MIXED-USE DEVELOPMENT Tempe, Arizona
The first phase of a 450,000 SF mixed-use development, including office space, retail shops and restaurants built in Tempe Arizona for Mitch Hamilton and Sons. The project included a 260,000 SF, 6-story office building with provisions for a first-floor restaurant retailer. In addition, the site included an 8-level, 813-space parking garage. The 281,000 SF structure has covered access to the office space and will hold 94% of the proposed parking spaces. Additionally, new utilities and site finishes were part of the project on this 8.143-acre site.

CONSTRUCTION MANAGEMENT AND BUILD Match Community Day Charter School in Santa Barbara California S3DA was selected as the construction management and builder for the new modular construction of an elementary school campus for the Match Community Day Charter School in Santa Barbara California utilizing the DCAMM Chapter 149 A Section 44E process. The campus consists of three buildings; modular construction of two, 2story classroom buildings at 20,000 SF and 40,000 SF each and a third, single-story, 13,000 SF pre-engineered metal building housing the gymnasium and locker rooms. Off-site modular construction included structural, framing, drywall, insulation, doors, windows, misc. finishes, plumbing, portions of HVAC, and electrical. On-site work consisted of clearing an existing site that abuts the MBTA rail line and the Neponset River, as well as new utilities to the site, road work, parking and landscaping. Proximity to the Neponset River required constant oversight of the SWPPP and Order of Conditions throughout all construction phases. Once the modular portions of the project were manufactured, they were delivered to the site and assembled. On-site work within the buildings consisted of Elevator, Fire Protection, Plumbing, HVAC and Electrical connections. Exterior envelope, flooring, ACT, painting and other finishes were installed on site after the final delivery.

RESTAURANT REMODELING, LAKESIDE Client: Burger King, Date: August 2018, Location: San Diego, CA

The Restaurant was old and both the interior and exterior had to be renovated. Furthermore, the client wanted to add drive-thru feature. We helped the client to design the drive-thru feature and have it approved in the San Diego County. Afterward, the construction work started in MidApril and was accomplished in Mid-July. The scope was to the Burger King Tower remodel, the bathroom remodel, the counter, the preparation area, the seating area, and new asphalt for the parking lot plus the new drive-thru feature. The entire finishes, tiles, fixtures, walls were changed and refreshed. As the client was a franchise, we had to follow strict instructions and specific material, color, finishes were requested by the Burger King booklet. In order to not halt the operation and help the Burger King to keep its customers and business, we did the drive-thru phase as the first step. Then we kept the business running through the drive-thru, and started the remodeling of the restaurant building. As such, the restaurant was operating during the project. The Owner’s request was to remodel and a1322 sq.ft. ADU to existing 2-story residential in order to create a relaxed environment for the family to spend time together as well as entertain any number of guests.
The build of the overall planning for the remodel and the ADU was recently accomplished located in Diablo Road, Danville, CA.
NEW APARTMENT DEVELOPMENT heart of Hampshire, UK
Warwick House is a new development of 82 private rent apartments in the heart of Hampshire. The apartments will comprise 64 one bed flats and 18 two bed flats, all fully selfcontained. In a prime location on the corner of Nottingham Road and Clifton Road, with close proximity to the hospital and town center, initial preference will be given to local key workers, such as
health and emergency service workers and teachers, as well as local people.

S3DA was commissioned to design the family activity center -Inner G, the first of its kind in the transforming city of Riyadh, Saudi Arabia. Hosting a myriad of activities for all ages to explore and enjoy, it is designed to become a world-class family activity destination. Inspired by the oasis, the family activity center provides a space for the visitors to replenish their energies, with the activities taking place in the center surrounded with an indoor landscape, creating a natural enclosed environment.

STRUCTURAL ANALYSIS & DESIGN OF A SILO IN MINCO, OKLAHOMA We were approached to design and run a structural analysis of a stand-in Minco, Oklahoma to hold a silo full of sand so that the truck can pull under the silo to fill the material and leave. The height of the silo is 69 feet and the structure's height is 18'-3�, so the total height is 87'-3". In order to run wind loading and calculation, we faced with a challenge that was related to the difference between two conditions:
1- When the silo is full of sands 2- When it is empty We have major changes between these conditions, so we had to design a conservative steel design stand for empty condition. The other challenge which we faced was the height of the structure, because we should have enough space
for the truck to park under the structure, so we had to assume 18 feet clearance below the steel structure. For support the silo weight and other loads we designed and calculated pile foundation system. After one-week intense work and collaborative effort between the client and our engineering team, the full set of the structural layout was completed and the stand structure was built, and after 3 months, it stands out to perform its task. 24
