Ras Al Khor Master Plan Development Dubai - United Arab Emirates Land Area - 265,000 m2 GFA - 347,000 m2 The Master Plan has been developed following a gradual but strategic sequence in conformity to WASL’s development goals. The overall process has been structured in three phases. Each phase is comprised of several stages of planning evolution and where adjustments are made to accommodate the demands of the stakeholders.

Building Envelope The building masses are studied in relation to the street, the public realm and human scale. Monumental heights are avoided with the exception to the mosque. Although majority of the buildings are uniform in height, their arrangements evoke visual versatility.
Land Use Plan All land uses are distributed in such a way that the compatibility between adjacent land uses are achieved, good access points and transition spaces are created, community facilities are within walkable distance and outdoor landscaped and activity areas are directly accessible and readily made available.
Landscape Plan The design philosophy of the landscape concept is to create a usable public open space that feels like an extension of one’s own residential garden. The vision is to create a landscape environment where occupants can enjoy an open and relaxed park-like setting whilst still feeling a sense of personal ownership of the public spaces.
Raod Network Site accessibility and circulation are among the primary drivers that shape up the Master Plan.

Al Ghubaiba Master Plan Development Sharjah - United Arab Emirates Land Area - 10,600 m2 GFA - 19,000 m2 The accelerated pace of economic growth in Sharjah affiliates the urban development that takes place within its boundary, just like its history of attracting regional residential investments that is evident on its current urban structure. As part of planning initiatives by Sharjah’s Directorate of Town Planning and Survey, particular attention has been given to prime spaces including those along major thoroughfares. Among the area in focus is the strip of lands alongside Al Wahda Street in Al Ghubaiba area.

Zayed City Development/ Sector MZ 28 Abu Dhabi - United Arab Emirates Land Area - 115,000 m2 GFA - 384,000 m2 The vision is to create an integrated development that emphasizes on strong formation of buildings as part of the community and the community as an integral part of the district and so as the overall Zayed City. Links and connectivity to surrounding developments are strengthened thus, creating a vigorous and livable environment.

Urban Design Concept Diagram The basic approach in planning is seeing the plots as clusters rather than an individual components. Their integration could positively impact the users’ flow and behavior that could lead into social interaction and cohesion as well as increased vitality

Street Frontage Building were brought closer to the street edges to activate the street frontages. Spaces for outdoor dining are availed.
Courtyards Courtyards were created resulting into the perception of having integrated clusters although plots are in fact remained separated.
Soft Barriers sikkas were provided for the buildings to gain access towards the centralized community facilities and to strengthen the connectivity to the surrounding developments from different points of origin.
Outdoor Furniture Each plot should be provided with high quality outdoor furniture, lighting and signage in common areas. Their designs should complement the character of the building and their locations should be coordinated with those placed at the public areas.

Sudair Commercial Development Sudair / Riyadh - KSA Land Area - 214,000 m2 Sudair Commercial Spine Master Plan encompasses the typical highway commercial-oriented development as it caters not only for the needs of the travelers and business oriented individuals, but it creates a new destination through its proposed features attracting the local community and from neighboring cities Riyadh and Qaseem as well. The proposed Master Plan imposes several strategies to adhere on Client’s vision and efficiently respond to the users’ needs.

Poised as a landmark game-changing project, Jumeirah Central district will reimagine how Dubai grows in the future, providing a truly urban mixeduse, transit-oriented development, enhanced by an animated, walkable public realm. At a total build out of over four million square meters, JC will be comprised of five key uses: office, residential, hotel, retail and entertainment. This balance of uses will ensure the Master Plan’s full utilization of the infrastructure as well as providing an onsite population to ensure 24 hour vitality. Urban Renewal of the Holy Najaf Najaf-Iraq Land Area/ 740,000 m2 GFA/ 1,700,000 m2 Rehabilitation and reconstruction of the urban fabric of the old city and enhancing the religious, historical and cultural identities. Developing and enlarging the areas sorrounding the holy shrine to be commensurate with its pivotal role in the city and providing the necessary spaces and areas to receive and serve the processions of crowds, yet controlling the impact of religious functions on the old urban fabric which is to be keep intact as much as possible.

Madinat Al Nakheel Basrah-Iraq Land Area/ 53,670,000 m2 GFA/ 36,900,000 m2 The process of developing MAN (the Integrated City) master plan as well as the vision and goals of the MAN project is subject to the economic, social and cultural variables that should be taken into consideration in attempt to determine the basic inputs influential in the development process of MAN and how to form the spatial configuration that suits the needs of the contemporary Iraqi community. To achieve this, an initial specialized feasibility study examined the local and regional markets to cover the various economic sectors, as well as the real estate issues and related infrastructure (such as residential units, problems of health and educational sectors, problems and constraints of the road and transportation network, etc ...), in addition to the environmental issues and key economic challenges affecting huMAN resources (such as regional and local competition, logistic constraints, financing risks and expandability of the project).

Al Qadisiya Structural Plan Qadisiya-Iraq Land Area/ 8,424,000,000 m2 GFA/ N/A Our work on the Qadisiya Structure Plan required consultation and discussion with a number of different stakeholders to ensure that their aspirations and ambitions for the development of the Governorate were incorporated into the Plan, and to establish their support in the future implementation of the Qadisiya Structure Plan. The preparation of this Structure Plan would not have been possible without the help and support of the Ministry of Municipalities and Public Works, represented by Mr Sarmad Abdul Qadir, Project Supervisor and the other Project Managers, and members of the Advisory Committee for the project in the General Directorate of Urban Planning.
