Car charging stations around town

TANKLESS WATER HEATERS

Tired of waiting for your emptied tank to reheat? According to Consumer Reports, heating water is the secondhighest utility cost after heating and air conditioning for the average U.S. household. Saving energy is the main appeal of tankless heaters for many homeowners. They generate hot water when you need it and for as long as you need it, saving 27 to 50 percent of fuel costs over gas-fired tanks. Here are a few things you should know before deciding if a tankless water heater is right for you and your home:

GO ELECTRIC!

Public car charging stations around town If you have a battery powered car, that means no more trips to the gas station. Over 2,000 charging stations are available across New York State to recharge electric cars while drivers are at work, shopping, or at other destinations. Many car models offer mobile app connectivity for monitoring and setting charge times.

Choosing a size: A single point water heater can heat one half to two gallons/minute and is suitable for a smaller home with only 1-2 water sources running at the once. A whole house water heater can heat five to ten gallons/minute and is more sufficient for larger households with multiple bathers or machines running simultaneously. Expected lifespan: Most tankless units can be expected to be in use for about 20 years, depending on its average usage and upkeep. Average cost: Depending on which size you choose, the cost can range from $1,000-$4,000. Although they are more costly up front, they save money in the long run because they are more energy efficient and require less maintenance.

PROS

More compact They’re about the size of a suitcase and hang on the wall, ideal for houses with limited space. Much safer Due to the air-supply and exhaust vents being sealed, carbon monoxide can’t leak into the house through backdrifting. Easy to winterize After a few seconds of draining the water, you just unplug it. Much less hassle than draining a 50 gallon water-heater tank. Longer lifespan Tankless heaters tend to function for twice as long as a traditional one.

CONS

Sensitive to slow flow If there’s too much scale buildup in the pipes or faucet and showerhead aerators are clogged, the unit will automatically shut off.

A new multi-story, 600 space parking structure is under construction on Maple Avenue opposite the Saratoga City Center. There will be a see-through elevated walkway over Maple Avenue that will link the upper level of the parking structure and the City Center. The project will be completed this summer. The new parking structure will also have electric car charging ports! Keep an eye out for project updates.

EXCELSIOR PARK TOWNHOMES

Payback takes a while The initial cost of a tankless water heater is greater than that of a conventional storage water heater, but tankless water heaters will typically last longer and have lower operating and energy costs, which could offset its higher purchase price. Annual maintenance To prevent water build-up inside of the water lines, they must be checked on a yearly basis.

50TH ANNIVERSARY NEWS Thank you, Mary Flanagan!

2019 marked Roohan Realty’s 50th year in business. Mary Flanagan, Associate Real Estate Broker and lifelong Saratogian, took us back to 1969 and shared what was happening in the news - locally and nationally. Every Thursday we posted a flashback to 1969 in our blog and each one was better than the last. A huge thank you to Mary for all of her hard work and committment by providing us with great content every single week for the past year!

“We absolutely loved using the Roohan truck when we moved. The truck was comfortable, easy to drive, and spacious enough to fit all of our things. Our move was about ten miles so we made two trips. The first trip we moved everything from the inside, and the second trip had bulky items like a canoe and picnic table. Everyone at the office was wonderful and we would definitely recommend Roohan to everyone!” -Brannigan Bryant, November 2019
