Purpose: To establish a marketing plan with the ultimate goal of selling your home for the highest price that the market will allow in the shortest period of time possible. The following is a sampling of services and actions we take to successfully market your property. We will: • Price your home strategically so you're competitive with the current market and current price trends. • Stage your home to cast a positive light on the features most important to buyers: uncluttered rooms and closets, fresh paint, and terrific curb appeal. • List your home on BOTH the Consolidated Multiple Listing Service (CMLS), the Fairfield County Regional multiple listing service AND the Connecticut Statewide MLS (CTMLS). Listing your home on 2 separate MLS services exponentially increases your exposure to prospective buyers. • Place "For Sale" signage on your front lawn with our direct phone number (not the office’s) so that we can effectively manage all buyer inquiries, provide accurate information, and personally invite them to take a private tour of your home. • Conduct a broker’s open house to introduce your home to the brokerage community, distributing marketing materials and obtaining feedback from the attending Realtors. This extra service provides brokers ample time to view the features of your home and allows time to review the benefits with each agent. • Optimize your home's internet presence by posting information in the Keller Williams Listing System (KWLS) as well as Realtor.com, Trulia, and Zillow. Zillow is quickly becoming the number one website for buyers. • Design color information flyers for all potential buyers and their Realtors who show your home, listing key sales points to maximize their showing of your home. • Professional photography and virtual tour (as appropriate) of your home and place it on multiple websites to attract both local and out-of-town buyers. • Distribute "just listed" notices to neighbors to all neighboring streets as well as our extensive Buyer Database.
