Welcome ast year was a fantastic one for Rykneld Homes as we celebrated our 10th anniversary and in 2018 we look forward to more new and exciting developments across the district. We will continue to work in partnership with North East Derbyshire District Council to build more new homes in our area and regenerate older properties to bring them up to modern standards. We are busy replacing older homes in North Wingfield with brand new properties, that will offer modern, thermally efficient accommodation. Some of the homes are being offered on a Shared Ownership basis – which helps people to gain their first step on the housing ladder. You can find out more about our development at Wingfield Court by turning to page 7

L

New Homes We are also working in partnership with contractors and other housing organisations to build new homes in Stonebroom, Wingerworth and Calow. These will be a mix of properties available for rent, shared ownership and to buy – to find out more about these schemes visit our website at www.rykneldhomes.org.uk. Tenancy Agreement This issue of Your Rykneld contains important information about proposed changes to your Tenancy Agreement. From April, Severn Trent Water will be collecting your water charges, rather than the District Council and you should have received information from the Council and Severn Trent Water about the changes. Community Spirit winners Finally, we would like to say congratulations to the winners of our Community Spirit Awards for 2017. Good neighbours, sports groups and community organisations are the unsung heroes of our district. They are the people who are willing to go the extra mile, or give their time and effort for nothing, for the benefit of others. Our Awards celebrate your achievements and your success marks a great start to 2018!

Newsbrief Cooking up a storm!

O

ur Community Involvement Team has been running some fantastic cookery workshops in local communities across the district. One of the workshops has been in Holmewood where we ran an eight-week course to encourage people to cook and eat healthy meals. The course was completely free and open to everyone, whether they were an experienced cook or an absolute beginner. The sessions were friendly and fun, and people had the chance to meet new people and learn tasty new recipes. We cooked together and ate together.

Congratulations to the Holmewood group who attended all our cooking sessions

Gained new confidence One of the attendees, Becci, said: "I have gained confidence in how to cook more recipes and it's been really good to meet new people at these sessions. I never used to cook meals from scratch before coming to this workshop but now I've been cooking food for my family and it's gone down a storm! I liked the shepherd’s pie that we learnt to cook, there were ingredients in there that I don't normally eat but I still ate it and enjoyed it, so it must have been good! I also cooked a curry for my family following the recipe that I learnt at this session and that went down well! Tastier and healthier Now that this course has finished I will continue to cook from scratch. It's tastier and healthier and you know exactly what goes in your meal. It's also cheaper than buying the ready meals that I used to get from the supermarket." We have also held cookery sessions in Eckington and Renishaw where the reaction has been very positive. Look out on our website www.rykneldhomes.org.uk for more cookery courses this year.

She deserves to win this award and have something back for her efforts." Wendy said: "I was really shocked and amazed when I found out I had won! I couldn’t believe that someone thought so highly of me. "In Pilsley we have a marvellous community and everyone looks out for each other. Children here wave and run over to me to say hello when I’m out and about. I’ve never made so many friends in my life as I have whilst living here. The whole village get involved in local events and it’s just a brilliant community."

4 YOUR RYKNELD JANUARY 2018

Melanie Dawes, who runs the Youth Club, said "It is fantastic to be recognised for all the hard voluntary work that goes in to running this club. Rykneld Homes in partnership with North East Derbyshire District Council and contractors Westleigh are developing 50 new homes – a mix of 23 bungalows and 27 houses. Similar new build projects to replace older homes have already been successfully carried out in Eckington, Killamarsh and Grassmoor. Our primary aim is to provide better quality and more modern homes for our tenants - and this redevelopment will do just that." Nigel Barker, Chair of Rykneld Homes, said: "This new scheme at North Wingfield continues the pattern of joint working and we look forward to being able to deliver more new homes for families in the District.”

IMPROVING HOMES

Improving homes Grassmoor Work is well underway on improvement works to 175 homes in Grassmoor. The programme is part of our long term commitment to improve the thermal efficiency of our non-traditionally built properties – to make them easier to heat and keep warm. In Grassmoor we have installed new roofs where needed, and are about to start fitting new windows. This year work will commence on fitting external wall insulation to all the homes. Deputy Council Leader, Cllr Bette Hill who has responsibility for Housing, said: “The Council is committed to improving our nontraditionally built housing stock and I look forward to our tenants in Grassmoor benefiting from the latest regeneration programme. “In partnership with Rykneld Homes we have improved hundreds of non-traditional properties on estates across the district.”

Improving homes in Grassmoor

Manor Farm The planning application to convert the former Area Housing Offices on Market Street in Dronfield into apartments with a further four new family homes created on nearby land has been approved. The scheme, put forward by Rykneld Homes, will see a total of 10 properties – all to be offered for sale on the open market - created in the heart of Dronfield, bringing much needed new homes in an area of high demand. Work is scheduled to start later this year.

IMPROVING HOMES

Clay Cross – Pine View We recently consulted with customers on our Pine View estate in Clay Cross about plans to improve their homes and the surrounding area. The feedback has been very positive and we have already commenced on the project. All properties that are to be retained on the estate will receive brand new A-rated double glazed windows which will provide additional security and improved insulation. We are also improving front and rear external lighting on all the homes that need it and bringing some of the empty properties back into occupation so they can be offered through our normal letting process. New homes We have identified structural issues with some of the empty bungalows which are not economical to repair. We have consulted with customers about replacing these properties with brand new homes – including bungalows suitable for people with mobility needs or requiring specialist accommodation. These proposals are now being discussed with North East Derbyshire District Council. Our proposals also include making improvements to parking, garden spaces, footpaths and street lighting.

Wessington As part of our programme to secure a long term future for some of our properties we have carried out structural repairs to eight semi detached bungalows in Wessington. Specialist contractors were brought in to carry out the repairs to the front of the bungalows without having to move our customers out. The work was the most cost effective solution and avoided major disruption to the occupiers.

Some of the fantastic comments received from users of the food bank include: "Everyone welcomed me and made me feel as part of a family, I was in a desperate situation and it was a life saver. I will be forever grateful." One family said "We are on benefits and money is very tight. The people who run the food bank provide us with our food which helps relieve the pressure. They are very friendly and always ready to listen and help anyway they can. Thank you." 12 YOUR RYKNELD JANUARY 2018

Charity fund raising hanks to everyone who has supported our staff with their charity fund-raising over the past few months. Every year our staff choose a charity to support and in 2017 it was The Alzheimer’s Society. We were recently able to hand them a cheque for £405 raised through everything from cake bakes to dress down days. We also supported the Macmillan Coffee Morning Appeal in September and raised a fantastic £170 from staff selling and buying cakes. A special big thank you to residents in Apperknowle who helped to raise £118 towards the cause during a cake and coffee morning in the village organised by our Community Involvement Team. Staff also got behind the Children in Need Appeal and raised £92. Thanks to all their hard work and effort in 2017 Rykneld Homes staff raised a total of £1497 for good causes.
