTONarea adjacent to the station. The design goal is to link these two with a boulevard that runs along the proposed development, parallel to MLK way and light rail alignment, the proposed boulevard is to create a walkable space SAYRES MEMORIAL PARK for people to gather, meet and interact as well as to bring awareness of mature and historical landscape in the area. The design intent is to connect with GENESEE PARK the parallel commercial armature RAINIER PLAYFIELD which extends from Seattle downtown area; this will introduce COLUMBIA CITY FARMERS’ MARKET new employment and job opportunities.

Othello Station Neighborhood design emphasis on regional and local connections that have the potential to create a central park at Othello station, surrounded with a new mixed-use development which works as a linkage with already existed development at corners of the park. The mixed-use development is bordered with service-parking and a low to medium residential development. These layers of multi-scale and density development are connected with networks of transit, pedestrian and bike pathways. The goal is to create a park that a premier retail and residential destination, bringing together a transportation and pedestrian focused family neighborhood environment where neighbors gather, dine, shop and live. The Station at Othello Park will have retail suites at street level.

The site is located on E Dean Keating street, north of the University of Texas at Austin campus. It is 224’ by 560’. The site has a Travis-Chaney Association. The soil formation in alluvium, and its taxonomic class is deep, acid, loamy soils overlying old alluvium. TravisChaney Association consists of smooth, gently sloping and gently rolling soils that occupy high terraces along rivers. The Chaney soils are generally less sloping than the Travis soils, and they occupy the ridges and valleys. Travis Soil makes up about 28% of Travis Association, and 14% of Chaney Association soils, and 58% of the Dougherty, Altoga, Lewisville, Wilson, Burleson, Houston Black, and Hornsby association. Typical Pedon Chaney soils have a surface layer of pale-brown to very pale brown fine sandy loam, while the next layer is mottled, dark-red clay.

This association is used mainly for pasture or wooded range. Some of the soils are gravelly, and they are stripped to a depth of 8-10 ft for this gravel. Vegetation and plants used are flowers as Bluebonnet, Buttercup, Primrose, Horsemint, Indian Paintbrush, Mexican Hat, Phlox, Standing Cypress; shrubs as Eastern Redbud, Eastern Redcedar, French Mulberry, Persimmon; grass, vines and vegetables; and trees as Blackjack Oak and Post Oak. The streetscape design and planting is responding to the soil characteristic and is in two sections: The median where proposing bioswale with vegetations to remediate run off pollutants; and the sidewalks where proposing plants can absorb the pollutants from air; shrubs and plants which are decidious for seasonal changes, and Texas native.
