NCR: Buy 2BHK in Just Rs 20 Lakh! Welcome to Yamuna Expressway! The 166 km long, six-lane expressway connecting New Delhi with Agra narrates the biggest infrastructure development story of NCR. Thrown open to public in 2012, Yamuna Expressway offers a plethora of affordable options to the home buyers, without compromising on connectivity and social infrastructure. The stretch’s potential can be deduced from the fact that it has recorded an appreciation of about 50 per cent over the last three years. As per CommonFloor’s research, capital values for multi-storey apartments have climbed from Rs 2,200 per sq. ft. in Q1, 2012 to Rs 3,400 per sq. ft. in the same quarter of 2015. With several pull factors at play, Yamuna Expressway has also secured first position based on number of units launched in our latest quarterly report. Property Values Yamuna Expressway offers a wide range of properties at different price points. CommonFloor’s data suggests that a2BHK apartment for sale in Yamuna Expressway of 700-1,640 sq. ft. is available within Rs 18-50 lakh. However, units with lower and higher values are also available.

What’s Available?  As per the data, apartments dominate the property spectrum of Yamuna Expressway with a whopping 81 per cent. This is followed by plots with 19 per cent.  As per the BHK configuration, like conventional market trend, 2BHK units rule the roost with 39 per cent availability, closely followed by 3BHK units with 33 per cent. This can be attributed to the fact that Yamuna Expressway as of now is predominantly an investor driven market.


Interestingly, 1BHK units comprises of about 18per cent of the market share, while larger BHK configuration such as 4,5 and 6 BHK units forms a minuscule part of the market share. This enable investors to enter the market at lower ticket price.  Analysing the projects launched from 2011 to 2014, we figured out that about 38 per cent projects in Yamuna Expressway were launched in the price brackets of Rs 3,000-3,500 per sq.ft. This was followed 18 per cent projects in the price range of Rs 2,000-3,000 per sq.ft. and 3,500-4,000 per sq.ft. each.  Another interesting point that came into light was that due to availability of huge land parcels, large size projects dominate Yamuna Expressway market. As per data, about 24 per cent projects launched had more than 1200 units and 500-800 units each. As the stretch lacks social infrastructure, developers tend to launch township projects and try to provide all the requisite amenities inside the projects itself. Take Your Pick!
