PROJECT OVERVIEW McKinstry performed this retrocommissioning project as part of a ESCO contract with the Oregon Health and Sciences University in Portland, OR. Occupants complained that they faced a multitude of comfort issues, sometimes needing to wear sweaters indoors, while at other times experiencing extreme heat. McKinstry’s commissioning (Cx) team identified that several of the school’s HVAC controllers were failing, but they were doing so at different stages. This caused occupants of certain rooms to receive too much air flow, while others did not receive enough. Since the project scope included both retrocommissioning and repairs, McKinstry tested each piece of equipment, identified all system breakdowns, and fixed each broken unit. Throughout the testing and verification process, McKinstry was sensitive to the client’s needs, managing and executing the process seamlessly, and communicating with all affected parties. Construction took place overnight so that occupants could continue working during the daytime. Before beginning construction each evening, our on-site project manager visited each site and prepared the occupants for what to expect post-construction. The next day, our team followed up with each occupant, asking for feedback and providing contact information, should concerns arise. Overall, this project saved OHSU’s School of Nursing $32,467 in energy savings.
