RESIDENTIAL
The residential home market on the plateau is basically unchanged from 2012 when looking at the number of homes and townhomes sold over the two year period. In 2012, we had 369 homes sold and in 2013 we had 403 - not much difference. The plus side is the prices of homes were a little higher in 2013 over 2012. The total sales dollars in 2012 was $179,604,222 for an average of $486,732 while in 2013 we increase the average to $512,324. This 5.2% increase in home prices reflect the market stabilizing a bit more and continues the trend we experienced in 2012. We still have what is considered a buyer’s market if you look at all homes we have for sale in relation to homes that sold in 2013. Currently, we have 1,185 homes on the market in the area. By dividing the number of homes sold to the inventory gives us what we call absorption rate, which comes out to 2.94 years. This means that if no other homes came on the market and the same number of homes sold each year, it would take us 2.94 years to sell all of the homes. A healthy real estate market which equally favors both sellers and buyers is considered a 6 month supply. Greater than 6 months it is considered a buyers’ market and less than 6 months is considered a sellers’ market. We are still seeing primary markets improving across the country. Some areas, where the number of homes for sale is less than demand, you are seeing some significant year over year price appreciation. The second home market here on the Highlands-Cashiers Plateau normally follows the primary markets by 12 - 18 months. Since this has been a rolling soft market, (meaning it hits areas across the country at different times and various levels of severity) there will be a greater variance before our market returns to normal. Driving around the area, you will see a significant increase in commercial development and growth. Commercial investors and or developers are indicators, at least in their opinion, we are at or near the bottom of the market and the area is ready to start rebounding. Following their lead, the person looking for the vacation spot, retirement home or just a place to get away – this is a great time to buy! Prices are good, options are plentiful and the mortgage rates are still low.
VACANT LAND
Vacant land (larger land tracks or individual lots) showed dramatic improvement in 2012 which unfortunately, was not repeated in 2013. In 2012 we had a total of 236 units sold. In 2013, this dropped to 214. Still a much stronger showing than in 2011 where 176 pieces of land sold. Where we are seeing strength return to this market is in established neighborhoods. Average sales prices rose from $89,619 in 2012 to $158,466 in 2013. These higher priced lots have larger views, are located on a lake or river, or in a golf club community. We also sold some larger land tracks that have increased the average sales price. We are still experiencing, as described before, a buyers’ market with a 5.25 year absorption rate. This rate has fluctuated over the last several years but remains pretty consistent with 5.7 year rate in 2011 to a 4.7 year rate in 2012. So land is still a value here on the plateau, so if building your home is your dream, ask us to show you around, we'll find the right spot for you.
TOWNHOMES AND CONDOS
The sale of condos and townhomes is maintaing a relatively flat rate as we have experienced over the last several years. In 2013 we had 54 sold on the plateau which is very similar to the 56 in 2012 and 53 in 2011. Average selling price on these units is also declined again reflecting the section's soft market. Prices in 2013 averaged $218,202 which is down from 2012 ($239,581) which was down from 2011 ($296,326). Our absorption rate is up to 3.35 years indicating we have still not hit the magic pricing point where demand will pick up. So if your long term goals lead to very easy lock and leave type of a vacation home, now will be a good time to ask one of our agents to show you around.

Prior to working in RE, she was employed by Highlands-Cashiers Animal Clinic, doing one of her favorite things, taking care of animals. She has now been in the RE industry for three years and enjoys all aspects of her job title. To her, free time is best spent with family, cooking, camping, hiking, or gardening.

William came along In '01. Elisa left retail management so she could spend more time with her son. She worked at The Greystone Inn for several years, then started her real estate career in '04. Elisa is excited about the benefits, growth potential and friendly people at Landmark. Her daughter starts App. State in January. Elisa and Keith enjoy spending time with their kids, 8 dogs (7 rescued) and riding Keith's Harley in the beautiful mountains.

Mandy and Dennis owned a cleaning business for vacation rentals on Sanibel Island. They worked very closely with the Royal Shell family for 15 years. Not having any kids of their own, Mandy has become involved with helping and raising dogs. She enjoys spending her free time taking her two labs through the many beautiful hiking trails.

Gareth has two children, a son Brett who served in the US military for 4 years and included a year and a half in Afghanistan, as well as a daughter, Chelsea, who is has just completed her first year of college. Gareth briefly owned his own real estate company in Brevard before joining Cashiers Resort Rentals in 2007.

In 03, Ken started his career in residential RE in Charlotte with Cottingham Chalk and Assoc. Ken for the last 3 years was working for WCDM Development as the exclusive sales agent for Rosewood, a luxury condo project in Charlotte. Ken joined Landmark in Jan. of 2013.
