Overview The proposed tower is a 42 story mixed use development with workplace, hotel and retail uses. The project adds nearly 83,000m² GFA to the Melbourne CBD and reaches a height of 234m above street level to the tip of the crown. Siting and Aspect The subject site occupies a full block in the Melbourne street grid, being bounded by the primary thoroughfares Collins St, William St, Flinders Ln as well as the narrower Market St. The topography slopes distinctly south towards the Yarra River which has driven the response to split levels in the podium. The City of Melbourne regulates a solar access plane that reduces shadowing of the Yarra River at the winter solstice and this has been considered, along with the topography, to generate a sloping crown piece and stepping back of the built mass away from the river. Busy streets on three sides of the block have allowed organisation of retail and the key commercial lobby to the more visible streets. The hotel lobby and drop off is positioned on the relatively quieter Market St to accommodate the area used by the driveway without impacting active retail frontage. The introduction of a through-site link from north to south and plaza in the front of the commercial lobby enables a pedestrian friendly ground plane and increases the active retail frontage on the site. The lower side of the site enables ramp access to a basement that contains necessary loading facilities. End of trip facilities (EOT) are also accommodated below ground and these features are in-demand for high quality commercial properties.

APPLIED ARCHITECTURAL TECHNOLOGY

Vertical form The site uses are organised with retail at the podium, workplace in the low and mid rise sections of the tower and hotel functions in the high rise. The stepped form clearly articulates the distinction between low, mid and high rise which is further punctuated by mechanical floors to serve the respective banks of floors. A decrease in structure and bulk is achieved in the massing with the stepped form. At the setback, terraces are created which are orientated towards views of the river and Port Phillip Bay. The outdoor amenity created by the terraces is a selling point for commercial tenants wishing to lease high quality space and hotel guests to enjoy the city. Lifting and Core Organisation A central core is planned for the site as access from the building is from streets on all four sides. The square block pushes the core centrally and the lettable area extends out on all sides to provide large flexible areas with large leasing depths, creating efficiency around 80% for commercial floors. Across the three heights of the tower on the southern side, leasing depth is variable as it is determined by the functions of the core and integration with structure. Lifts are organised in three banks with a separate pair of goods lifts. Each lift bank serves a distinct rise of levels which has dictated their organisation along the core in relation to the stepped massing. The bank that serves the hotel is provided with two express lifts to the sky lobby on level 25 and the remaining four lifts transport guests between the levels of the hotel. As at least one of the goods lifts is needed to serve the whole tower, goods lifts are positioned adjacent to the hotel lift bank.

COLUMNS

The building structure includes three important elements: structural support, joints, and load-bearing. These elements can form an interactive relationship that allows force transmission, resistance, deformation, and displacement to protect and support buildings. We have applied different structures according to our design intent. The overall structure of our tower mainly uses the tubular concrete system with central core support. We also used the cable-net system to support the podium structure. At the beginning of the structural discussion, we were struggling between Scheme 6 or 9 for our structure as both systems can be used in our design. However, from further discussion and tutor’s feedback, we chose Scheme 6 for our main structure as it allows corner offset accommodates for irregular module numbers and medium module spans. Scheme 9 provides a composite structure of concrete and steel; with large mega columns and larger module spans which are not as suitable for our design structure. The dimension of our Central core also corresponds to the tower’s terracing design, from big to small. The spans for the tower columns are between 3 and 9 meters. Low rise concrete columns are 1200x1200mm, this thickness of the columns allows bearing loads from the highest floor that are transferred by the columns above to ground. Mid-rise and High-rise are 600x600mm. Each floor is supported by a 400mm concrete slab and PT band beam and Edge beam.

BEAMS

OVERALL STRUCTURE

For the podium structure, we used the cable-net facade system on both entrance and plaza roof design. We did a precedent study on Aurora Place by Renzo Piano. We noticed that using this system allows us to maintain the transparency of the entire building and supports the podium structure at the same time. The frame of the system is connected to the ground foundation and upper slab by using steel beams. The cable-net facade system allows the tension of the podium facade release through the cable to the side. In addition, we added one revolving door and one double glazing door for the main entrance and act as a supporting structure for the cable-net facade system. For the crown structure, we used steel mast extended through the position of the columns and added beams to connect and hold the crown facade panel. We also had beams tapering down the top with rod ties across bracing the model to enhance the overall crown structure.

1.3 ENVELOPE AUTHOR: RAZAN SHANNAK STUDENT ID: 1147432

The building envelope plays a vital role in meeting the design sustainability and energy efficiency goals portrayed throughout the design process. As fabric loads can make up to 60% of the total cooling and heating loads of buildings in Australia, utilising the envelope to serve as gate to reduce these loads was a no brainer. The façade constitutes approximately 80% of the total building’s fabric area, which provides sufficient space to house multiple active and passive sustainable systems within. The design of the tower’s façade (offices and hotel) is threefold; — 24° tilted PV panels that not only optimise the production of electricity, but also act as overhang shading devices that reduce the total solar gain within the building. The PV panels have been purposefully sized to act as eves which prevent the direct high angle summer sun from entering the space, and only allow diffused/indirect lighting. On the other hand, with the winter’s low sun angle, direct sunlight easily penetrates into the space, increasing solar gains and hence assisting in reducing the overall heating requirements, — Tilted low-E double glazing, with an air gap to reduce radiation loads and also allow natural light, hence reduce electrical lighting power consumption, — Natural ventilation louvres within the floor plenum and underneath the PV panel to allow outside air flow into the space, hence reducing the need for mechanical ventilation and keeping Carbon Dioxide levels within the 900ppm threshold. The ventilation louvres are mechanically controlled by temperature and CO2 sensors that open and shut the louvres when ambient temperature is within 17° - 25°C, and when internal CO2 concentration levels reach 850ppm.

APPLIED ARCHITECTURAL TECHNOLOGY

The plant floors’ double-height façade was designed to allow excessive heat produced by the mechanical equipment to escape the floors via mechanical louvres, strategically positioned against the dominant wind directions. The remainder of the façade utilises colourback glazing in place of the vision panels to hide the mechanical equipment within, in addition to PV panels similar to the tower’s façade. Up in the top floor of the hotel sky lobby, the double-height space utilises PV panels at the upper spandrel in addition to fritted glass at the lower spandrel to break direct sunlight. The podium façade, on the other hand, is divided to two segments; — The street level façade and plaza roof are equipped with cable net structure allowing high visibility and natural light into the space, — The façade of the retail shops employs glass mullion shopfront structural glazing, while the awning above has solid aluminium panels. The top of the tower has a distinct crown made of perforated aluminium panels, fixed to crown structural steel. The crown mainly houses the cooling towers and maintenance cranes, in addition to the tower’s signage.
