FOREWORD
Since 1999, Royalton has been creating some of the finest private homes in England. This commitment to exceptional quality and service is at the heart of everything that we do, and Magna Carta Park is no exception. The ambitious concept has been brought to life with classically elegant architecture by Julian Bicknell, and interiors by celebrated designer Louise Bradley, both inspired by the unique setting of this enchanting estate. After ten years of meticulous planning, designing and crafting, myself and the team at Royalton are immensely proud to offer Magna Carta Park to future residents. In many ways this is the most exciting and prestigious project that we have ever undertaken, and we are grateful for the opportunity to create something truly special for those who choose to make Magna Carta Park their home.

VISION A P R I V AT E E S TAT E F O R T H E 2 1 ST C E N T U R Y 30 MINUTES FROM LONDON OVER 800 YEARS OF HISTORY
A new luxury development in the heart of Surrey, Magna Carta Park brings private estate living into the 21st century. Just 30 minutes from London, and close to Englefield Green, Ascot, Sunningdale and Windsor, it offers urban conveniences from the comfort of your own private rural escape. A collection of beautifully designed homes are nestled within 57 acres of woodland, gardens and greenery, with access to extensive amenities, including a tennis club, bespoke concierge, 24-hour security, spa, restaurant and indoor swimming pool. Magna Carta Park is a setting like no other. Over 800 years ago, King John and the rebel Barons signed the Magna Carta in these grounds, laying the foundations for their vision of the future. Today, our vision is to transform this spectacular setting into a private luxury estate that represents the finest in contemporary country living.

The Houses A TIMELESS BLEND OF CLASSIC AND CONTEMPORARY ELEGANCE
Designed by Julian Bicknell and Associates, the Residences at Magna Carta Park are a contemporary take on classically elegant architecture that takes inspiration from the 17th century to the present day, with all the exceptional standards expected of a home delivered by Royalton Residences.
The layout has been arranged to provide each household with beautiful views over the estate, as well as access to large areas of garden or private terraces. Roads, parking areas, and formal open spaces are kept to a minimum, allowing residents to fully enjoy the expanses of countryside that surround the development. From the classic brick and timber treatment of the Queen Anne period, through the clean, stuccoed fashion of the Regency, to the combined brick-and-stucco of mid-Victorian architecture, the Residences draw on some of the most recognisable and celebrated British architectural styles in a development of unusual elegance and individuality.

The Houses THE HISTORY
The names of the houses at Magna Carta Park have been carefully selected from the 25 barons who signed the Magna Carta in 1215.
KING JOHN Trying to recoup the expenses of Richard I’s crusades, and regain the absolute power of the crown, King John increased taxes and imposed limitations on the barons who had been running the country in Richard’s reign. He became increasingly unpopular, and by the early 13th century, some of his most powerful landowners were in open rebellion against him. By 1215, 25 of these barons were charged with making him sign the Magna Carta, a charter that reduced the power of the crown and laid the foundations for modern government.

14
CLAVERING pag e s 4 2 - 5 3
Another latecomer to the revolt, John Fitzrobert de Clavering had estates in the far north of England, along the Scottish border, and in East Anglia and Essex. He had close family ties to the crown, with ancestors serving in prominent positions throughout previous reigns, and after the defeat of the barons at Lincoln, Clavering aligned once more with the monarch, Henry III.
QUINCY pag e s 5 4 - 6 5
The son of a knight in the service of Scottish King ‘William the Lion’, Saer de Quincy came to prominence in England through marriage to the sister of the Earl of Leicester. One of the chief authors of the Magna Carta, de Quincy fought against John in the troubles that followed the sealing of the charter, even travelling to invite Louis of France to take the English throne.
FITZWALTER pag e s 6 6 -7 5
Although he fought with John in France, Robert Fitzwalter, feudal baron of Little Dunbow, Essex, was heavily implicated in the baronial conspiracy of 1212, and fled to France. He was subsequently pardoned, but continued to take a lead role in uprisings and was widely considered responsible for turning the City of London to the baron’s cause. In the wars that followed the Magna Carta, Fitzwalter supported the claim of Louis of France, making his peace with the English crown only after returning from the crusades.

The Apartments THE HISTORY
The names of the apartments at Magna Carta Park have been carefully selected from the 25 barons who signed the Magna Carta in 1215.
76
DE VESCI PA G E S 7 8 - 9 7
Eustace de Vesci, lord of Alnwick Castle, was one of the leaders of the first Barons War, and a prominent figure in the signing of the Magna Carta. Excommunicated for his role, he then supported the claim of Louis of France to the throne and was killed accompanying Alexander II of Scotland to do homage to the French royal.
HELMSLEY PA G E S 9 8 - 1 1 3
Despite a fraught relationship with King Richard, Robert de Ros of Helmsley was granted additional lands and title by John, and sided with the king during the initial struggle with the barons. However, he switched allegiance and became one of the 25 ‘sureties’ whose responsibility it was to ensure the Magna Carta was enforced. After John’s death, Helmsley swore allegiance to Henry III.
HUNTINGFIELD PA G E S 9 8 - 1 1 3
Sheriff of Norfolk and Suffolk, William of Huntingfield held Dover castle for King John as a Lord Warden of the Cinque Ports, sent knights into battle with the king and fought beside him himself. However by the first Barons War, he was in open rebellion against the crown and one of the 25 chosen to oversee the signing and enforcement of the Magna Carta.

London-based Julian Bicknell and Associates are known for their classically elegant architectural design; the perfect complement to the historical setting at Magna Carta Park. “ Timeless, bespoke, comfortable living was key to the design; an elegant, muted palette of cream, brown and bronze inspired by landscape.
“ For over 20 years, Louise Bradley has worked with some of the most discerning private clients across the world. Her signature classic contemporary elegance is instantly recognisable, pairing a neutral palette and natural materials with bespoke accents to create homes that are both stylish and comfortable. Inspired by the architecture and setting of Magna Carta Park, Bradley has envisioned interiors that recall the elegance of a classic family estate, complemented by striking contemporary detailing and modern amenities.
