Commercial Construction delivery methods Created by one of the inventors of JOC (Job Order Contracting) over three decades ago, Gordian has maintained a stellar reputation since then as a top leader in the construction delivery and services industry. Job Order Contracting (JOC) Perfect for individuals and companies that engage in high volumes of construction projects throughout the year, Job Order Contracting allows owners to accept a bid at a project’s start without needing to bid again throughout the life of the contract. With this method, one contract can include a variety of different projects. 2. Multiple Award Task Order Contract (MATOC) As its name implies, and like JOC, a Multiple Award Task Order Contract is a multiple project method as well; however, MATOCs are often utilized by the federal government as well as the military and are commonly extended for longer than the average one or two years. This option also permits more than one contractor per master/umbrella project. 3. Design-Bid-Build (Traditional Building) Even though it can take some time, Design-Bid-Build remains the most prevalent method to date. It not only provides remarkable value, but it also offers the owner thorough involvement with the professionals, like the architects and engineers, during each of the three development phases. 4. Design-Build (D-B) Unlike Design-Bid-Build, this method was created for a quicker, more streamlined process in which the designer and contractor are replaced with a single party known as a design-builder, who acts as the sole contact between the owner and the other professionals. 5. Construction Manager at RISK (CMAR) Derived from the Design-Build method, the Construction Manager at RISK option simply replaces the design-builder from D-B with a construction manager. This expert advocates for the client and can even act as a representative on their behalf and manages every facet of the project from before it even begins to the moment it is completed.
