IN THE BUSTLING CENTRAL DISTRICT OF HONG KONG STANDS AN AGING HIGH-RISE TOWER, CONSTRUCTED BACK IN THE 1970S, YET

FAILING TO FULLY EXPLOIT THE CURRENT PERMITTED GROSS FLOOR AREA (GFA) OF ITS ALLOTTED PLOT, PROMPTING THE CLIENT TO EXPLORE THE FEASIBILITY OF INTRODUCING AN ADDITIONAL BUILDING VOLUME THAT PROMISES TO OPTIMIZE THEIR INVESTMENT RETURNS WHILE ALSO TRANSFORMING THE STRUCTURE INTO A PROMINENT

IN ORDER TO UTILIZE THE NEW GROSS FLOOR AREA ALLOWED FOR THE ARION COMMERCIAL CENTRE, THE NEW MASSING HAS BEEN DIVIDED INTO G+21 LEVELS THESE LEVELS ARE FURTHER CATEGORIZED INTO THREE ZONES ZONE 1 COMPRISES LEVEL 0- LEVEL 7 WHICH WILL INCLUDE SPACES LIKE COMMERCIALS OFFICES ZONE 2 COMPRISES LEVEL 8- LEVEL 14 AND IS CATEGORIZED AS THE RESIDENTIAL ZONE ZONE 3 IS THE ENTER- TAINMENT/ RECREATIONAL ZONE WHICH COMPRISES LEVEL 15- LEVEL 21
