1. ARCA SOUTH PIE Phase: CONSTRUCTION PHASE (ON-GOING) Type: MIXED USE BLDG. (MALL, BPO, HOTEL) Address: ARCA SOUTH, TAGUIG Architect: VISIONARCH INC. Role: ASSOCIATE PROJECT MANAGER
The architect/ author participated on this project on its mall component of the development during early-mid stages of the construction. Challenges include making necessary adjustments on the design as the construction team sees site specific issues that arise. Some example of the issues in particular are integration of mechanical ventilation and its effect on ceiling heights, mechanical exhaust house locations on roof deck, and fire protection and code compliance among others.

The site development features a compact but spacious straightforward layout for the residential towers with a main road that loops around and is accessible by all towers. Amenities are at the center, with the Clubhouse greeting the people as they enter the property.
Code compliance is double checked from NBC, PD 957, Fire Code, to Zoning Ordinances. Its saleable efficiency in terms of lot area is computed and maximized close to the 70% threshold to be highly profitable. While the residential floor efficiency at 81% makes the overall efficiency of saleable areas over CFA at 75%.
The Project used cast-in-place walls as the main vertical structural element in order to remove the need for columns which takes up a lot of space which generates less saleable area and makes the interior layout irregular. The slab also acts as the main horizontal structural element thus minimizing the need for beams and makes the floor-to-floor height lower while maintaining a compliant clear headroom and ceiling height.

This project is a residential condominium that showcases how to fit in high-rise towers on a small lot area. That challenge and limitation became an opportunity on how to come up with an efficient and compact parking layout. At the same time, maximizing saleable efficieny for the residential unit floors. In this project, the Architect/ Project Manager and the rest of the team started with asking the client what are their vision, goals, and targets for the project. The team started the project by establishing code compliance and area programming so that the client would quickly have an idea about the feasibility of the project economically. Initial designs and schemes are made by the design team and as the project progresses, other trades started getting involved thus making the design more refined and coordinated with the engineering aspects.

The P-House is one of the projects where the architect/author learned about the vast aspects of design and construction. The phases of design and construction from client briefings, designs, drawings, to
execution. The interrelation of different trades; Architectural, Structural, Electrical, Plumbing and Sanitary, Mechanical, Fire Protection, and Landscaping. And all the things in between.
